We have a clean comfortable double room upstairs in our quiet & relaxed 2dbl bdrm terraced house,downstairs are living areas; lounge, kitchen and dining area. We are close to excellent transport links. We have a garden and bbq area. You will enjoy..
The house itself is light, spacious, newly refurbished and in the quiet residential area of Kennington. We are non-smokers. If you do smoke it has to be outside well away from our house. On offer is a clean, relaxing and comfortable double room. This room is large and light, it has double glazed windows so is warm and quiet. It has a new double bed with drawers under it and a large wardrobe so plenty of storage space for your things. It has been kitted out to be comfortable and relaxing for your stay.
Our home is a 5-7 minute walk to Kennington tube station which takes you to Waterloo in 5 minutes and London city centre within 10 minutes. We are very centrally located with excellent transport links to the rest of London. The flat is opposite a lovely park and there are great local amenities also a few minutes walk away - pubs, restaurants, local shops and supermarkets.
The house is well presented with a modern fully equipped kitchen we also have a dining area with table and chairs seating 4. We have the necessary mod cons - wi-fi, washing machine, flatscreen TV, modern bathroom with shower over (email hidden)e house is centrally heated and warm during winter and does have double glazed windows so it is quiet. The lounge area has a door that goes out to the garden and our bbq area. We have a small cockerpoo called Ginny who is a few months old. Cockerpoos are low allergenic dogs as they are crossed with poodles and they are very gentle, friendly and quite small dogs. She goes to doggy daycare when we are at work and is very well behaved. She spends most her time downstairs well away from the guest room. Everyone who meets her thinks she is very sweet!
Guests are expected to make themselves at home and to relax and help themselves to what we have on offer. Tea and coffee is included and always available as well as space in fridge and a cupboard for groceries. We supply fresh clean bedding and towels. All you need to bring is yourselves!
Interaction with Guests
We will try to be there to meet you initially to let you in otherwise we will leave the key somewhere for you. We are around in the weekends and evenings but we do work full time,if we not around when you need us you can ring,text or email at anytime and I will happily assist you with any queries.
We are on the same street as Kennington park. This is a great park to goto for picnic dinners and drinks in the summer. We are around the corner from the Tube and easy to find.

Kennington tube station (Northern Line) is a 5-7 minute walk away. It is one stop (5mins) from Waterloo and the vibrant cultural area of the South Bank which includes the Royal Festival Hall, National Theatre, National Film Theatre, Hayward Gallery and IMAX Cinema. From the South Bank you can walk along the river to Big Ben, the London Eye and Houses of Parliament or in the other direction to the Tate Modern, City Hall and other great attractions. Or if you want to shop, Oxford Circus is easily accessible from the Elephant and Castle Tube or take the number 12 bus for the scenic route. For movies and entertainment Leicester Square is just four stops direct from Kennington . What ever you are coming to London for, you will have a great time and find it easily from Kennington.

Other Things to Note
We have a young puppy/dog. She is a cockerpoo and is meant to be low allergenic.
No smoking in the house and keep the house secure by locking windows and doors when leaving to go out anywhere. The neighbours are elderly and quiet so please be respectful of them. We have 2 locks on the front door- please lock both when you go out. Clean up and do your own dishes and keep space tidy. NO BRINGING STRANGERS BACK TO THE HOUSE!

Leanne and Kate were perfect hosts. Ever helpful and friendly. As I'm not a huge dog lover, I was pleasantly surprised at how well behaved Ginny was. No barking! Room was really comfortable and the addition of a desk fan was a relief during the recent hot weather. It was a pleasure to stay with these guys. Reviews are well deserved.
Overall I had a fantastic experience.
The house was as described, well presented and very clean. The room had plenty of space and the house never felt crowded. The tube station is an easy 5 min walk and its only a couple stops from all the action In Leicester square (Soho) Leanne and Kate also provided an Oyster card which made life so much easier.
Leanne and Kate were incredibly welcoming and very easy to talk to. I instantly felt comfortable in their home. They emailed me an extensive guide on places to see and eat which was a great help. When I return to London, I'll be looking to stay here again.
Leanne and Kate were wonderful hosts. Their place was exactly as I had expected. Very clean, and well set up for guests, and very close to the trains. It is also in a fantastic neighborhood. They both went out of their way to make me feel comfortable and I enjoyed spending some extra time with them out for dinner and casual chats. Highly recommend this location if you visit London! Oh,,, and the cutest dog, too.
Wonderful stay at Leanne and Kate's little house. Everything was perfect, easy to reach from Kennington tube station and very comfortable.
Leanne provided me with all useful informations for food, transport and places to visit. I arrived quite late and she kindly waited for me. All in all, a friendly, well located place to stay. Thanks a lot for everything!!! I'll definitely come back!

Leanne was great from the get go! Sending me her own helpful guide to London, I already felt welcomed! The house is lovely, nice and cosy with everything you could need. The location is perfect, central but a quiet area, a 5-7min walk to the tube. Leanne also leant me an Oyster card which was a big help. Would recommend staying here 100%! Leanne and Kate are very friendly and warm hearted hosts. They are very helpful. I am very happy with my choice to stay with them during my time in London. I would recommend them again for my friends if they are planning to visit London.

I am chilled out, love art, London parks, great food and a pint in the local pub. I also love travelling when I am not working full time. If you like the arts there are so many galleries in London and if you are on a limited time frame I can tell you what is a must see.
