WE DO NOT WASTE WATER DUE TO THE CALIFORNIA DROUGHT AND ASK OUR GUESTS TO DO THE SAME. This means short showers using the on-off water-saving method, not running the faucet when brushing teeth or washing dishes. Thank you!
Booking note: Please have a complete profile with photo and Verified I.D. BEFORE inquiring. Since we only book long-term guests who will stay a month or more, we would like to know something about you so please write more than a few lines on your bio. When sending an inquiry message, privately add as much detail about your trip and plans as possible. Inquiries without a complete profile and verifications will NOT be considered. After you send us an inquiry, we will then communicate via Airbnb messaging to determine whether or not our suite will fit your needs. Once we accept your reservation, we will send you a lease to sign.
Minimum stay per booking is 30 nights.
There is a required cleaning every two weeks. Because Airbnb is set up for shorter stays, only one cleaning is charged on the platform per stay. If you stay longer than one month, we will charge an additional $65 per month for (2) cleanings per month, except for your last month which is charged on the Airbnb platform. The cleaning charges will be detailed in our confirmation message to you and included on the lease.
All utilities (electrical, heat, water, waste pickup) are included in the monthly price.
Because we only accept longer bookings, our experience is a combination of a private rental and a hosted Airbnb guest. As a private renter, you will need to sign a lease and provide your own food and paper products. As an Airbnb guest, you have the benefit of their great platform for finding us and of accurate reviews from previous guests about the apartment, neighborhood and our hosting style. You also have the security of keeping your personal email private during the inquiry process. Once you are our guest, we are a friendly presence if needed for anything, though never intrusive.

