Guest have access to all common areas: Kitchen, Dining Room, Living Room.
Off limits is the laundry room but there is an inexpensive laundromat half a block.
I email guests before their trip and I offer to help them with taxi, tour reservations, general information about Peru, and much more.
I live in Miraflores, beautiful residential area with lots of art museums, night life, bookstores, artisan shops. Also conveniently located for transportation, banks, bakeries, grocery stores.
If you want to go out, we are at a walking distance to the beach.

Public transit (buses) conveniently located a block and 2 blocks away.
Walking distance to the Metropolitano.
The neighborhood and location cannot be beat, and the hospitality was absolutely excellent. Every day I walked through a nice long park to the metro 10 minutes away, and there are many stores and supermarkets, plus a laundrymat, less than 2 blocks away. The community is locked with 24-hr guards who recogize all residents and need to let you in. It is extremely safe.
The room was great - nice and cozy (but recommended only for shorter people- anyone taller than 5'6" or so might feel cramped in this bed and low ceiling!). Opens onto a gorgeous and well-groomed patio and great open private bathroom. Locks to both the patio and your bedroom door (2 levels of security).
Isabel is incredibly nice and speaks English well. She or her husband Patrick (who speaks fluent English) stopped by the apartment to say hi or work on projects almost daily. They are extremely responsive to questions - Isabel went out of her way to help me find tour companies, answer personal questions, etc- and when the internet began to be slow, brought in the company multiple times and ultimately purchased an additional router to make sure the intenet was fixed. Now there is extremely fast wireless internet everywhere throughout the house.
The downstairs common area is great- everyone in the house is like a family, and there is adequate fridge, freezer, and cabinet space for even me who was staying for 6 weeks. There is a large TV in front of the couch with tons of cable stations, both in spanish and in english, and lots of movie DVDs to use. Lots of appliances in the kitchen including a coffee maker, toaster, smoothie maker, and microwave. Overall extremely comfortable, and would absolutely come back!!
Staying chez Isa is a wonderful experience. I loved being on the rooftop with my own terrace. I walked to many beautiful parts of the city and felt completely safe. Isabel goes out of her way to give you all the information you need to arrive in Lima and have a great stay. She arranged for taxi pickup as well as drop off that the airport which made everything a breeze. I recommend her highly.
Isabel was wonderful as a host. I don't know spanish and without her help things would have been really difficult. She went with me to the store to help me get a phone, and gave me tips on how to get around Miraflores and where to go. She also talked to the tour company the give directions etc. She also arranged taxi for me multiple times. She also sent an email with detail information which was awesome. I would stay at Isabel's place any time.
Having said that, few things that should be pointed out to potential guests :
1) The room is on 6th floor and there are no elevators. So if you have mobility problems or heavy luggage, the room might be problematic.
2) Internet access is spotty.
3) It's a rooftop room, gets a little hot during daytime in summer. Wasn't too much problem for me as I was out most of the time. At night this wonderful breeze came in from the ocean to keep things cool. I slept with the door open for 2 nights. I don't know how different it is during winter.
The room we stayed in was nice and was connected to the rooftop terrace which was beautifully decorated with plants. The bed may have been a bit snug for two people, but we made it work. The bathroom we used was out on the terrace, away from the bedroom, which was really nice. Showering was an adventure, it took us a while to figure out how to get the water warm. Just a fair warning, don’t try and move the shower head while the water is coming out because you will get an electric shock. Overall the place was really nice, there was a communal kitchen and extra bathroom on the main floor.

I recently stayed with Isabel in her Miraflores bedroom+bathroom terrace condominium. Isabel did a wonderful job communicating with me before and during my stay. I had to modify my travel plans last minute due to a road blockage and Isabel responded to my request to arrive a day earlier than planned within 30 minutes of my email. She even arranged a taxi driver to pick me up at the airport, although I never made it into Lima that day due to bad weather in Cuzco. Despite the extra work, Isabel did not charge me for this extra day since I did not end up arriving in Lima via Cuzco - although I did pay the taxi driver for waiting at the airport for 3 hours the day my flight was cancelled. Since I was unable to access internet at the Cuzco airport, I was also worried Isabel was unaware of the cancelled flights. When I finally got back to a hotel with internet access, however, I received several emails from Isabel checking in on me; notifying me she was checking in on my flight status, not to worry about the delay, and verifying if I was going to be in Lima that night or not. Isabel was concerned for me as if I was her own family! When I finally arrived, Isabel had one of her personnel waiting for me to show me to my room. Very smooth arrival in Lima. The room: Isabel's condominium unit is an eclectic mix of 9 bedrooms (I believe) housing young professionals and students studying abroad. The people I met were very nice and helped orient me to the neighborhood. I stayed in the 9th bedroom on the 4th or 5th floor; the very top with a terrace. The bedroom is sufficient but a bit of an after thought, has very low ceilings, and is rather exposed to the elements including noise, wind, and rain. Just a couple steps from the bedroom there is a private bathroom with shower and toilet, but you need to walk through the outdoor terrace to access it. It was fine for me since it was not raining. The sink is also outdoors on the terrace. The bedroom lock is a simple master lock with key, but I felt my belongings were very safe. I stayed in the room on Friday, Saturday, and Sunday night. Since the unit is centrally located in the heart of Miraflores, it was difficult for me to sleep with the noise carrying over from nearby bars and clubs on Friday and Saturday. I had to sleep with earplugs my first 2 nights. Sunday was more bearable since the bars are not open as late and there aren't as many folks out and about. Be aware that the unit is noisy on Fridays and Saturdays. Internet access in this room is also spotty and was inconsistent. All considered, I would recommend Isabel's unit to other solo travelers but recommend finding your own taxi to the...
Isabel was a gracious host and provided me with all that I needed for my stay, and more. The room was clean and peaceful, and the house was located in a safe and eventful area. I really enjoyed my time there and would stay there again in the future!
Isabel is the nicest, I felt very welcomed in her house! She helped me with everything: giving me information about the neighborhood, about Cusco (which was my next destination), and sent me a taxi to the airport. Miguel, the taxi driver, was really friendly. He took me to some touristic locations in Lima. The location was great! Right in the middle of Miraflores; near to restaurants, supermarkets, the park and everything you could imagine. Miraflores is really safe to walk around, you will enjoy it! The house was great, the room very clean and organized. I recommend Casa de Isa, it made my stay a good one. =)

This is my first time using Airbnb...and Isabel made my experience amazing! She sends a lot of info about the area before arrival, helps coordinate cab from Airport and at arrival Maria Elena was so nice and welcoming! The room on the terrace was so nice, very private and homy! My shower broke after two days I was there but Sr Epi had it fix in a matter of hours! The location is simply fantastic! You have everything close! and the 24h watchmen were always so gentle! I recommend staying at Isa's because even if she was out of the country she coordinated every single detail to perfection! Thanks Isa for making my stay in Lima so so so nice!
