Our 800+ square foot suite can be your home base for your Charlottesville visit. Spacious suite offers privacy & quiet comfort, with amenities including home gym, laundry, and kitchenette. An extended stay airbnb guest in 2016/2017 means not many recent reviews - guests who book a stay with us in 2017 will enjoy a freshly renovated space, at a very competitive nightly rate!
Come and go on your own schedule with your separate entrance: guests have complete and private use of the suite, including full bath, bedroom and sitting area, during their stay. Elbow Room suite features private bedroom with comfy queen-size, pillow top mattress. Private bath and kitchenette area, with under counter refrigerator, microwave and Keurig coffee maker. Bath sundries are supplied, along with accoutrements for a quick and easy breakfast at your leisure. Spacious adjacent living area with dining/work table and chairs, comfy sofas and recliners, television, blu-ray player, etc, is all yours during your stay. Private entrance, and off-street parking in large driveway in a quiet neighborhood. Sleeps 4: Queen bed in the bedroom, plus an available queen-sized Serta air bed if there are additional guests (additional guest fees apply). All bedding supplied.
Guests have complete and private use of the suite during their stay. Shared space is an adjacent utility area of the basement where shared laundry and gym equipment (treadmill, eliptical, and univeral gym) is located - although it's rare that we enter this shared space when guests are staying with us. Wireless internet throughout, DirectTV, BluRay w/Netflix access in the newly remodeled sitting area. Note that there is not a television in the bedroom. Alarm clock with USB charger in the bedroom.
Interaction with guests
Homeowners Kathy & Roy live in the main area of the house upstairs. We like to give our guests privacy during their stay - but we're here if you need us! Both of us work weekdays, so may not be available on short notice during the week. We'll send the combination to the lockbox in advance of your arrival, so you can let yourself in and make yourself at home!
Our home is located in an older, quiet neighborhood, with lots of trees, birds and deer. You'll enjoy having some room to breathe, yet we are very convenient to many Charlottesville attractions. UVA and Charlottesville's iconic downtown mall are both 4-5 miles away, and Monticello is a 20 minute drive from our home.
You'll need your car to get around. Charlottesville CHO airport is 5.8 miles - an easy trip on 29North. Many shops, restaurants and services are available on 29North, which is approximately 1.5 miles away. Off-street parking for your vehicle is just a few steps from your entry door. Our neighborhood is great for walking, running and bike riding. We have been adding destinations to our guidebook - check it out above!

Elbow Room is equipped for a continental breakfast if you choose to bring things like cereal, fruit, yogurt, etc. You will find coffee, tea and hot chocolate, along with a few necessities like plates, silverware, coffee cups, corkscrew, etc. If there's something in particular that you feel you might need during your stay, please let us know in advance - if we can, we'll have it waiting for you!
We have pets: 2 indoor cats who share our living space upstairs. None of them are allowed access to Elbow Room, and we have kept the space an animal-free zone for the past seven years in order to offer guest space to family members with cat allergies. If you have severe animal allergies, it may not be sufficient to keep you symptom-free and comfortable during your stay. Doubtful that you will ever hear the cats, aside from an occasional playful romp down the hall.
Note that our preference is to accept a two-night minimum rental for weekends, but if you contact us with a reservation request no more than 14 days out, we will accept a single night weekend reservation if the space is not already booked.
Our nightly rental for two guests does not include use of the additional air mattress, however we will set this up upon request - and charge the extra guest fee for doing so.
We're proud to be one of the few properties in the Charlottesville area that is properly licensed with local officials, and has passed required inspections. You can be assured of a clean, comfortable and safe stay with us, and know that your hosts are compliant with local ordinances concerning short term lodging.
As such, we collect local transient occupancy taxes (6%) on stays of less than 30 days. Because airbnb does not collect these taxes on our behalf, it is up to us as hosts to collect and remit to local authorities. Our nightly rate includes the tax, which we remit to Albemarle County monthly. Thank you for helping us comply with local regulations.
Please - no smoking, and no pets.
We are typically early risers, and live a pretty quiet lifestyle. With a private entrance, guests can come and go on their own schedule, but we certainly appreciate guests who do so with a minimum of commotion :-) We love our neighbors - when you stay with us, we ask that you be good neighbors, too!

We're a not-quite-ready-to-retire couple who are happy to call Charlottesville home -- Kathy since 1979 (off/on), and Roy since 2002. We are committed to making your stay with us a comfortable and welcoming experience. Our home is nicely situated to afford a quiet, restful, and spacious stay, all while being close to what you want to do while you're here - we hope you'll spend some time with us and let us prove it!
We are one of the few airbnb hosts in Albemarle County who have gone through the effort and expense of having our property properly licensed and inspected as a short term rental - and we're proud of that. We collect and remit local lodging taxes as part of our nightly rental fee, even though you don't see it itemized on your end. We have also been working closely with local government officials to enact simple and fair short term rental ordinances that protect neighborhoods (and guests!) while allowing property owners to maximize their investment in their homes.
We both work outside the home M-F, but are easily reachable by phone if you need us on a weekday, and are typically close to home most weekends. We're happy to offer suggestions for things to do around town, places to eat, etc. Just ask! We've been working on our guidebook so that you can easily find things near our home -- have you checked it out?
Guests will frequently see us 'piddling' in the yard or garden - Roy loves his lawn, and Kathy is the flower-grower, and will usually find something blooming to fill a vase or two in our guest quarters. If you're lucky enough to visit when Kathy is harvesting from the vegetable and herb gardens, she's happy to send you home with some fresh Virginia produce.
