The best thing about my place is LOCATION! LOCATION! LOCATION!
It's pure convenience, you're in the middle of everything.
It is two blocks away from beautiful historical and scenic Rittenhouse Square Park and the many many restaurants, bars, coffee shops, bakeries shopping (Chestnut Street), grocery stores (Trader Joes), etc. that come with the area.
It is 6 blocks away from South Street, Broad street, and Logan Square which brings you to a short, nice walk through Ben Franklin Parkway to the Philadelphia Museum of Modern Art (Rocky steps) or The Barnes Institute, the Mutter Museum. It's close to the Convention Center and The Marriot.
Also often going unnoticed, 3 blocks away, is the beautiful walkway of the Schuykill River.
Not to mention all surrounded by a safe, scenic, positive neighborhood. I really love where I live :)
My place is a medium sized studio apartment. It has a large living room area that has a bed that fits two people comfortably, a couch, a dining table and chairs, a place to hang your clothes and a dresser/cubbys to put your other possessions in. There is also a separate kitchen that's fully equipped for cooking and free tea and coffee and condiments. A separate bathroom and a separate storage closet.
Although the place works best for one or two people a third and fourth person could stay here quite easily as well as the couch folds down into a bed (although not as comfortable as a real bed so we have an air mattress too).
There is a TV with cable in this large room and AC, heat, and wifi all throughout the place. (please take a look at the pictures, the bathroom is on the smaller side and for someone who is very large in weight, unfortunately, might not be able to fit. Please check with me first if this defines you).
Anyway, I keep my apartment very clean and communicate very well and am a pretty easy person to get along with! I can have an erratic schedule so sometimes I don't meet guests. I have friends and family who sometimes help me out with cleaning and handing off keys or I sometimes leave them in a secret, safe spot for you to pick them up that's easy so please keep that in mind if you book. Hope to hear from you:)

The apartment is a completely separate unit with its own front door entrance.
Overall, when you leave just make it seem like it was how you found it. I'll clean the sheets and towels so don't worry about those. Here are some basic rules I'll ask you to respect.
1) PLEASE do not accidentally pull the fire alarm which is by the front door. If you do I get charged $300. You will be charged for this fee if you accidentally pull it.
2) Unfortunately the keys that I have at my place are very expensive and a huge hassle to replace as the big key is a very special/secure key. If you lose my keys I will have to charge you a $300 initial fee for their replacement.
3) PLEASE only toilet paper and natural body waste in the toilet. Sounds like a funny request but really please try to be conscious of this and not throwing anything in there that shouldn't be in there.
4) Please clean up after yourself and leave the place as you found.
Also, to avoid guests bringing in any type of bugs of their own infecting my place I apply Diatomaceous Earth and a sticky pad or two hidden in cracks and such in the apartment. It is not a chemical pesticide and instead a non-poisonous, safe, organic alternative that is simply bits of white rock crumbled up and it dries out insects, thus killing them, if they walk over it. It also doesn't allow them to increase their populations. The sticky pads are there so I can monitor if any insects are running around that shouldn't be. I try and keep a very clean home and don't want the personal habits of guests visiting interfering with that.
Nicola was absolutely wonderful with answering all questions in a timely manner, very sweet and made checking-in super easy! The apartment is really cute and located in an awesome area of center city - walking distance to many restaurants, bars, etc. We had such a great time! Absolutely amazing first airbnb experience! :)

My friend and I had a lovely time at Nicola and Mike's apartment! It's just as it looks in the pictures: clean, cozy, and well decorated. PLUS, it's in an amazing location! We loved the neighborhood and were in walking distance to a ton of bars, restaurants, and shops. Nicola was very flexible and made coordinating getting in and out of the apartment so easy. She even let us push back our check out time a bit so we wouldn't have to carry our bookbags around while we were sightseeing. We hope to stay here again the next time we're in Philly!
Nicola and Mike made arriving very easy for us, especially since we were coming in later in the evening. Everything we needed was there, and the apartment was exactly as described. Very convenient location, and Nicola and Mike are easy to work with.
Great location, walking distance from everything. Although we spent most of our time out and about, it was nice to come back to a cozy abode. Having the private side entrance was very nice! Checking in and out was seamless, and Nicola was very responsive. Definitely suggest to anyone visiting Philadelphia!
We had a great experience! The apartment was clean and looked just like the pictures. Nicola made it easy to come and go. The location was perfect, lots of access to shopping, bars, and restaurants! It was perfect for a short trip.