Enjoy premium privacy in our well-appointed, smoke-free suite. It's on the garden level of our Edwardian-era home where we live full-time. The suite is maintained for rental use only so it's not filled with our personal effects, ensuring that you won't feel like you're in someone else's room. Interaction with Guests
We like to meet and greet our guests, provide a detailed orientation to the suite and then let them enjoy a private experience. Unless we're needed, we may not see you your entire trip after checking in. Sometimes we bump into our guests outside and it's always great to say hello and see how things are going or answer questions about the neighborhood. We consider the suite entirely yours while you're staying with us. Because we don't hover, we ask that if there is ANYTHING that you need, please let us know. A light bulb that needs replacing? Need more towels? Just ask.
When it's time to check-out, just leave your keys in the room and make sure the door locks behind you--it's that easy!
Our fully-contained suite is located in the thriving Inner Sunset district, a safe residential neighborhood and one of San Francisco's most vibrant communities. There are many options for dining and just about every type of world cuisine is found in the excellent neighborhood restaurants--this is not an exaggeration.
In addition to dining options, the area is brimming with cafes, sports bars, retail shops, a post office, hardware store, drug store, laundromats, bakeries, a grocery market, and banks all within a five minute walk from the suite. There's a bustling Farmer's Market with organic produce and fresh artisan goods every Sunday.
We have a binder in the suite with menus from the local restaurants, as well as maps and our own guidebook.
The suite is an 8-minute walk to the University of California (UCSF) campus and medical center, convenient for anyone associated with the university or in need of a place to stay close to the hospital.
It's a 12-minute walk or 5-minute bus ride to the world-class Golden Gate Park museums. The M.H. de Young Museum features major art exhibits and free music concerts. The California Academy of Sciences offers educational entertainment for all ages including a planetarium, aquarium and indoor rain forest. The surrounding beauty of Golden Gate Park beckons for a picnic or enjoyment of the many attractions such as the Botanical Gardens, Rose Garden, and Stow Lake where you can rent canoes and paddle boats.
The area is best enjoyed without a car. The immediate street has a two-hour parking limit for non-residents from 8 a.m. - 5 p.m. If you would like a temporary parking permit, we will help you with that process. Please let us know with plenty of lead time.
Street cleaning is from 8 a.m. - 10 a.m. on the first and third Tuesdays of the month. Please pay close attention to all street signs and meters when parking anywhere in San Francisco, you could get a costly ticket if you are just one minute past the legal time. There is no time-limit on street parking two blocks uphill so that is an option if you have a car, however street cleaning regulations still apply. If you need to rent a car by the day or by the hour, there is a zipcar location as well as a few citycarshare locations within three blocks of the suite. Note: If you plan to use zipcar or citycarshare you must register before your arrival so that you can get your card key by mail.
The neighborhood has streetcar and bus stops to anywhere in the city within a 3-4 minute walk. Our streetcar is the "N-Judah" metro train which will take you directly to the following areas. (Approximate times):
-Haight-Ashbury district, 10 minutes
-Union Square/Moscone Center, 18 minutes
-Financial district, 20 minutes
-AT&T Ballpark, home of the San Francisco Giants, 25 minutes
-Caltrain station, 25 minutes
-Ocean Beach, 18 minutes
-San Francisco Zoo, 20 minutes, accessible by "L" train at nearby Forest Hills station
-Castro district, 15 minutes, accessible by "K,L,M" trains at nearby Forest Hills station
-Glen Park BART station, 8-10 minutes by Muni bus 44
The following Muni bus lines stop within one block of our suite: 6, 43, 44, N-Judah.
Go to 511-dot-org for trip planning information. We highly recommend downloading a San Francisco Muni app. There are several good ones available on iPhone and Android--search "San Francisco Muni". The apps will tell you to the minute when a bus or streetcar is scheduled to arrive.
Other Things to Note
-Our street is on a hill, not too steep (by SF standards) but you will have to walk uphill for two blocks when returning from the neighborhood attractions.
-The entrance to the suite is through a very narrow private alley which is only 24 inches wide. Once at the door the area widens but walking through the alley alongside our house might feel a bit like threading a needle. Oversized items will have to be brought in through our garage by arrangement. The alley will accommodate average luggage sizes.
-The sofabed is not as comfortable as the main bed. It's best for children or adults flexible with comfort needs. Sleeping on the actual sofa instead of the pullout bed is also an option.
-The sofabed and queen bed are in the same room and therefore there is no privacy between beds.
-No in-sink garbage disposal. (Food scraps go in the compost pail.)
-Three steps up to kitchen level, one step up to bathroom level
-Separate heaters in all three rooms (bedroom, kitchen, bathroom)
-The suite will be cleaned, towels and bed linens laundered every two weeks.
Tips for booking our suite:
-Our calendar is always correct. Your preferred dates are available if the system allows you to inquire about them.
-We only consider requests from people who have a complete profile and a Verified I.D. so in the spirit of friendly transparency, please upload your photo and write a bio that gives us information about yourself. Photos of flowers or other things are not helpful in recognizing you when you come to our door. Thank you.
-Please click the "Request to Book" button on the right side of the page for it to be a confirmed reservation.
-Inquiry emails are not bookings and someone else might beat you to the reservation even though you have inquired.
-Please be accurate about the number of people who will stay in the suite so that the pricing is correct.
-If you are not the person who will be staying, we cannot accept your reservation. The only exception is for adult children booking for their parents, or parents booking for their adult children.
San Francisco is a city of micro-climates and it can be very cold, even in the summer months. Because we are only 8-10 minutes from the beach, our area is known for being foggy but we have our share of sunny days as well. Always bring a warm jacket, long pants and dress in light layers as the climate can change dramatically on one streetcar ride.
The following services can be arranged for an additional fee:
-Laundry, wash and fold
- A signed lease will be required for all stays.
-Photo I.D. will be verified upon arrival.
-No smoking on the property. SMOKE SMELL WILL RESULT IN LOSS OF SECURITY DEPOSIT.
-No pets, sorry.
-Capacity is two people.
-No overnight guests.
-No candles or open flame.
-Booking must be made by an adult 21 years or older.
-Minors must be accompanied by an adult at all times.
-No loud music or partying due to proximity to the neighbors.
-No removing of items from the suite without permission.
-Please conserve energy and turn off lights and heaters when leaving the suite.
-Please use dark face towels if you use makeup so as not to stain the white towels.
-Lost key is $50 taken out of security deposit.
-Please check owner's manuals for all appliances and coffee maker if you are unsure how to use things. In one of the top kitchen drawers you will find the manuals plus a guide to how to recycle waste.
-Please run the dehumidifier as much as possible and empty the water collection bucket. If you would like us to take on that task, we can do so. The dehumidifier is amazing, you will have cleaner, drier air by running it. Thanks!
Sylvia and Art are very nice. The Suite was exceptional. Lovely and secluded but close to everything.
Syl and Art made us feel immediately comfortable. They gave us a thorough tour of the private suite and answered all our questions. They let us know they would be available and helped us with our breakfast choice when we ran into them the next morning near all the shops and restaurants! The area is terrific and very close to where our daughter is living. My husband loved the coffee percolator and is planning on buying one for us. We are planning to return next year and hoping to reserve the suite again.
What a treat! Syl was there to greet me and show me around, she is super welcoming and even found me a coffee bean grinder so I could make some coffee with the beans I brought. The space is very clean and comfortable. I am a very light sleeper but had no problems here, quiet and private. The location was wonderful, we walked to great bars, restaurants and Golden Gate Park.
Sylvia was waiting outside for us when we arrived! It was nice that we could communicate when exactly we would be there. She gave us a very thorough orientation to the living quarters and what was expected. The fact that they lived upstairs was reassuring, but they were in no way intrusive. We stayed in the Inner Sunset because our son lives 4 blocks down the street. The neighborhood was quiet and gave us the feel of where our son now lives. When we travel, we enjoy immersing ourselves in the culture of wherever we are. This was perfect for us!!
Art was there to meet us when we arrived. He was very kind and accommodating and the apartment was wonderful. There were some cold nights in SF, so we turned on all the heating sources including a radiator that he keeps in the closet, and it was perfect for us. It was close to UCSF and was a great area to be in. Would absolutely stay again. Thank you!
Syl & Art's place was fantastic! They were great hosts and the suite is even better in person than the photos. Very comfortable and cozy. The place was located in a great area near several cute restaurants and close to public transit. I highly recommend this place and will definitely be booking this place again next time I'm in town.

