Our apartment is on the third foor of nice block in the residential area of Balduina, a well known quarter of Rome, off the main center of the city, but very near and very well connected. This area will give you the feeling of italian lifestyle.
The apartment is located in the Balduina quarter, on the third floor of a residential block (there is a lift, no fear!) , quite near St.Peter’s and the Vatican City. It is a quiet and safe area where any kind of shops and facilities are available. It is also well connected to the centre by metro, urban train and bus lines:
5 minutes to metro A stop CIPRO
6 minutes to St.Peter’s stop by FM3 metro
10 minutes to the Vatican Museums
15 minutes to St.Angel’s Castle
20 minutes to Piazza Navona, Piazza del Popolo, Piazza di Spagna with the Spanish Stps
The Zodiaco panoramic terrace is y with one of the most beautiful views in Rome.
The FM3 Balduina station is only 5 minutes away: this train will take you to St Peter’s, the VaticaCity and Porta Portese flee market which is held every Sunday morning. 2 minutes only are needed to get to Viale Medaglie d’oro where is a taxi rank and bus lines are available.
The same FM3 train reaches Rome from Fiumicino (Leonardo da Vinci) airport.
Our apartment has 3 confortable rooms all with private bathroonm.

dining room where we normally serve continental breakfast, but, on request, we can also prepare a real English one. Also we can serve dinner with typical Roman specialities cooked by us but you’ll have to give a 24 hours notice.
This is a very spacious double room and can become triple or even quadruple . This room also has large windows and is equipped with heating, air conditioning, hairdryer, TV set, WI-FI. Upon request a fourth bed or a cot can be added.
All our rooms are eqjipped with bed linen, towels, tv set, heating, air conditioning, wi-fi, hairdryer, cot upon request.
If you like, you may have your breakfast in your room.
Interaction with Guests
Max and I live in the same apartment where our guests are hosted: therefore we are bound to meet each other often during your stay. Infact, we enjoy offering suggestions about the where and when. We both have been working for a long time in jobs in contact with people and we still love doing it.
"BALDUINA" is the name of the area where we are: it's a lively and very safe quarter: being a residential non touristic area, you will get a touch of the italian lifestyle: here you'll find every kind of facility and, every morning, a small food market.
We like living here, not far from the centre and St.Peter's where we can walk to in about 20 minutes.
Every bus going by will take you to the centre in minutes and don't miss the Zodiaco panoramic terrace, only 15 minutes away on foot: the whole city will be at your feet.
Our B&B can provide private parking for 1 car at 10€ per night, but you may safely park your car on the street: there’s there's a garage 20 metres away from our front door if you wish to use it. Buses will take you everywhere, bus 913 will take you to Piazza del Popolo, 990 to St.Peter’s, the urban train FM3 to the flee market, famous Porta Portese and also to the airport. In any case, we offer transfer service to/from Rome airports at cheap rates.
Other Things to Note
The part we like best about running a B&B is sharing with our guests their stay in Rome, listening to their comments, answering to their requests. Every day we learn something from them, about their countries, their cultures, their habits.
They are here today, eager to know, tomorrow we might be in their country....
Incoming guests will be able to take possess of their room from 12 noon.
Departing guests will have to free their room at 10 am, in order to give us the time to get the room ready for other guests. Please ask the landlords if you have different needs: We'll trry to be of help.
BREAKFAST is served from 7am to 10am.
Not great. I emailed Daniela and Max the day before we arrived about how we should let them know we were there, and they never responded. When my friend and I arrived about 10 minutes after midnight, we had to decipher faded names on a gate and buzz up. By sheer luck, we found the correct one. In the apartment, Max met us with a bit of hostility.( My friend was supposed to arrive earlier but his plane had been delayed so he decided to wait for me at Termini, so I wouldn't be roaming around Rome at night by myself. - I am a young woman.) We found the beds to be uncomfortable and couldn't get any hot water to shower with the second and third days. On the third night, they were throwing a large party, and people were talking loudly outside our door well after 1 am. Not an ideal stay to say the least.
I'm sorry you were so unhappy here. You didn't mention at all the fact that the water was cold or the beds uncorfotable. Neither the fact that Robert was supposed to get here at 10 pm and that, without any call, you arrived well after midnight. Some people expect a B&B to be like a 4 star hotel, not a private house with some rules of pure courtesy.
The room was clean and the neighborhood is perfect - just outskirt from the busy street. Don't be surprise once you arrive when you get informed breakfast is not included and you need to pay additional city tax - likely it is not much cost. Mr. Lizier was very helpful and he informed us how to get around. Thank you!
Max & Daniela are good and friendly host.They explained us on the Rome cityguide as soon as we arrived and provided us with excellent hospitality through out our stay in Rome. I highly recommend for other travellers who wish to stay in Rome
We hit the jackpot when we chose Daniela and Max's B&B! These hosts have a very clean, well kept B&B in an area that was perfect for us. It was in a local Rome neighborhood, and had easy access to all public transportation. Our hosts were exceptional - they were very concerned about making sure that our vacation went smoothly, and were more than willing to help us with booking events. They are friendly, and helpful - more like friends than B&B hosts. If I am ever lucky enough to visit Rome again - this is where I well stay!
Daniela and Max are super nice!!!!! They are so friendly and always gave us immediate feedback on the information we need. I lost my documents in Rome and Max was kind enough to take me to police station, and Daniela saved my life by giving me her extra luggage to go back home when my luggage exploded one hour before my departure to the airport!!!!! Thanks soooooo much Daniela and MAX!!!!!!!! definitely recommend to anyone who is coming to ROME! The neighbourhood is nice and equipped with good coffee shops and pizza place. The transportation is easy too!

Daniela and Max were both very welcoming and helpful. Max drove us to the B&B from the airport for a small fee. The building is about a 2 minute walk away from a great pizzeria and a small supermarket, and about a half hour walk from the Vatican. There's also a bus route close by. The room itself was spacious and clean. We had a great time in our stay in Rome, and would recommend Daniela and Max's B&B to any other travellers.
Daniela and Max were very kind hosts who helped my friend and I familiarize ourselves with as well as navigate Rome. Our room was comfortable and clean, and the bathroom was in good condition though we had to share it with two other rooms. We were located a short bus ride from the Vatican, but commuting was easy and the bus stop is a 5 minute walk from the b&b. Overall we enjoyed our stay with Daniela and Max and definitely recommend it!
Thanks Alice for your good review. We do try our best to make our guests feel at home. Yes, it would be nicer if every room had its own private bathroom, but, after all, this is a B&B and most of them have no bathrooms en suite. I remeber travelling throughout Great Britain and Scotland where we were sharing a bathroom in every B&B, but also we were enjoying the hospitality and friendship of the landlords.
