Very charming apartment, comfortable and equipped, perfectly located as close to the train and bus station, in a quiet neighborhood in the heart of Old Town. Fun the breakfasts on the balcony overlooking the rooftops of Venice and the small canal.
Rent 3/5/7/15/30 days; bright apartment situated in the heart of the city of VENICE, just a few steps from the FRARI’S CHURCH AND ANCIENT SCUOLA OF SAN ROCCO and near to all the services ( waterbuses, restaurants, supermarkets, boutiques ). Only five minuts from cars and bus stop ( Piazzale Roma) and railway station ( Santa Lucia).
Second floor. Entry, long hallway, living room ( with TV and Sat, CD player, fireplace), fully equipped kitchen (dishwasher, masterchef robots, toaster, espresso machine, etc.). Two spacious double bedrooms (plus other bed if requested), windowed bathroom with shower, little Iacuzzi and washing machine. Lined service included ( bed linen and towels ) supplied all the basic necessities: soap, detergent, toilet paper; kitchen napkins: coffee, tea, sugar, biscuits, oil, vinegar, salt and pepper. Studio with a personal computer with internet connection and also Wi-fi. Air conditioning. Private garden-courtyard with door on the canal (Rio delle Muneghete). Available throughout the year. Max 5 persons. Non allowed to smoke (only in terrace). Little pets allowed. In the middle of the week there is a clean service for the flat. ALL UTILITIES INCLUDED IN THE PRICE also the tax of journey.
All the guest have the apartment only for your private use. Smoke only in the terrace.

We live near and for any problem the guest have our handy number and we arrive immediatly.
We love all of San Polo. We are so nearest at Frari's church ( with Tiziano and Canova) don't lost this site like San Rocco school only 3 minuts from house with the biggest paint opera of Tintoretto and San Giovanni evangelista's scool. At this place you can buy ticket for some special concert by night.
The flat is near to all the service like we write in the first description. You can find around in five minuts not only water bus, railway station, bus station but also the good coffe bar and restaurant like in san Tomà, Billa market, apotekhe, tabak, post service, and all that is important for you. From the Tessera airport you can take the public bus number 5, will arrive in Piazzale Roma in 15 minutes and we keep you up.
Other Things to Note
The flat is very quite! And you can take a breakfast or other in private terrace looking the canal of chioverete and private courtyard.
we can smoke only in the terrace. the small pet are welcome. wehave two small dogs like chiuaua. see you soon
We loved our stay "Living in the History" in the heart of Venice.
Sebastiano and Alessandra were amazing hosts. We traveled with our 10 month old baby, a car seat, travel crib and stroller, and they gave us such a warm welcome and helped us carry all of our luggage to the apartment (life-saver!).
The apartment itself was lovely. It was extremely spacious and decorated nicely. The layout is perfect to allow for people to be awake socializing in the kitchen/terrace/living room while others can sleep peacefully in the bedrooms. Though we don't really use TV on vacation, it was nice to have the SKY TV with language options for checking the weather and the first evening when the jet lag kept us awake. We had everything that we needed for a very comfortable stay. We especially loved having breakfast on the terrace overlooking the small canal (one of the key reasons for choosing this apartment). The canal is very quiet and relaxing - not big enough for large boats to come through.
The neighborhood is wonderful with a lot of locals living nearby, many amazing restaurants within a quick walk, easy access to sightseeing without feeling surrounded by tourists, and several homemade gelato locations (Grom and 2 others - look for "gelato artigianale"). It was easy to find our way home as Friari church and San Rocco are on every map (and lovely sights to pass by on your way to and from home). I know others that have visited Venice and not truly appreciated it due to the location they stayed. If you really want to experience not only the lovely sights, but the real Venice after the cruise ships leave the docks, I highly recommend this apartment.
Sebastiano and Aleksandra were very nice and welcoming. The flat was lovely and very tidy, had everything what we could’ve wished for. Location is amazing as the flat is not in a very busy part of Venice, however very close to everything.
We enjoyed our stay in this property very much and would definitely come back the next time we are in Venice!
Sebastiano and Alessandra were the perfect hosts. They met us at the train station and made sure we were settled in the apartment. Their apartment is beautiful and in the perfect location - away from the crowds of Rialto and San Marco but within a very easy walking distance of these tourist spots and others. Alessandra et Sebastiano nous ont attendu Piazzale Roma à notre arrivée afin de nous mener à l'appartement, qui est à cinq minutes à pieds. Ils sont très agréables.
L'appartement est spacieux, confortable et bien équipé. Il est idéalement situé car les principaux quartiers sont accessibles facilement, tout en étant dans une rue calme.
Les photos publiées sur le site sont conformes à la réalité.
Nous avons passé un très bon séjour à Venise et nous recommandons cet appartement.
Apartment is lovely!
Hosts were very cordial and welcoming, met us on Piazzalle Roma and accompanied us to the house. Place is lovely, very comfortable and roomy, special hint is the balcony with the view on the little canal.
I can just make few suggestions: you'd better take pair of slippers with you, as the stone floor is rather cold, and keep in mind that flat is on the second floor, and the stairs is rather long, so it can be a bit hard for senior guests to make it to the apartment.
Location is nice, very close to San Toma vaporetto station and Piazza Margherita, joyful hot spot of local drinking and eating activity.
To sum it up, I can bravely recommend this apartment for everyone who visits Venice!

Everything was perfect: very comfortable and well equipped apartment, a clean copy, perfectly located as close to the train and bus station, in a quiet neighborhood in the heart of historic Old Town. And ... What fun these breakfasts on the balcony overlooking the rooftops of Venice and the small canal!
Our family of five spent eleven nights in this most charming apartment and we really enjoyed it:
To start with, great location: Very easy to get there from the airport and reach the railway station (we visited Padova as well) but still in the very heart of Venice, i.e. you could walk just anywhere. The surroundings and the house were very quiet and nice, not too touristy.
The apartment itself was very spacious, with large bedrooms and lovely views. The dining table was very convenient for all of us (that is sometimes a problem for a family of five), and the beds comfortably big (for tall scandinavians…), kitchen compact but really well equipped including all utensils needed for good cooking (once again: This is not so common...) Everything was very clean and nicely arranged. And: You don´t have Ikea furniture/feeling here! Instead you can enjoy the beautiful antique pieces and very special atmosphere. I admired as well the typical “terrazzo” (?) floors of the hallway, living room and kitchen.
My favourite place, though, was the balcony facing the lovely garden: I enjoyed my morning coffee there, relaxed in the afternoon sun (after hours of walk around Venice ) – to return still for some time before going to sleep…
It was very easy to communicate with hosts and they were most friendly and welcoming.
All in all, great experience, above all our expectations, absolutely recommended!
