The space
Located in the community "Deer Ridge" - a friendly, usually quiet, established neighbourhood built in the early '80s.

Cozy bedroom has a queen size bed with comfy high quality Serta mattress and a selection of pillows.

Wi-fi, or for faster internet, bring your own cable(s) to plug into the ethernet (RJ45 wall outlet).

Functional workspace has desk with lamp and swivel chair.

Relax in the living room beside the gas fireplace with TV above.

Kitchen is equipped for meal prep with fridge, stove, coffee maker, kettle, microwave, dishwasher, and is stocked with basic cookware, dishes & utensils.

Lots of hot water and great water pressure! Large bathroom has tub with shower. In-suite laundry with iron and ironing board (laundry soap is supplied).

The suite is the lower level at the back of the house. Parking is near the entrance with a dedicated parking space off the alley.

Enjoy the outdoor sitting area. Nearby green spaces feature walking paths, a park with tennis courts, and a bit further is Fish Creek Park.

Please note that the home is typical drywall and wood frame construction so be prepared to hear muffled sounds from upstairs and vice versa. We ask everyone please observe quiet hours from 10pm to 6am, and be mindful of volume levels.

Ideal for longer-term stays. This is a legal secondary suite.

Other things to note
Maximum occupancy 2 adults. The suite is NOT equipped with "family" amenities (no crib, etc.) and it is not child-proof (gas fireplace, glass doors, etc.)

The main part of the house is also occupied so you may hear footsteps and other muffled sounds.

Non-smoking home. Some couch pillows have down. No pets allowed.

This is a lower level suite. Half a flight of stairs lead down to the entrance. Inside there is one step.

The vinyl plank floor can feel cool, and with some socks it can be slippery.

Deer Ridge Estates is a friendly, active, and beautiful established neighbourhood with large trees, parks and green spaces. Park amenities include tennis courts, ice skating, playgrounds and trails. Close access to Fish Creek Provincial Park Mallard Point day use area (1.2km - 3 min drive) with easy walking pathways along the river.

A 15 minute drive to Spruce Meadows, 20 min to downtown, 30 min to the airport, 90 minutes to Banff.

Less than 2km away, there is a vibrant shopping and services area including multiple restaurants, banking (TD, RBC, CIBC), and groceries (Co-op, No Frills, M&M).
