In the very heart Crete Senesi region, an oasis of pace and nature with an astonishing pool facing a travertine bluff. Ideal starting point for one day tours around Tuscany. A stone's throw from Monte Oliveto Abbey and the thermal resort of Rapolano.
The apartment is located in the very heart of Crete Senesi area, one of the most beautiful landscapes in Italy. It is part of an ancient complex that was finely refurbished few years ago.
The apartment is about 80 sq. meters wide and it is composed of two bedrooms, living room with kitchen on one side and one bathroom with shower.
The master bedroom has one double bed, while the other can be used as a single bedroom or a twin with two single beds.
The sofa-bed in the living room can easily be converted in a very comfortable double bed. Therefore the apartment can host up to 6 people.
The private garden is at our guests' disposal for eating outside or simply relax in every moment of the day.
Our guests can also enjoy the shared garden and the swimming pool, with a marvelous view on the Tuscan hills. The swimming pool is open from May to September, the precise dates of opening and closing depending on the weather conditions.
Asciano is an ideal location to discover the main attractions in the area.

The apartment has a truly strategic position: while being right in the countryside, it is only 500 meters away from Asciano historical town center. The supermarket, the railway station and the bike rental are even closer and can easily be reached by foot.
Nature lovers can enjoy walking and biking tours in the immediate surroundings.
From Asciano railway station you can easily reach Siena by train in only 1/2 hour.

The beauty and friendliness of Asciano and particularly Via Cappogratoli epitomizes our wonderful experience of Tuscany.
This was our first trip to Italy and first stay with Air B&B so we were unsure what to expect. Luigi and his wife greeted us as honored guests with a big basket of Tuscan goodies and a bottle of Chianti Classico. They immediately made us feel at home. Both are fluent in English and have a wealth of information about Tuscany, its history and people. Luigi’s wife is a tour guide in Tuscany and had great suggestions for places to visit. What they didn’t know they took time to research and apprise us by e-mails (for instance, about the local market days and festivals). Luigi gave us a thorough orientation of the apartment and other amenities associated with the old restored monastery of 10 apartments and of Asciano.
Asciano is picturesque, friendly and quiet but with all the amenities. There is a Co-op grocery, train station, banks, green grocer, butchers, restaurants, a bakery, bookstore and bars (where one can get a cappuccino, pastry, panino, salad or meat/cheese plate most any time of day) all within walking distance of the apartment. There is some tourist activity. In May it was primarily on the week-end. Bicycle tours and day trippers like Asciano. But it is definitely not over run. It has a splendid museum with a history of the town, Roman occupation and, most especially interesting to me, a wonderful Etruscan exhibit. I especially recommend it.
Our little home away from home is on a travertine cliff-side overlooking a beautiful valley of farms, olive groves, vineyards and copses in which we saw deer, pheasants and myriad singing birds. The hilltops are crowned with classic golden stone farms and tiny villages. My husband took a brisk early morning walk down the isolated one lane Via Cappogratoli almost every day to visit “his” asini (donkeys) and gati (cats), inspect the vegetable and flower gardens and say “buon giorno” to the local farmer or the little elderly lady across the street. It is the perfect peaceful retreat after visiting crowded tourist venues. We pretty much had the complex to ourselves. Occasionally, someone would stay in one of the other apartments for the week-end, but it is quiet and safe. The 3 rooms + bath is well appointed with lots of bed linen, towels and kitchen equipment as well as just about everything one would need to live quite comfortably for a nice long stay (we were there for a month!). The apartment is set at street level and easily accessed. It has its own private front garden, screened by hedges with lots of pretty flowers, perfect for basking in the Tuscan sun, dinning al fresco or watching the stars. We loved our stay there and our perfect hosts. I was honestly sad to leave. Maybe next time we will have to stay for 2 months.

