It's easy to watch the ocean for hours. There is amazing bird watching from the house: the little green parrots, the Black-throated Magpie Jays, Macaws and even Chachalacas ( if you never see one, you'll definitely hear it); these are a few of the 336 species living in the area. Let us arrange for an incredible whale watching tour from December until early March. The tour is led by a research oceanographer who follows their migration patterns up and down the North American coast and knows every whale's name by sight. Hike through the jungle to secluded beaches and picnic before jumping into the surf.
The home was designed by a well known Mexican architect in true contemporary style using concrete and entire walls of glass with wonderful inside/outside living areas. Every individual detail was carefully chosen to compliment and enhance the unique and comfortable design, such as the double shower with ocean views, honed granite counters, and custom made furniture. The king sized beds feature 600 thread count Egyptian cotton sheets, and makes a perfect spot to relax and watch one of the 300 DVD titles in the media library. If you can't completely leave the outside world behind, there is WIFI throughout.

- The steps along the wall, into the loft, were built without the safety of children in mind. This architectural element might also be disconcerting for older adults.
Interaction with Guests
The apartment is self contained and very private. If we are in town and you'd like to meet, we'd love to chat and share our favorite things to do and places to eat.
Everything is within walking distance but there are always taxis in the square waiting to take you to other towns or the $5 ride back home.
I understand my responsibilities as occupant and accept financial burden for any damages to the property caused by me or any member of my party. By signing below, I agree to pay the owners for repairs in the event damages are caused by us during our stay, and I agree to pay replacement value for any items which are broken during my stay. The owners are not responsible for accidents or injuries to guests or for loss of money, jewelry or other valuables during their stay. The owners are not responsible for any interruption in electrical service, as this may happen from time to time. While the owners make every effort to ensure that the guests' stay is enjoyable, the owners are not responsible for disturbances beyond their control including, but not limited to, town festivities, construction noise, early morning roosters and tropical storms.
Smoking is not allowed anywhere inside the house.
All guests agree to keep excessive noise to a minimum and be aware and respectful of the neighbors. If you are staying in the main house while the guest unit is occupied by someone else or vice versa, please be considerate of the other people's enjoyment. Loud noise or music is not permitted after 10pm. Under no circumstances may any parties or events take place at the house. The owners take great care to make the house a relaxing place to enjoy while visiting, so to ensure the overall quality and appearance of the property these policies are strictly enforced.
The maximum number of overnight guests allowed is the number of people stated on the reservation. Any increase must be approved prior to arrival and no more than the maximum occupancy for the property will be allowed. No guest may assign this agreement or sublet use of any part of the house.
Check-in is anytime after 4pm, however the owners may be able to accommodate earlier arrivals. As soon as possible, please confirm with the owners your flight arrival and departure info and the time you would like to be met at the property, and unless you notify us otherwise, someone will be on time to let you inside and hand over the keys.
Check-out is at noon. All keys should be returned before leaving. Guests agree to pay $50 for each set of keys not returned. Inside the guest binder you will find an easy-to-follow list for checking out. Following these guidelines and leaving the house in the same condition as upon arrival will ensure a full refund of the security deposit.
Owner or owner's agent will have the right to show the premises to prospective clients with 24 hour notice to Renter at Renter's convenience. The owner or owner's agent also has the right to inspect the premises at anytime if there is reasonable cause to believe the Renter or any other person is misusing or damaging the premises or furnishings therein.
LIMITATION OF LIABILITY
I (the Renter) recognize that vacationing at a beach town in Mexico is inherently different than living in or vacationing in the United States or Canada. Accidents may occur for a variety of reasons including but not limited to swimming pools without fences or lifeguards, beaches without lifeguards or swimming danger warnings, bars which will serve liquor to anyone who orders (regardless of age), balconies, windows and stairways without fall protection devices, lack of smooth roads and sidewalks, vacationers' ability to over-indulge and become careless, as well as different codes, laws and traditions for construction, activities and safety, and many other conditions.
I (the Renter) am aware of the risks and I take responsibility for all damages to myself and any member of my party, including those who accompany me or visit any member of my party in the complex. I expressly release from liability all individual owners and landlords, and all other renters and/or occupants of the house I am renting, and owners of other houses in the complexes in and around the location where this rental is located, as well as any agent of the houses, for any damage to me or any member of my party for any reason. I further agree to hold harmless all individual owners and landlords and agents of this rental, for any and all claims arising as a result of my rental of house(s) or property. That is, during the term of my rental I agree to accept full legal responsibility for all damages to myself and to all members of my party and to all guests of myself and members of my party.
I understand that this waiver is intended to be as broad and inclusive as permitted by law, and agree that if any portion is held invalid, the remainder of the waiver will continue to be in full legal force and effect. I further agree that the venue for any legal proceedings shall be via arbitration in the state of Nayarit, Mexico, and in no other venue.
I affirm that I am of legal age and freely signing this agreement. I have read this form as well as the rules of occupancy, and fully understand that by signing this form, I am giving up legal rights and/or remedies which may be available to me for the negligence of the owner(s), landlord(s) or other agents or parties listed above.
