The Space

The B&B is composed by four rooms called LONDON room, PARIS room, BALI room and NEW YORK room. Look at details on each room on airbnb. The price showed in this announcment is referred to one room for two people (regular queen size bed).
The B&B is near (around 200 mt.) Termini railway station, from where is possible to catch any means of transport: buses, subways or a taxi to reach any part of Rome.
Rates: London standard double room or Paris standard double room is €. 65,00 per night; Bali room is equipped with a double bed and a single bed is € 75,00 per night;
New York room that is equipped with two double queen bed is € 100,00 per night.
During Christmas holidays and Ester holidays, there is a rate increase by € 10,00 per night for each standard double room and € 15,00 per night for the New York room.
Bookings should be done for each room, unless is wished to book the whole B&B (e.g. a group of 10-12).
Every bedroom is brand new and has private bath with shower, TV and A/C. there is Wireless Internet connection but is not included in room rates. There is no hairdryer in the bedrooms.
Maid service with change of towels and bed linen every 3 days.
Every morning there is a buffet self service breakfast including tea, milk, coffee, biscuits, jams, corn flakes, etc.
Check-in is after 12.00 pm and check-out is before 10.00 in the morning.
Should you need different check-in or check-out time, you can agree them with the innkeeper, paying a € 10,00 extra for each hour before or after the above mentioned time.

  • Gianluca was a wonderful host! He was at the apartment when we arrived an greeted us with a smile. He was funny and so helpful! He gave us a map and told us where the best gelato was! The room was clean and cute and he provided food and drinks the entire time we were there. I'd stay again!

  • I brought my family & stayed the entire b&b. We were extremely delighted & pleased when we first stepped into the apartment. It was so cozy & clean. We felt as if we were home. The security of the entire building was perfect. Very near to the Termini station, many eateries & a supermarket just a very short distance to the back of Termini station. And the breakfast variety was extremely good. Tho' we did not get to meet Gianluca, he was very quick to respond & communication was really smooth & perfect. In fact, everything was perfect. There's even a bus stop just below the apartment, with buses serving many attractions. Thank you Gianluca. My family & I really had a great stay in your cozy apartment & we'll definitely recommend to our friends visiting Rome.

  • Gianluca and b&b128roma is probably the best host and the best place to stay in Rome! we were 10 and we stayed for 3 nights in the bnb and it was totally the best experience ever! The bnb is super clean, the furnishing and lighting are amazing. The bedrooms are really comfortable, spacious and quiet. The kitchen and lobby area were equipped with everything we need from coffee to breakfast to chocolate and sweets. The location is 3 mins walk from the termini station, and very close to everything in Rome. Gianluca is very helpful and very easy to communicate with, plus he showed us everything we wanted to know and where to go and how to go and where to eat, he even greeted us with an easter chocolate egg! We loved everything about the bnb and would definitely stay here the next time we are in Rome. I highly recommend this place. Thank you Gianluca for everything. Josephine xxx

  • Good location, clean bedroom & own bathroom!

    We stayed here in April and were greeted by the Host Gianlucca, who was super friendly & informative.Quick to respond and speaks excellent (website hidden) he does not live in this apartment, you will be sharing the communal areas with the other guests.
    - Lovely room with en-suite
    - Lift up to the front door- very handy ;)
    - Communal kitchen & dining area
    - Unlimited packaged breakfast continental style
    All in all a good base for exploring the city!!!

  • This was a great location from the train station in Rome. Gianluca was patiently waiting for us even though we arrived little later than expected. He is a delightful host and we enjoyed talking to him very much. Great wi-fi reception and a kitchen stocked with breakfast items and snacks.. It was also fun to meet his other guests before we left. This was one of the best airbnb experiences we had on our 3 week trip to Italy.

    Then lovely, clean, spacious and quiet room in a very convenient location.
    BnB is within walking distance from the Termini station and there're many public transportation to bnb. Best location!

  • I spent 5 weeks travelling around Italy, and Gianluca's was one of the best places I stayed in during that time. Location was perfect, you could easily walk from the apartment to the historical centre, or take the bus that (fortunately) had a stop right in front of the building entrance. The place has a common room with a big table and a kitchen filled with loads of tasty things to snack on or eat as breakfast. On our check-in, Gianluca was very punctual; he's a really nice man and explained everything perfectly. I absolutely recommend staying at his place.

  • This is one of the best BnB in Rome. The host was very receptive as we checked in at 9 PM. wonderful facilities, sad that i could stay there only for a night..

  • Gianluca was the perfect host! We loved the apartment and everything was great during our stay. We spent 10 nights in Rome and Gianluca was really helpful. He suggested us where to go, where to eat and where to find the best ice :-)
    Everything looks exactly as in the pictures!