Giacomo and his mother were waiting at the station when we arrived. They drove us to the apartment , showed us around, and then drove us to a restaurant, as we could not pick up a rental car until the following day. We felt very warmly welcomed. They had left a bowl of fruit and a basket of treats as well.
The apartment was exceptionally well-equipped, with a modern and very functional kitchen. Many staples were provided, making it easy to cook meals. The bedroom was very comfortable and quiet, with convenient storage.
We loved being within walking distance of restaurants and a supermarket, and having the train station so close by. We used our rental car to explore the lovely landscapes in the Crete Senesi, as well as several nearby "hill towns". The town of Asciano is pleasant and visually appealing.
I don't generally write reviews but I've decided to take the time to do so on this occasion because our experience was so completely positive at Luigi's apartment in Asciano.
The apartment itself is excellent: well-equipped, sharply designed and very spacious. And as nice as the apartment itself is, the terrace and view are better. A beautiful patio/balcony overlooks a stretch of rolling Tuscan countryside that takes your breath away.
Our host was tremendous, responds to questions almost instantaneously, extremely helpful with information and suggestions and generally seemed like a very nice fellow. He started us out with a basket of fruit, a bottle of wine and a well-stocked fridge/cupboards when we arrived.
The location is outstanding. Asciano itself was a pleasant small town to explore but our intentions were to tour Tuscany more broadly in our week stay. We had a car to do so, but learned very quickly that although the driving was gorgeous, one doesn't even need a car at this apartment. The train station is literally a 10 minute walk away, with frequent and cheap services to Siena and Florence, not to mention all the other small Tuscan medieval towns worth visiting as well. All that to say that a car is nice to have but not essential at this apartment as taking the train (which we did on multiple occasions to avoid the parking hassles and dreaded ZTL's), was an easy experience from the apartment.
There's a big supermarket (Co-op) just 10 minutes away as well. And the wireless is solid.
We (my wife and I) would go back to this place in a second. Old world friendliness, picturesque setting and carefree accommodation.
We spent a week at this fantastic apartment.
(1) view: the apartment has great views from the bedroom, living room and terrace across a quiet and rural valley. Perfect for enjoying a pre-dinner Campari.
(2) facilities: the apartment feels like someone's home and is extremely well equipped for cooking etc.
(3) location: the apartment is very well located for day trips by car to some of Tuscany's most interesting sights and is walking distance from a couple of great restaurants in Asciano.
(4) pool: a really good size pool with the same great views as the terrace
(5) welcome: Luigi was there to meet us (even though a later arrival) and was really helpful in giving us a tour of the apartment, a print out of local information and generally making us feel welcome
in short, a great apartment and great hosts. I will be back!
We had an absolutely fantastic stay at Giacomo and Luigi's place in late September 2014. The flat is very spacious (especially for a couple only) and was spotlessly clean, with stunning views across the Tuscan countryside.
Our flight arrived in Pisa relatively late, and so with delays in picking up the hire car and driving to Asciano, we got to the apartment at around midnight. Luigi was waiting for us outside the gates, and gave us a full tour of the property despite the late hour, which was hugely appreciated. The house was fully stocked with cooking equipment, and we were even left with a fridge full of essentials, and an amazing fresh fruit bowl and other gifts. Everything we needed was provided already, which meant a stress-free experience even arriving so late.
The pool is beautiful, and we were lucky enough to have it to ourselves! The flat is located down a quiet country lane, just 5-10 minutes walk to the local supermarket and town centre, and is a great base for exploring the region.
We couldn't recommend this place more highly, both the property and the hosts were brilliant. Thanks!
The Charming House in Asciano was exactly that we have stayed in a lot of places of the time and I would have to give Giacomo and Luigi 5 stars. It started with the great communication booking nothing was a problem we arrived early and they were so helpful greeted by the whole family was exactly what I imagined italy to be like we were made so welcomed and they had arranged a welcome basket of fruit biscuits wine and jams also fridge had water and juice. All your basics are in the apartment. The pictures are exactly as the apartment is JUST BEAUTIFUL!! I was ill on my arrival to asciano and giacomo was helpfull in keeping in contact and giving doctor information, also when we wanted to find a great winery he was so accomodating. The one thing I will say this is their home you can't but want to treat it as your own :) we will be back for another stay most relaxing week we have had for a long time. Asciano is a great little hub to start your drive around Tuscany as well stunning scenery. Thank you Giacomo and luigi xx
We visited asciano with our two children for one week in sept 2014. The apartment is really beautiful with a lovely little garden. The view from the garden is second to none. Really breathtaking. Our hosts greeted us and showed us around and the apartment has everything you could possibly need for a stay here. A lovely welcome basket of food and wine was left for us also which was very kind. The location of the apartment is fantastic for some day trips such ass sienna, Firenze and smaller pretty towns within a stones throw also. The swimming pool area is perfect also, again with spectacular views. Communication with our hosts was seamless and very helpful with a fast response to any questions we had. I would not hesitate in recommending here for a holiday.
