A two minute walk is all it takes to reach Piazza Farnese and the splendid 16th century home of the French Embassy, Piazza Navona (just 100 metres), Via Giulia with its elegant aristocratic homes and antiques workshops, the Pantheon, the Roman Forum and the Colosseum. Taking the 116 electric bus service it is also possible to reach the Trevi Fountain, Via Veneto and Villa Borghese.
Sleeping up to 13 people, the 220 m² apartment is located on the second floor of a historic palazzo. Brightly lit thanks to the large double glazed windows overlooking Corso Vittorio Emanuele and Piazza San Pantaleo, the apartment is nevertheless quiet and peaceful.
The apartment is composed of 5 soberly furnished bedrooms (3 with double beds and 2 with single beds), a sitting room, a dining room, 2 balconies, 4 bathrooms (1 with bath and 3 with shower) and a kitchen with fridge, hob, oven, dishwasher, washing machine and dryer. The apartment is also fitted with SKY TV, ceiling fans and free wi-fi Internet connection.
The apartment has an independent central heating system with a boiler which supplies unlimited hot water. All bedroom and bath linen is supplied.The apartment sleeps 13 people in 5 bedrooms + 1 single sofa-bed in the sitting room + 2 folding beds (to used when necessary).
Rates will vary depending on season, length of stay, and number of guests. At the arrival a deposit of Euro 300 is required, which will be returned at the end of the stay except in case of any damage caused to the flat.

Amazing, amazing, amazing place! Couldn't pick a better location to stay in Rome - especially if you have a big group. We were a family of 8 and had more than enough space. Location is on a busy street with some great restaurants, bars and gelato places within seconds of the apartment. Daniela was also amazing and very prompt. She was available on WhatsApp when we got into town, and was right on time for meeting us at the apartment. She even had fresh treats from the bakery for us upon arrival! My only small complaint is that it does get fairly hot at night (mind you we visited during an especially hot part of July so it is likely not always like this) and is hard to keep the windows open since there is quite a bit of nightlife sound happening below. Other than that we had the greatest experience and would HIGHLY recommend this apartment to anyone looking! Walking distance to many monuments and a great street with fabulous restaurants. The apartment is on the 2nd floor (which is more like the 4th after all the flights of stairs) but does have a small elevator if needed. Overall great experience and would definitely come back. The apartment was exactly as advertised, very spacious, superbly located, with a good-sized and equipped kitchen, and a lovely balcony. It suited us perfectly and accommodated 9 people easily. There was sufficient information and wifi worked well. We needed a change of linens mid-week for one room, which was immediately accommodated. The hosts were accessible by email and the hosts' representative met us as pre-arranged. So our family was very satisfied and we can recommend the Baullari apartment without reservation.

This apartment was superb, everything from the correspondence, to the meet and greet on our first day, the chef@home experience and the location was better than we could ever have expected!
Please don't think twice about not staying here, it has to be the top choice for any apartment in the area that caters for large groups. We were a group of 10 (including 3 children-the flat was also perfect for them) as we were here for a wedding and there was room for more! The facilities were perfect, including a dishwasher, cooker, sky, coffee machine, washing machine and table dryer- plus lots more, and the location to die for. We were seconds away from eateries, ice cream shops, stalls, markets, bars, a museum across the road, Piazza Navona 2 minutes away and not to forget the main sights within minutes away...you can't help but stumble on some of them!
We would all stay here again with out a doubt and urge others to try it. Campi di fiori was just up the road and I would say we spent a good proportion of our time here dining and drinking.

