Character, warmth, privacy and charm all rolled into one cottage, 4 miles from two historic Hudson Valley villages with fabulous hiking, biking, swimming holes, farmer's markets, apple picking, vintage shops and flea markets.
On a ten acre country property along with an historic 3-bedroom Greek Revival brick house which is listed separately, is the Carriage House. Located in High Falls, it is minutes from the Mohonk Preserve and Minnewaska State Park and numerous hiking trails and carriage roads open to the public on the Shawangunk Ridge. The world famous Trapps rock climbing area is also in the neighborhood! It is an easy 90 minute drive from New York City via the George Washington Bridge. Owned by an artist and writer, the whole property is available year round on a flexible basis.
The Carriage House is approximately 1000 square feet with an open living area, great light and an enjoyable gas fireplace. WIFI is available as well as a flat screen Sony TV outfitted with Apple TV and a Netflix account for guests, and of course access to ITunes if you would like to purchase a movie. There is excellent light throughout the house with views of an expansive meadow on one side and a gurgling seasonal stream on the other. The open kitchen includes an under-the-counter sub zero refrigerator, a Viking gas stovetop, and a Viking wall oven. There is a Weber gas grill on the porch just off the kitchen. The large bedroom with a king-size memory foam topped bed, includes a sizable teak writing desk and seating area. The tiled bathroom has a large soaking tub with jets. Linens and towels are provided. We also now have a brand new laundry room right in the cottage with a washer and dryer for guest's convenience during longer stays. The CH is furnished with unique and interesting pieces from around the world including a soft Moroccan carpet and floor pillows by the fire! There is central heat and AC guests can adjust to their own comfort levels. The CH is very cosy in the winter and delightfully cool in summer. It was completely renovated in 2011 with an attention to "green building" practices. A delightful place to settle in for a bit, with everything you need for a great stay in the country! Less than four miles from the door you will find everything from spectacular, walkable scenery, charming country lanes and villages, wine stores, pharmacy, antique shops, numerous restaurants, a privately run grocery store, a health food store, post office, and a gas station. Live music and bars can be had on weekends in High Falls and New Paltz. And let's not forget the farm stands and swimming holes and Lake Minnewaska!
Weekend nights and holidays are $195. Stay one week for $900. Midweek rates are $160 per night. There is a two night minimum, but if it is last minute or mid-week, contact us and we will see if we can work with a one-night stay if that is what you would like!
Interaction with Guests
I love meeting guests if at all possible when they arrive at the property. I almost always meet them at the entrance to the long drive, then I guide them in and show them how things work in the cottage like the remote controlled fireplace, the AC and heat, and answer any specific questions at that time. Then I disappear and am available by text or phone as needed. I live less than one mile away. Guests have complete privacy but excellent access to me if needed for any reason!
The Carriage House is a self-catering rental. We ask that guests leave the CH reasonably clean with the dishes washed. Garbage and recycling should be put in the appropriate bins before leaving. All visiting pets must be OK'd before arrival. Official check-in is after 4pm and check-out is before 11am. Check-in and check-out are to be confirmed with the owner as well as an ETA, so that arrival and keys can be exchanged smoothly. This was our second time staying at one of Sterrett's places and it was even better than the last. The Carriage House is a wonderful, peaceful retreat that was just perfect for our weekend getaway. The cottage is exactly as shown in the pics - great lighting and decor - and very warm/snug. The property was covered in snow and it snowed even more while we were there so it added to the beauty and tranquility. Sterret, as always, was the nicest host - easy communications, warm greeting, and provides everything you can possibly need. We really appreciate that her places are pet friendly because our dog just loves it. To top it all off, we had a SUPERB private dining experience at Jeannette's popup restaurant across the street (Sterrett's recommendation).
Starrett, our host was amazing she met us on the main road to take us up to the cottage, and made sure that we had everything that we would possibly need and made us feel right at home. The property is a gem very cozy and really well put together a must visit really tastefully decorated like something out of Elle magazine. I was able to see one of her other properties that was really beautiful. She supplied us with a very accurate list of places to go and people to meet who own some local shops like a couple of really cute antique stores and a local coop for supplies and food and a wonderful private supper club just across the way with a private chief who makes delicious gourmet food that was prepared in a very special house. This is such a wonderful experience I give this a five star and Thank you, Starrett for being such a wonderful host and sharing your gorgeous cottage and we will recommend your properties to all of our friends. We had a perfect upstate weekend staying at the Carriage House in High Falls. The host provided helpful tips before we arrived and met us for a quick check-in. The historic house has been beautifully renovated to maintain old-time charm while adding a bit of luxury (i.e. high-end appliances and an all new bath). It is decorated simply and with excellent taste (in fact, we went to check out the shop in town where the host purchased a lot of the furniture for the house). The king-sized bed and fireplace were perfect for lounging around, but we also were able to hike close by and explore some of the antique shops in neighboring towns. We hope to be back soon. It was a fantastic get-away close to the city and would be lovely any season of the year.
Sterett's home was beautiful, clean and well kept. The grounds keeper met us upon our arrival and gave us a nice tour. We usually stay at the mountain house but decided a nice cozy cottage would be nicer, and it was! Only a few min from Mohonk mountain house where there is tons to do and very easily accessible to new paltz town. Would absolutely go back!
Also the furniture and decor was beautiful and what a huge bathroom with jacuzzi tub!
This is a wonderful place! Even in the middle of winter this cottage is snug and cosy, with beautiful natural light in all the spaces and everything you might need. We will be back again, for sure! And Sterrett is a great host: responsive and warm. We couldn't have asked for more!
Sterrett greeted us as soon as we arrived and showed around the Carriage House, making us feel welcome and giving us all the information we needed. It is an immaculately clean, very spacious and airy house with lots of windows and light. We came in December, and the heat in the house from both the heating system and the gas fireplace was abundant. This was our first time in the area and we look forward to coming back!
The cottage is beautifully appointed, really the pictures don't do it justice. We especially enjoyed the gas woodstove and the extremely comfortable bed--probably the best I've ever had via airbnb.

I am first of all a painter but have found myself over the years building and renovating, something I truly enjoy. My husband is a writer and also director of a graduate program in NYC. We made the critical decision years ago to move to the Hudson Valley in order to have the space we needed for our large library, painting studio, and land for a vegetable garden and fruit trees.
