Your private bedroom boasts lots of natural night, a king-size bed, chest of drawers, clothes hanging rail, a period fire-place and a reading corner featuring a "Book Swap".
This amazing Victorian Flat has been recently renovated and now boasts top quality amenities. All furniture is new, but the chunky reclaimed wood beds and tables, together with the leather sofas, give the flat a vintage feel. This blends in well with the flat's period features - the corniced ceilings in the living room and the fireplaces throughout.
The 1st floor flat comprises two double bedrooms, one of which is available for private let. The bedroom has a UK King-size bed (that's US Queen size!) a seating area, large chest of drawers and a clothes hanging rail. Facilities shared with the couple who own the flat include:
- A large, newly renovated kitchen, with several modern appliances (induction hob, 2 ovens, microwave, dish washer, washing machine, Nespresso Coffee maker, etc) and a 4-person dining area
- A large, bright, bow-windowed living room with a spacious seating area, a further 8-person dining area and a period fire place
- A very spacious bathroom with a new 4-piece suite (separate bath and shower) and a towel radiator
With very good natural lighting and high ceilings, the flat feels spacious and airy. It is double-glazed throughout, warm in winter (central heating) and the living room and bedroom get a lot of sun in summer - a real treat in Edinburgh!
Free WiFi internet access. Fresh towels and bed linen are provided.
A couple of UK mobile phones are also available for guest use. Guests can easily add credit to these "pay-as-you-go" mobiles by buying a top-up card, widely available in most corner shop. These allow international guests to communicate in a more affordable manner during their stay.
Interaction with Guests
PERFECT FLAT FOR: a city weekend break or longer work-related stays, a visit to the world-reknowned Edinburgh Festival, for Hogmanay revelers, for those visiting The University of Edinburgh (within walking-distance) or for those simply wishing to take in and enjoy the beautiful city of Edinburgh at their leisure.
Situated in the popular Newington area, the flat is close to restaurants, shops, banks, etc. Although about 15 min walk from the city centre (and the beautiful historic Old Town!), the flat is also next to a major bus route with frequent buses flying in and out of town (in about 5 mins!) - bus stop less than 1 min walk away. The street itself is quiet though, being on the edge of a residential, 'conservation' area.
The Royal Commonwealth Pool is at the start of our street (2 min walk) and boasts a newly renovated gym, with Holyrood Park just behind it. It's Arthur's Seat peak provides incredible views over the beautiful city skyline.
Other Things to Note
NOTE 1: Unfortunately, the flat does not have suitable provision for very young children.
NOTE 2: The period fire places are currently non-operational as the chimneys need to be checked. Also within Edinburgh city centre, only the burning of smokeless fuel is allowed.
NOTE 3: We charge a deposit for this listing. On your check-in day (or perhaps the day before) AirBnB merely SECURE the deposit amount on your card. So the money is not withdrawn from your account, but you won't be able to spend it for the duration of your stay (much like the security deposit usually charged for car rentals). Then, if all is well with the flat and nothing is damaged or missing, the security is lifted 48 hours after check-out. Should there be any significant damage or items missing, upon check-out, we have 48 hours to get in touch with you and to come to a mutual agreement on the amount of the deposit which should be retained to help fix/replace the item. If an agreement is not reached, AirBnB will deliberate and make the final decision. Since we don't know the people staying at our flat, this just helps give us a little more peace of mind. That said, all our guests have been ABSOLUTELY WONDERFUL and have really looked after our place. With over 80 sets of guests we've only once had to claim a deposit to replace a damaged bed-sheet like-for-like (£15). If anything does break while you're staying at ours, we'd be most grateful if you could let us know straight away as it allows us to replace it quickly. All that said, almost all ours stays have been event free, so please do not worry about the deposit charge!