As part of our wedding arrangements in Rome, we were looking for a place to house 11 people, in a central location to provide everyone easy access to the major sights. For a large group, there weren't many options. However, we came across this apartment and it fit our needs perfectly.
The apartment is in an excellent location, situated right in between Piazza Navona and Campo dei Fiori - which our guests ventured to every night to grab drinks/dinner and people watch. The Colloseum and Vatican are a bit further away, but easy enough to take the bus to. All of our guests (including those that stayed in other areas of Rome) all agreed that the location could not be beat.
The apartment itself was very spacious, with enough variety in bed sizes to accommodate our mixed group of couples and singles (we required 3 double and 5 single beds). There seemed to be an extra cot and a sofa bed - so this place can definitely house at least 13 people (if not more).
The wifi was decent, however we did notice that if all of us got on it at the same time, the router would need to be restarted. Also, the router is located right next to the front door, which is one side of the apartment, so the two rooms on the other end did not get very much wifi reception.
The bedrooms were spacious, with tall ceilings and large windows that provided a nice breeze. Though the apartment does not have air conditioning, the breeze was more than enough to cool the apartment - during our stay the temps were in the low 80s, and the apartment was just fine due to the breeze.
The apartment has a total of 4 full bathrooms - two bathrooms in the hallway, one of the rooms on the end of the apartment has its own bathroom, and another bathroom at the end of the hallway next to the last room. Washer/Dryer is located in back of one of the bathrooms.
The apartment is handled by a private company. They also provide taxi booking from the airport to the apartment/vice versa, which we used without any issue. They also helped us book a private chef for a welcome dinner at very low cost - the food was excellent! At check in, Silvano met us at the apartment and was very thorough in walking us through the apartment. Daniela was also very responsive via email during our stay. Very good service - no complaints! Our florist for the wedding (Dordas flowers), who happened to have his shop across the street, even inquired about the apartment for any future weddings he might do.
There are three small supermarkets near the apartment.
In case you need a taxi, there is also a taxi stand right across the street.

The Baullari apartment is wonderful! Our extended family group of 8 stayed for 9 days and loved the spacious layout, which allows for both gathering together, as well as private time alone, and could have accommodated a large group very easily. The full kitchen and large dining room made it very easy to decide to eat in occasionally, as well as have breakfast in the apartment in the morning before heading out for the day. There were several minor issues that other guests might want to be aware of. First, the apartment is managed by an agency; be prepared that any changes to your plans after certain time periods incurs additional charges so make sure you ask that all of the beds are made up in advance to maximize your sleeping arrangements upon arrival. Second, the washing machine and dryer are only available from 9:00-13:00; since there is only one electrical outlet, you can only run one machines at a time, which means you can't do more than one load of wash/dry a day (this was difficult for our group which had been traveling for an extended period before arriving and had expected to be able to do laundry for the Rome stay). Third, location is wonderful but very noisy for those who aren't used to city noise that goes late into the night with traffic and restaurant/bar/foot traffic. Lastly, the taxi service is inconsistent. When part of our group arrived, the taxi went to the wrong terminal. With our US cell phones not working, we were unable to call the hosts to track down the driver and ended up being charged for both the taxi service and our taxi into the city. It is easier and less expensive to go to the curb and get a taxi for about 48-50 Euros upon your arrival. Upon our departure, with two of our party having walking problems, the taxi driver was unfamiliar with international departures at Fiumicino Airport and dropped us at the wrong terminal, meaning we had to walk with all of our luggage to the correct terminal. With a 24-hour taxi stand directly across the street from the apartment, again it would probably have been easier to grab a local cab driver. Despite these minor glitches, we had a wonderful stay and the hosts were extremely helpful and considerate, and we recommend this apartment to other Airbnb guests.

We are very sorry about the misunderstanding regarding the washing machine - of course it is possible to use it during the day (just not at night time). Thanks to your comment, our next guests will be able to benefit from it!
You are right, we are an agency managing many apartments, so organizing our many guests and preparing our apartments can be a bit of work sometimes. We therefore send our confirmations and make sure our guests receive them, as everything is explained in them. We then happily accommodate all our guests' requests as far as possible - but of course, last minute requests can incur some fees, as for example bringing additional linen.