Our children were raised in our great neighborhood, the Inner Sunset district, and many of our neighbors are longtime friends. We're excited to share the wonders of the city to all who visit our SF Suite.
Both of us are career media professionals and we enjoy volunteering in community arts organizations.
Visiting many places in the U.S. and abroad has given us a lot of travel experience as guests. We have always enjoyed staying in private spaces to get a feel for how the locals live. On our travels we have enjoyed cooking our own meals as well as eating out. Hopefully our guests will benefit from what we've learned along the way about hospitality and comfort.

Just a short block away, an urban garden laboratory. On 7th at Lawton, disregard the map and address posted for this place, it's not correct. Just go up the hill, turn left and cross 7th.

Old-school shoe and leather repair. The shop is a throw-back to another time and they do good work. Allow a few days turnaround.
Amazing breakfasts! Delicious choices all day, big portions. They're open till midnight. Their specialty is sweet and savory crepes.

Tremendous food at reasonable prices. I love their Cobb Salad and my husband's fave is the tender, braised lamb shank. Their warm gingerbread cake with pumpkin ice cream is amazingly delicious.
Super authentic burritos and tacos customized to your taste. My faves are the grilled chicken and tacos al pastor.

Owner Miyumi cooks Japanese home-style meals. Reasonable and delicious! Try the Nanban chicken, tofu pancake and my favorite dish, buttered white fish with zucchini.
