The apartment is located on the fourth floor (no lift) of an elegant 17th century building which once served as a trading station for goods from the surrounding countryside.
The position and the fine appointment of the apartment will make you forget the stairs instantly!
The apartment is large and airy and can sleep up to 12 guests. It is composed of five bedrooms, of which two are furnished with a double bed, one has twin beds, one is a triple room and one has a single bed. A single sofa bed is also available in the living room. If necessary a folding bed can be added to any of the rooms, bringing the total number of beds available to twelve. There are two bathrooms with shower, both decorated with ceramic tiles and wooden fittings.
The heart of the apartment is the kitchen, which is furnished with antique fittings, has a large copper sink and is decorated with Mediterranean style tiles. The large dining table is able to seat all the guests and makes the kitchen area both welcoming and comfortable.
The apartment also has two large sitting rooms in which guests can meet up after visiting the city. The flat is supplied with a washing machine, a dishwasher, a free WI FI connection, TV and ceiling fans in the bedrooms and the sitting room.
The characteristic building in which the apartment is located has been careful conserved. Indeed, the apartment is distinguished by original wooden beamed ceilings, large doors with transom windows and parquet and hexagonal tiled floors. The antique furnishings including the heavy wooden beds, bedside chests and wardrobes further enhance the atmosphere of this large and delightfully appointed flat.

The apartment lived up to all the previous great reviews. Nine of us stayed there for 4 nights and it was perfect for our needs. Most importantly it is exceptionally well located for the main tourist sites (colosseum, pantheon, forum etc). But it was also very enjoyable to stay in the flat as there was plenty of room for us to all have our own space, there are two bathrooms which helps a lot and the wifi is very fast! We ate breakfast and lunch in the apartment both days and the table was big enough and there were plenty of crockery and cutlery. We had a great time in Rome and thought this was an amazing place to stay.
Big apartment with a great location located in a cosy neighbourhood which is close to all the big attractions, just around the corner from both Piazza Navona and the Campo de Fiori. The apartment is perfect for a big family traveling together (we were 10 adults and 2 small kids) and leaves you with the possibility to cook your own food in the kitchen and eat dinner together around the big kitchen table. The staff is professional and was easy to get hold of during our stay. The arrival went smoothly as we had arranged for a taxi to pick us up in the airport and were welcomed by Camilla from the staff at the agreed time at the apartment. The departure was just as easy. I would recommend this to anyone traveling with their whole family and looking for a central location. However, the apartment is only used for rental and is not actually occupied by anyone so if you're looking for a "true" Airbnb experience you may get disapppointed. That said, the decor is very authentic and the pictures are truthful.
Perfect location, good arrangements. All worked very well for two families traveling together. The stairs were not a problem except for arriving and leaving with all your luggage.
The central location brings on the only downside- it was quite noisy in the evenings.( and some mornings- the upstairs neighbour had the tv on loudly from 5.30 some mornings). So if you are a light sleeper you need to bring good ear plugs.
Other than that we highly recommend this apartment and would certainly come back ourselves.

This apartment is perfect for group travels. Book it for up to 10 people and you will have a much cheaper stay than in seperate hotel rooms. Location does not get much better. The bakery downstars is amazing and everywhere around you you have icecream, cafes, pizzarias and much more
Had an enjoyable stay at this apartment in Rome. We were a large group (8 people), and the place was spacious enough to accommodate everyone, as long as you're okay with sharing bathrooms (one thing is that the showers in the bathrooms are very narrow...a little too tight for grown men). As others have written, it's on the fourth floor, so you have to be okay with the climb, but we found it no problem at all aside from the initial hike with our luggage.
The apartment is very well located, just a couple of blocks from the Piazza Novana; it is on a busy street with lots of noise, but the windows are very well sound-proofed and we had no problems sleeping. There is also an amazing bakery downstairs for morning pastries.
Daniela was great about keeping in touch before our arrival to verify check-in time, and was able to accommodate our request for extra keys with no problem. Overall, an enjoyable stay and would stay here again.
The Baullari 2 Apartment was great. The location could not have been better. Silvio met us at the apartment and very clearly explained all the aspects of the apartment and checked to make certain that everything was in working order. He also answered any questions that we had and was very pleasant and not rushed at all. We would be happy to rent from them again.
