I offer a lovely home across the street from a local beach looking at Isla Mujeres, you can walk to the ferry, shops, a favourite restaurant, fruit stand or a Mayan site. The rooms are cheap and cheerful, single or king beds, with filtered water too
Simple, breezy, bright, clean and colourful rooms (2) with garden views on second floor. Brand new A/C in one, ceiling fans in both with large closets. Private full bathroom although shared if both rooms booked. Then again, we seldom have both booked at the same time. Ground floor is a common area with bathroom, kitchen, dining area and living room, new A/C and fans, wifi throughout and filtered water! Secure parking included. Recently painted and renovated, there will be improvements every day, details mostly, but all adding to the pleasure. Both rooms have tables, chair and reading lamps too :)
The other room is:
Guests will have access to the gardens front and back, their room, the bathroom (shared if both rooms booked), and the entire ground floor and amenities, except the shed out back. Guests are free to use the kitchen including the fridge, stove and non consumable items. You will have a key to the gates and entry doors of course, including the access gate to the beach.
Interaction with guests
The dynamic depends on the guests of course, it is your holiday. I am certainly available to assist and support, direct or suggest in any way I can, as you wish, as a concierge, tourist guide or reference if needed or to sit for a tea and a chat, what ever works, Respect for the space and serenity of each other is a treasure. I grew up in the area and can offer support and insight on many levels, in several languages too, including English, Espanol, Francais, Deutsch, Italiano and Portugues.
It is a quiet, lovely little gated community with amiable private security, offset from crazy Cancun only a few minutes drive away. I often leave my car unlocked without any concern. Our neighbours include locals and foreigners, all very cosmopolitan, well travelled and with a story to tell, a real pleasure and we fit right in. I was also an AirBnB guest before. Sometimes the music from the beach is great, usually classic Mexican guitars and singers on the breeze if the door's open, right out of the movies, although on Sundays it can become a popular hang out. Fresh fish off the boats available on the beach restaurants, and down the road, it is the local Cancun not found in the brochures. Here's a link to one of our favourite local restaurants:

Access is simple and inexpensive. There are public buses and taxis that run along the beachfront road all day long. A single bus can take you to the hotel zone, night life, malls, down town or elsewhere. We are walking distance, literally a few short minutes to an arqueological site, the ferries to Isla Mujeres, favourite restaurants, small shops, fresh fruit stands, laundry service and more. Bicycles are also available for hire to facilitate movement and enjoy the delicious days. I have trusted taxi drivers, and can provide airport transfers, pickups, and local tours as well. I can offer sound advice if you wish, and excellent contacts throughout the Peninsula, on many levels. ADO bus link, very good:
As airport taxis are infamous for their rates, an alternative to consider is the ADO Airport Shuttle, a bus that takes you to the ADO bus station in town where you can take a local cab. Far easier, and cheaper too ;)
Other things to note
I recently had the entire house painted, addressed all fixtures, plumbing and more. My newest addition has been a very hi-tech water filter! No more carrying heavy water bottles, no more plastic, and, save your money! I love it, and it is yours, free to enjoy, plumbed into the water system :)
The house is a work in progress with improvements every day, details mostly, more plants, greener garden, furniture, accessories and the like. I prefer classic Mexican colours and materials throughout; I love it, and sure hope you do too :) A few guests have left delightful gifts and ideas that continue to add pleasure to the place :)) If you have any special requests, let me know, and if I can, I will, with pleasure. All linens (clean sheets & a towel) are included, of course, fresh for your arrival :) Bicycles are available too, although there are shops nearby and excellent, inexpensive transport available too.
Every guest shall have access to the kitchen and utensils with their own space in the kitchen to store their comestibles (food & beverages), with both dry and refrigerated storage.
I live a sane and serene existence, and enjoy offering a natural sanctuary to those in need of a little time and space to breathe deep, exhale, R&R. I like movies, good books, light music and occasional long chats. My schedule follows the sun mostly, although I understand you are on holidays and pretty much do as you please, with a few considerations: Please refrain from smoking in the house but feel free to use our gardens, front or back.
Chill your tequila in the freezer, or eat chips and watch movies all night long, no worries, just be aware the house is shared and others are not on holidays.
Keep the bathroom clean, please, and the linens will be washed and replaced weekly, but be aware, there is no maid service; one must clean up after themselves, certainly in the common areas, as I do.
Rental is only for those registered; discretion is assured and appreciated. Children subject to discussion.
Please note, I offer my home at a very accessible rate. This includes all that is mentioned and reflected in the offer but it does NOT include food nor beverages. Whereas it is my occasional pleasure, food & beverages are NOT part of the package and I trust you shall respect this.
