The Space

The apartment is located in the Balduina quarter, on the fourth floor of a residential block (there is a lift, no fear!) , quite near St.Peter’s and the Vatican City. It is a quiet and safe area where
any kind of shops and facilities are available. It is also well connected to the centre by metro, urban
train and 5 bus lines:

5 minutes to metro A stop CIPRO
6 minutes to St.Peter’s stop by FM3 metro
10 minutes to the Vatican Museums
15 minutes to St.Angel’s Castle
20 minutes to Piazza Navona, Piazza del Popolo, Piazza di Spagna with the Spanish Steps
The Zodiaco panoramic terrace is nearby with one of the most beautiful views in Rome.

The FM3 Balduina station is only 5 minutes away: this train will take you to St Peter’s, the Vatican
City and Porta Portese flee market which is held every Sunday morning. 2 minutes only are needed
to get to Viale Medaglie d’oro where is a taxi rank and 5 bus lines are available.
The same FM3 train reaches Rome from Fiumicino (Leonardo da Vinci) airport.

Our apartment has 3 confortable rooms and 1 bathroom for our guests. There’s a confortable lounge/
dining room where we normally serve continental breakfast, but, on request, we can also prepare a
real English one. Also we can serve dinner with typical Roman specialities cooked by your hosts,
but you’ll have to give a 24 hours notice.

This Double bedroom offers a king size canopy bed and is very romantic and full of light
with the large window overlooking the surroundings. This room will provide a romantic touch to
your stay in the Eternal City.
Like all the other rooms it is equipped with heating, air conditioning, hairdryer, TV set, WI-FI and
books (but most of them are in Italian).
It is possible to add one extra bed or a cot.

Guest Access

Every room has air conditioning, TV set and free wi-fi. The bathroom is quite large, with tub and shower and located next to the rooms. The lounge is open to our guests with TV set and table games.
Here is where we serve breakfast with tea, coffee, toatss, jam, butter, fruit juice, yogurts and home made pastries and cakes. Upon request we also serve English breakfast.
Again, upon request, we provide laundry service at cheap rates and, in the hall, you'll find maps and guide books.
Please ask us to help you if you need it: we'll be glad to do so.

Interaction with Guests

Max and I live in the same apartment where our guests are hosted: therefore we are bound to meet each other often during your stay. Infact, we enjoy offering suggestions about the where and when. We both have been working for a long time in jobs in contact with people and we still love doing it.

The Neighborhood

We like living here, not far from the centre and St.Peter's where we can walk to in about 20 minutes.
Every bus going by will take you to the centre in munutes and don't miss the Zodiaco panoramic terrace, only 15 minutes away on foot: the whole city will be at your feet.

Getting around

  • We enjoyed our stay with Daniele and Max. They are very friendly and welcoming. The transportation was easy ( be aware the buses don't seem to have a schedule) and once we figured out the Metro it was a breeze. The location is very near the Vatican and was a nice place to stay.

  • ENGLISH & ITALIANO: We had a great time at Daniela and Max’s B&B in Rome. It is located in a beautiful neighborhood, near the Vatican and public transportation. The room was beautiful and very clean and the hosts were very friendly. Fastest Wi-Fi in Italy! We only wish we could have stayed longer - but there is so much to see in Rome, we only used the rooms to sleep in. Daniela and Max were very friendly, even when we forgot to return the keys, and I highly recommend them. Grazie mille! /// Avevamo una buona volta al Bed and Breakfast di Daniela e Max a Roma.   • Daniela and Max are absolutely wonderful hosts! Max picked us up from the airport and drove us to the apartment (for cheaper than what a car service or taxi would be). Our room was neat and spacious, very comfortable for two people. The location is perfect - offering a residential atmosphere while being only a few minutes away from the city center, nice to come back to after a long day in the tourist trap areas of Rome. The building is located next to a large piazza, which holds a great sicilian cafe, grocery stores and multiple shops. Transportation is easily accessible, with bus stops being located on either side of the piazza and a train station down the street. Balduina is a great neighborhood, very safe and friendly. I highly, highly recommend Daniela and Max's place!

