This is a newly constructed up/down duplex house with two suites that will be achieving LEED Gold certification as a pilot home in the Canada Green Building Council's LEED for Homes program. This home rental will be of particular interest for those seeking to experience or learn more about building a similarly sustainable home as it incorporates technologies such as vegetative green roofs, greywater reclaimation, rainwater harvesting, hydronic heating, hotwater heatpumps, and more passive design elements for natural ventilation and daylighting of this healthy home.
Upper suite (currently available on airbnb) has open living room/kitch with patio doors extending living space onto green roof garden, awesome afternoon sunsets and bbqs. Bath is large wet room with unique open shower. Giant master bedroom with beautiful morning light. Upper suite has queen in master bedroom; sofa in living room doubles as trundle bed (2 single beds), perfect for kids or additional guests.
Main floor suite (not currently available) has large open space living room/kitchen, large bath with steam shower and separate sunken tub. Master bed has queen excellent morning sun through skylight, room in rear contains two twins. 16 ft of sliding glass doors lead out to rear patio with BBQ, covered seating area and native plant garden. Lots of blueberries!!!!
Both suites are tastefully furnished with heated floors for added comfort. New, high quality linens are provided and both suites have their own washer/dryer. Kitchens are well-appointed with full cooking tools and ample glass/dinnerware. Suites have new appliances and bbqs.
Well-mannered pets are welcome, but advance notification is appreciated :)
So close to downtown, fernwood village and major transit routes, car is not all that necessary, but on-street parking is avail if required. Ground level bike storage also available.
Two blocks from Royal Athletic Park for Rifflandia festival Sept. 12-15th, beer fest Sept 6-7.Nearby and throughout summer include public market at the Hudson, Moss st market on saturdays, Highlanders football (soccer) club, victoria harbour cats (baseball) and much more.
Other nearby and key summer events include: much of jazzfest can be heard from home june 21- july 8, Pride week June 30-july 7, moss street paint-in July 20th (5 minute stroll away), Buskers festival July 19-28 (taking over downtown streets, so fun) , Blues bash (aug 31-setp2) and symphony splash (aug 4th) in inner harbour, Fringe fest Aug 20th-Sept 1st.

Such a great house tucked away on a dead end street. Fully stocked with whatever we might need. Having laundry is awesome.
Allison was very helpful and we would stay again if she would have us (and our 3 kiddos) again.
My friend and I shared a perfect Victoria getaway at Allison's lovely modern home. The place is architecturally amazing with a great balance of warm wood and metal finishes throughout and every amenity you might need. The shower/washroom is the highlight of the upper area..just like a light waterfall. Allison has endless tips for food and activities and will gladly fetch Leroy for you if like me, you love cats. Perfect distance to downtown and a market close by. We look forward to another stay in the future!
Allison was a friendly and laidback host that was quite easy to get in touch with. We found her upper suite to be bright and airy with all the items we needed to be comfortable with the added convenience of the location. Leroy, her sweet cat, was adorable too! Hope to stay there again during the warmer months so we can take advantage of the outdoor space.
Allison's LEED house was the perfect place for me to stay in Victoria. I had a week of appointments -- social and professional -- and her home couldn't be in a better location for getting around town. Inside, it was clean, comfortable and very stylish. I loved the overhead rain shower and heated floors. Best of all was Allison's openness and flexibility. Thanks for a great stay.
Had an amazing stay at Allison's beautiful home. Great location and great standard of quality with everything from pots and pans to the furniture. It was really interesting to stay in a LEED certified home, and to see how cozy yet practical they are.
Would definitely stay here again when next in Victoria.
This was our 2nd stay with Allison, and this time we stayed in the equally serene upper apartment of her beautiful home. Allison is an excellent host, very responsive and committed to ensuring our comfort throughout our stay. As frequent visitors to Victoria, we look forward to future stays!
We really enjoyed our stay during the 2013 Christmas holidays. The apartment was comfortable, clean and perfectly fitted its description and photos. My husband commented on how comfortable the bed was. Allison was a helpful and thoughtful host. Downtown Victoria and Cook St Village were both in walking distance. There was a grocery store a block away. I have no hesitation in highly recommending this home away from home to others.

My wife and I stayed at Allison's upper flat for 2 weeks in November. The photos show 2 apartments (the lower and upper) and the upper apartment is exactly like the photos and was quiet and clean.
The bathroom is large with a strong shower - it's a slightly surreal experience showering almost in the middle of the room! The large bedroom had a big comfy bed (it is on the hard side, which we thought was great but probably not so much if you like soft mattresses). The living room sofa was comfy.
The kitchen is a little limited: it's only equipped with 2 induction cookers, but a slow cooker as well as a small grill appliance are also provided, and there is a good dishwasher. There is no microwave or oven but we managed well for 2 weeks with the equipment that was provided. The basic equipment (pots, pans etc) are good quality and the dining table can be extended.
November in Victoria can get chilly but we were nice and warm in the flat - you have access to your own thermostats within the flat and can control the underfloor heating to how you like, which is great. There is also a washer and dryer available to use. The parking on the street is residents-only, and Allison will let you park in her allocated spot if you ask, so you shouldn't have any issues with the car. The internet was super fast and there was no download limit imposed. It did sometimes slow down in the evenings, so it's probably best do download movies/TV you want to watch in the evening during the day. (the apartment doesn't come with a TV - there is a set of speakers with an iPod dock though) Allison was responsive to our messages before and whilst we were there.
This apartment is a great location to explore Victoria, you can easily walk into town, and there are some bus routes nearby too for when you don't feel like walking. There is a good supermarket less than a block away, and some good restaurants close by. We loved the Greek restaurant on Yates St/Cook St (but you definitely need to book a table, even during the week).
All in all, we had a great time in Victoria.