We want guests to enjoy the time they spend at ours however we do ask that they respect our simple house rules:
- Absolutely no smoking, no pets and preferably shoes to be left by doorway (there is a storage chest in a bench in the entrance hall) upon entrance to flat (i.e. not to be worn inside the flat)....clean slippers are provided for guests to wear around the house if they like.
- There are several coasters and hot plate mats (many in the form of loose tiles) throughout the flat. We kindly ask that guests use these under their drinks and hot pots/plates to prevent marking the wooden surfaces.
We have flexible working hours but respect guests' sleep schedules - if guests are sleep when we get back we take care not to wake them and we hope our guests would be similarly considerate.
That said, we like guests to make themselves feel at home, to use but respect shared areas and to go and come as they please.
Whenever we can, work-allowing, we like to spend some time with guests (over breakfast or late night drink at home), however we completely understand if guests are running busy schedules themselves or would rather some peace and quiet, so we do give guests total privacy.

The flat was lovely. Cecilia and Adam comminicated very well with us to ensure our stay was enjoyable.
Mum and I had a wonderful stay at Cecilia & Adams beautiful vintage styled apartment. Though they were away, they arranged for Linda to meet up with us and help us with anything that we needed. And she did! I'd actually forgotten my camera charger and when I called Linda for assistance, she had immediately directed me to where I could purchase a new one :)
The apartment itself is centrally located with bus stops just few minutes away. And if you're up to walking, the road leads you straight to the Old Town. Perfect! As I had a wonderful time taking in the sights and lifestyle of the local residents.
Cecilia had a handbook ready with all the info needed on the apartment. This made it super easy for mum and I to navigate ourselves around the aprt. She provided fluffy towels, comfy bedding and slippers to be used in the house. It felt like home :) Uh! And I loved the bathroom. Took full advantage of the shower and bath! Kitchen had all the essentials which made it easy for us to prepare our meals. I'm happy to have met Cecilia & Adam the last night. What a great couple. Even though we spoke for an hr or so, I know I had found new friends! They are warm and welcoming :) I truly recommend their beautiful home to all those who want to experience a comfortable and happy atmosphere. Thank you again!

My stay at Adam and Cecilia's was just fantastic. Their apartment is every bit as beautiful as in the photos and they left lots of very helpful tips on local places to eat and how to find my way around the flat. The walk into town was about 20 minutes with plenty of interesting shops on the way. I couldn't have been happier and will definitely come back here.
This was the kind of stay for which I would rearrange my itinerary the next time I'm visiting Edinburgh to make sure it's free!
The flat was immaculate; everything was in order and the quality of the bed, finishes, amenities and appliances were much higher than I expected for the price. Small details like extra power adaptors, maps and laundry turned out to be very useful. I actually chose the listing for the location, which is about a mile south of downtown - easily walkable. Everything else was a bonus on top.
Cecelia and Adam happened to be out of town, but they were incredibly helpful in suggesting places to eat & drink and making sure I had everything I needed.
It will seriously be difficult to find a better deal than this.

About the Host, Cecilia And Adam
We're an easy-going professional couple in our 30s. Although we're originally from Portugal and England we've lived in (and out!) of Edinburgh for the over 15 years, having also spend time in Sri Lanka, Peru and Australia.
We are loving the process of doing up our flat in Edinburgh. We think it looks amazing (one of the coolest flats in town - but we may be slightly biased!) and would like to give others the opportunity to enjoy it as much as we do! Whether we're in town or away we'd like the house to be "lived". We like cleanliness, are very reliable and will do our best to make our place feel like "home" to you.
We are equally happy to help you find your way around all the amazing things Edinburgh has to offer or to keep out of your way if you're looking for a peaceful getaway. We looove travelling, enjoy good food and are always up for meeting interesting people.

Lovely, home-made food Turkish in mezze-sized portions. This is a very small, cozy restaurant, make sure to book early as it's always full!
Has a 50 m indoor pool, two 25 m pools and a gym among other things.

If you fancy a game of tennis, weather-permitting, the Meadows courts are the best city-venue for it. We can lend you some tennis rackets and balls.

An extinct-volcano rises over Holyrood Park, providing great views over the city and back towards the Firth of Forth and coast line. Also walk along the lower base of the crags down to the Parliament.
Vegan/Vegetarian Gourmet Restaurant
A must-do restaurant while you're in Edinburgh. Simple, casual chic, Scottish-World fusion food. Book early and ask for a table with a view of the castle (for dinner!). Have mussels and garlic fries!!
Awesome setting, right by the castle. Very pricey but book a pre-theatre (6pm) or post-theatre (10.30pm) table for an affordable 2-course meal - it's worth the experience!!!
