Clean and private, a standalone dwelling separated from my own residence by a parking pad.
Small 2bd/1bath cottage. A 2 minute walk to the Sacramento River, bars, and restaurants. Boat launch is practically across the street.

The kitchen is stocked with plates, silverware, pots, coffee maker, etc. (Just please clean up after yourself)
There is WiFi, but it is not always reliable so I haven’t listed it as an amenity but it usually works well for the tv.

The space
An electric fireplace/heater in the main room gives a homey atmosphere.

The larger bedroom has a queen bed and the smaller has a twin with a pull out trundle bed plus a rollaway twin.

Guest access
The entire cottage is at your disposal. Fully stocked kitchen, two bedrooms, a bathroom, and a small laundry room with washer and dryer. It has one parking spot but street and alley parking is just a few steps away

Other things to note
Be advised that there is a church across the alley that occasionally holds Sunday service outside when the weather is nice. The music could be hard to sleep through when this is the case so some Sundays you might be awakened about 9:30

There is no central a/c and the summers get hot. I assume most guests are planning to enjoy the river rather than staying indoors for the most part, but there is a window mounted a/c unit to help with the heat if needed. It is not a large place, so it is usually effective at keeping it cool.
This is not a fancy place, but the proximity to the river and local bars and restaurants make it a convenient location.

Neighborhood highlights

There are only 2 occupied properties on this block: mine and the 4 plex next door. On one end of the block (next to the house) is a church and on the other end is the Library. Beyond that one more block is the city park with a pool and playground.
Over one block is Main Street, where there are a few restaurants and bars to choose from within walking distance (seriously, 2 minute walk). I recommend Lucy's for the food but everyone visiting Rio Vista must stop by Foster's Bighorn to see the famous collection mounted animal heads (not for the sensitive or young children).
A 1/2 mile walk along the river will take you to the Rio Vista Bridge and the city pier. In the other direction you can stroll down Edgewater Dr through one of the fancier collections of waterfront homes and end up at The Point restaurant for dinner and drinks overlooking the water.
The city boat launch is directly across Front St and charges $10.
A 10 minute drive up Hwy 12 will get you to the Delta Loop where you can explore the waterfront resorts and restaurants.

I'm a pipeline inspector, so where there's pipe there's work. I've worked in Florida, Texas, Wyoming, Washington, Colorado, Minnesota, and all over California. Sometimes a hotel isn't feasible for the per diem allowance I get so that's where Airbnb comes in, plus I love the chance to meet different people. I also like supporting individuals as opposed to corporate hotel chains. I've recently renovated a small home on my property so I can host as well.
