The Ocotal Beach Area Condo is located 1 mile from Playas del Coco and is a short walk from beautiful Ocotal (website hidden) is in a development called Little Dreams . The studios are well equipped with a big pool that normally has warm wáter in it .
Amenities include Swimming and Laundry, A/C, Hot water, Cable and internet. Located 3 KM from Downtown Coco and 1KM from Scenic Ocotal Beach. Perfect for couples and those looking for a quiet getaway. Airport pickup service available from LIR.

I pick up guests at the airport and assist guest with all repairsn and needs during their stay .
Ocotal Beach is one of my favorite beaches in the entire world .
Buses , and bikes for good Budget .
No Dogs, No smoking, No loud music after 10PM. Photo ID required upon check in. Strict checkout. Key deposit extra.
Property was as decribed; relatively remote as described with regard to beaches and the town. Be sure to get a car/scooter/bicycle and the phone numbers for several different taxis.
The complex is very nice. Clean, relatively quiet, very safe and the neighbors are all friendly (lots of retired north-american expats). Laundry room has two sets of washers and dryers.
That being said, for 2 adults the studio was a tight squeeze. 1 full bed and a twin "bed" that rolls under it. Both mattresses and pillows were old and in need of replacement. Main bed had parts fall off on a regular basis. My travel partner arrived 2 weeks before me, and said that the unit was very dirty/dusty when he arrived.
Property was difficult to find upon first arriving. Property is located just past the Monkey Farm, right before a complex called Villa las Collinas. These are the directions you should give to the taxi driver.
Note that Robert is not the property owner, but books the property for the owner. Internet and electricity costs were not included, which was stated in a private message before accepting the reservation request (though not published on the property's page.) In addition to the terms of the contract that we agreed upon, Robert later asked for $30 additional in rent in order for the property owner to net the amount that he had negotiated with her, which we refused based on Airbnb's terms of service.
I absolutely love Coco and will be back soon, but will not be staying at a property managed by this host again.
Matt was very difficult to reach by phone ,or the the AIRBNB message thread . I wrote 2 messages on November 16 th and did not get an answer until November 20th in regards to his reservation request . I left repeated messages on the answering machine and no response as well after his reservation was accepted .The communication was one sided ,I tried and tried but got no responses .
Matt had a friend scheduled to arrive before him and absolutely not a word or email about his arrival time . The only warning I had is that his friend would be arriving by bus . He finally arrived at 10 pm which is fine if they would have just given some advance notice . I live 10 miles from this particular set of condos that I could be close to if I plan it (website hidden) this case it was not at all convenient and I could not plan my day to get other work finished for holiday preparations. .
After Matt's friend checked in I stopped by the condos , I wrote emails , but no answer and plainly no one to talk to . We did get a message that he wanted to rest , we left his friend alone .
Both guests and hosts can learn from Matt and his email above about electric use .This particular owner has a cap on the amount of electric allotted during a guest stay . This is acceptable here in Playas del Coco and meter readings are common . This is common practice in most condominium developments for a monthly rental but is not allowed for AIRBNB guests. Matt did treat the owner with respect and that is all that I care about, as for me I feel like Matt and will not be hosting him again .
Every guest I have ever had through AIRBNB has been great and I thank all of them including the ones that things just did not work out as planned . Jan 2015
Robert was an amazing host! He made sure I was taken care of from my first day to my last. I can't wait to rent from him again.

We were upgraded to a larger unit for free because the one we booked needed repair. The only problem with it was that the scuba shop I had booked with was near the other unit. Otherwise no big deal. We never actually saw or met Robert and the person who dropped us off was not very helpful at all. As far as the unit, it's not the one I'm supposed to be reviewing, so I can't speak for that one. But what I would say is that if you temper your expectations and remember what you paid for it, you'll be pleasantly surprised. Yes, there are bugs and not everything is spotlessly kept, but it's Costa Rica and you just can't expect a 5 star resort for a 2 star price. Temper your expectations, be laid back and enjoy what it is. and Pura Vida! :)
Thank you Holli , for your review and mentioning the upgrade . We do upgrade guests to larger or better units at no additional charge in the event where the reserved unit is in repair or is not ready for guests .
Holli and I did make contact during her stay by internet which was helpful .
I do recommend for guests to know a few Spanish words ,so our Spanish speaking staff could help them Our staff is also required to know some English to be able to communicate with them .
A simple phrase book or a paper with Spanish phrases is helpful . We provide a paper with Spanish phrases FREE upon request .
Great Host, Robert will make you feel welcome and at home ! The beach is quite near, clean pool and nice garden. Big room and kitchen. Great Place to stay !
Robert was wonderful- very helpful. He was most accommodating. I would recommend working with him. Unfortunately, the place left much to be desired. I called it "Gilligan's Island" (as primitive as could be). We had one bath towel, one drinking glass, the air was either on full or off, the shower was a small trickle, and the hot water for the bath faucet leaked so much the inlet had to be kept off.