  • Max was absolutely lovely, from the minute my friend and I arrived at the doorstep breathless to the moment we realized we were at the airport on the wrong day. Max provides extremely useful information at check in and is there whenever you need help. The location of the building is not the city centre but its as close as you can get: 5 minute walk to the bus stop, 10 minute bus ride to the train station and from there you're connected to the rest of the city. The room is very large (as large if not larger than the photos show) and there is a comfortable couch and dresser inside. The washroom is very clean and the building is close to some stores.

    Thank you so much for everything Max, you have been a gracious host and we miss your city already!

  • Max is a fantastic host, and the place is just as lovely as Max is, 1, easy to find, near St Peter square and withe bus lines nearby around 3mins walk; 2,extremely clean, as Max makes bed perfectly everyday and the enough sunshine you get from the room, 3 private bathroom with soap, shampoo, tooth paste, bath lotion etc...,4, a fulfilling Roma style breakfast handmade by Max offered at your designed time,5, an informative city touring guiding not only from Max but also from the bookshelves which are full of Marco Polo city guiding books which are easy to reach;6,hot water, hair drying, fridge, wifi...everything you want from a local b & b; 7, the building has elevator for those traveling with heavy suitcase 8, good pizza place nearby which is the must try if you live here, ask Max where it is, he will give you clean directions. 9, talk to Max change ideas with him, you will definitely be attracted to his personality and his very attentive to details traits, and influenced by his passion for life, from the frame photos hang on the wall and blanket in the living room you can tell the difference if this place from any others, love you Max and Danella, definitely will come back if visit Rome again.

  • It was a very good experience. The room is large, in a well situated building with good connections to the centre of Rome: bus connecting to metro in a few minutes, regional trains. The area "Balduina" is not for tourists only, but offers "real shops for real people" who live there, also restaurants, pizzerias and cafes.
    Daniela and Massimo are very good hosts, ready to help their guests, so we recomend this B&B !

  • Unfortunately we didn't have the best stay in Rome. Daniela and Max indeed are nice people, but there were some irregular things that made us upset. First they charge you an extra tax per person per day (which is not listed anywhere on the airbnb site). Based on the information given, it makes you think that breakfast is included - BUT IT ISN'T, almost everything is charged, which made us feel quite uncomfortable ! One of the main reasons we picked the place was for the breakfast... anyways. I confess I didn't like the fact that the rooms are cleaned everyday (thats also NOT listed on their info) - its not nice having people near your things and luggage when you're away (by having a key to the room you think no one will step there). There are far too many rules, you feel like you're staying in a "pension". Wifi didn't work from our room and bathroom wasn't very pleasant. Location was good, but you need to take bus + metro if you want to go to the main atractions. I recommend a pizza place nearby called Pizza Teglia, we loved their pizza.

Cobram taxas extras não previamente informadas pelo site do airbnb, wifi não funciona do quarto, café da manhã não é incluso como parece ser, apesar de você ter chave do quarto, eles abrem para limpar (mas não avisam previamente), banheiro é um pouco ruim, nos sentimos um pouco desconfortáveis perante essas situações. Apesar disso, o casal foi simpático conosco.

    I'm sorry you weren't happy about your stay in Rome. Maybe you forget that I didn't charge you for the tourist tax (about which I sent a mail to you) and sounds quite strange that you complain about the room being cleaned daily.

  • Daniela and Máx were really kind and very helpfull during our stay in Rome. The place is around 15 min. Walking to the Vatican (website hidden). Peter and has bus stops infront of the building. Fully recomended.

  • What a great B&B! Max and Daniella are delightful hosts. Great location with easy access to all the sights. The room is very large and comfortable and the building is secure and in a quiet location. Max knows Rome and gives good directions and advice on where to go and how to get there. We would definitely stay here again.

Hi. My name is Daniela and, together with Max, I will welcome you upon your arrival in Rome. I like my job, it gives me the opportunity to meet people from all over the world, sharing thoughts, different lifestyles, travel experiences, every kind of culture. It’s like being on a beautiful journey every day…, I wish it was a real one!!! We wish to make our guests feel like at home, even so far away from it. We will advise them about our city, how to move around, what to see apart from the obvious, what and where to eat: Italian cooking is well known and here I’m the cook: our guests may have dinner on the premises, prepared just for them as if they had been invited to eat in a normal Italian family.
