About this listing

Welcome to my unusual but utterly charming wee apartment!

Your Room...
is both large and cosy - with two sofas and a TV, you effectively have your own private sitting room.

You are...
five minutes walk from the base of Arthur's Seat, and 10-15 minute walk to the Royal Mile.

Healthy Breakfast and all essentials included!

I Require your Arrival Time to Confirm your Booking, so please include this in your initial message, and do Read the Whole Listing before booking. Thank you x

The space

My Apartment is on the first floor of a Traditional Edwardian Tenement, within the Southside Conservation Area. It's a bit scruffy around the edges but with bags of character! The place retains many period features like the Victorian range, Edwardian clothes pulley, and original 'bed recesses'.

Your room is large with two sofas and an open fire. It has the typical high ceilings of an Edinburgh Tenement, stripped wooden floor and large original Sash & Case windows.

The double bed is in a cosy alcove and there is an additional double bed on the platform above (please note that these are small doubles, perfect for couples, but if you are two friends sharing, they might be a bit snug - take a look at the photos to be sure).

My road is right next to Holyrood Park and there is a wee path at the end of it that leads you to Arthur's Seat. There is a breathtaking view of the Salisbury Crags from the front of the building.

All Bed Linen is provided and 100% cotton.
You have Free Unlimited WiFi, a TV, Digibox and DVD player.

Guest access

Your room has its own seating area with two sofas and T.V. so you effectively have your own private sitting room.

You will have priority use of the bathroom, with its full length bathtub, and an array of complementary bath products and candles. There is an electric shower above the bath. Towels are provided.

Breakfast is included so you are welcome to help yourself to whatever I have in. Various teas, coffee and breakfast cereals are always available, along with fruit, yoghurt, and toast. If you have any specific dietary requirements, let me know before you arrive, and I'll do my best to accommodate you.

The kitchen is available for breakfast.
There will be some space in the fridge for you to store food.

The kitchen is not available for eating meals other than breakfast, you are however welcome to eat in your room. I use the kitchen for work so it is not routinely available to guests, unless previously arranged (or I am out).

Interaction with guests

I enjoy having a chat over coffee in the morning, and hearing about your plans for the day. During the day I may be working. When I am in I'm happy to answer any questions you have or give recommendations for food and sightseeing.

I have lived in Edinburgh for 25 years so I can provide lots of information about the city.

Other things to note

*The price for two people is based on using one bed. if you require both beds there may be a small extra charge. I am sorry it is not possible to do this automatically on the Airbnb site as yet , so I have to add it manually. I will ensure that this doesn't effect the good value of the listing compared to other two-bed listings available on your dates.

**Although the room is listed as accommodating four people, this is really for families or two couples. It is not suitable for four single people; or it starts to feel like a hostel. The beds are small doubles so if you are two friends sharing, they might be a bit snug depending on what size you are and how used to sharing you are!

***The apartment is NOT toddler proof. I am happy to have small babies and children, but not toddlers.

Please ensure you have travel insurance - if you have to cancel at short notice I cannot guarantee you a full refund.

If you smoke, I can recommend my neighbour who does Airbnb, just ask and I will give you his listing number.

We thoroughly enjoyed our stay at Sally's place! She was incredibly helpful and very accommodating, even allowing us to leave our bags prior to check in so we could tour the city unencumbered. She had lots of helpful tips from what to see and do, to where to eat and where to park. The space itself was perfect and charming, and in a really beautiful location, very close to several attractions. We hope to be back and stay again with Sally!

Sally was a fantastic host! The apartment is so unique and in a perfect location - 10-15 minute walk to the Royal Mile and Arthur's Seat is right out the back door! We definitely recommend her to anyone coming to Edinburgh!

Sally has a perfect room for a short or long stay in Edinburgh, centrally located yet quiet and pretty since it's on a small hill just across from Arthur's Seat. Perfect access to several great hikes (just out the door) and The Meadows (lovely park), yet only a few blocks off the main drag and close to excellent cheap food, coffee, and pubs (especially The Montebar). It's a comfortable room that feels bigger than it is (truly, like a Tardis) and Sally's very helpful with all the cultural, historical, and artistic goings-on.

Sally's place was recommended to me by a friend and I loved it! Sally was kind, helpful, friendly, and willing to point me in the direction of things that I should see and do and eat. Her place was clean, comfortable, and quite homey. She provided me with a breakfast of cereal, yogurt, toast, orange juice, etc., in the morning (a little before seven am, too!) and gave me directions to Arthur's Seat. Overall, Sally's place was the perfect one for my short stay in Edinburgh, not least because of its very close proximity to the police station, mountain, and city centre!

Sally User ProfileSally is a superhost.

Hi folks, I'm Sally and I will be your host here in Edinburgh :-)
I really enjoy being an Airbnb host and look forward to welcoming new guests.

I am addicted to good coffee and Radio 4. Other pastimes include watching the squirrels out of my kitchen window.

My apartment is like a Tardis - it feels bigger than it is - probably because the rooms are big with high ceilings.

Have a fantastic time here in Edinburgh x
