The space
This is a Passive house, very efficient and well insulated, with focussed attention to eliminate thermal bridging in the construction. The windows are triple paned and run over 20 feet from floor to ceiling in the living area. The ceiling is insulated to R-92, for those who might be interested in this valuable and ecological method of construction coming to us from Europe. What it comes down to is that the place is really comfortable and at a constant steady temperature no matter the weather. The air inside is replaced and refreshed completely every hour. The buildings lungs are kitted out with MERV-13 filters! There is a separate bedroom, also with huge windows and a lovely view of the Mohonk Preserve Ridge and the Mountain House. The full bath comes with a deep soaking tub and shower.
The kitchen includes all appliances with a dishwasher as well all utensils, a selection of pots and pans, coffee maker, etc. The kitchen and living room are one large and comfortable room. A TV with cable, HBO, Cinemax, Showtime and WIFI as well as a Sonos speaker are there for guests to enjoy.
But the view is what makes it! There is a gorgeous panorama of sky and ridge line with ever changing light and meandering wildlife in the meadow below. The cottage is in its own "room" of oaks and hickories, oldies, backed by gardens and a parklike lawn.

WE DO NOT GENERALLY OFFER REFUNDS FOR STORMY WEATHER, COLD WEATHER, SNOW STORMS, ETC. Please be prepared for country driving and being snowed or iced in for a number of hours during active weather. We have a wonderful plow person who keeps our driveway passable and at time will salt and sand for us. He times his passes for maximum effectiveness and does not plow continuously. It can be wonderful fun in the winter to just get cosy, or get out and enjoy the snow!

I am first of all a painter but have found myself over the years building and renovating, something I truly enjoy. My husband is a writer and also director of a graduate program in NYC. We made the happy decision years ago to move to the Hudson Valley in order to have the space we needed for our large library, painting studio, and land for a vegetable garden and fruit trees. I give my guests space but am available when needed
The lawns are yours to lounge on with chairs under the old oaks and hickories taking in the view. Most of the time I am either weeding in the gardens or puttering in the studio. Please forgive the clutter in front of the studio building. I use a variety of media in my work and materials have a way of spilling out into any available space! My writer husband is wrapped up in a book in the library pretty reliably! With almost 8000 square feet of indoor space we haunt, you might wonder if we are even here! We like to give everybody plenty of privacy but are easily reached by text if you have any questions at all. In any case, always glad to help!
