Elegant villa on three floors in the countryside, part of a complex made up of 3 separate houses (this villa + 2 cottages). The complex, originally built in 1703, used to be a water mill. In central Italy (Umbria, near Lake Trasimeno and Tuscany).
The dining room extensible table can seat up to 12, and the fireplace is decorated with early 20th.-cent. ceramics.
Umbria - central Italy, near border with Tuscany, close to Lake Trasimeno, beautiful hamlets and historic towns such as Perugia, Assisi, Città della Pieve, Pienza and Cortona. Delightful, fully-equipped (includes internet connection), elegantly furnished and totally air conditioned villa in an 18th-century recently-restored stone complex in the hills, on a large agricultural estate (organic olive oil production).
This independent and very characteristic house with private terrace is called "Il Casale", and it is on 3 floors: on the top floor there are two double bedrooms, a room with a triple bunk bed and two bathrooms (one with shower, the other with bathtub); On the middle floor are a spacious living room and dining room with fireplace, a fully-equipped kitchenette (includes dishwasher) and a bathroom. On the lower floor there is an extra bedroom wth a double sofa bed. The house can sleep up to 9 guests.
The dining room looks out onto a beautiful terracotta terrace equipped for eating outside and immersed in greenery.
The terracotta floors were locally hand-made; the tiles of bathrooms and kitchen are hand-painted, the furniture is made up of antques or old country furniture and many of the furnishings have been especially created by local artisans.
Il Casale was built in 1703, the complex was a water mill and this was originally the house of the miller.
There is a shared pool (there are other two cottages in this complex) with a spacious terracotta terrace with large stone barbecue and outside shower, equipped for eating outside.
In our property there are several trails for nature walks, jogging, trekking, and we have mountain bikes available for our guests.
The closest town (Tavernelle di Panicale) is 10 minutes away by car. Here you will find pizzerias, bakeries, supermarkets, shops, etc. There are delicious restaurants in the area serving typical Umbrian meals. The beaches and islands of Lake Trasimeno are 20 minutes away by car. In Tavernelle you will also find a tennis court and a great water park.
Guests will have access to the pool and terrace surrounding the pool. This terrace is equipped with sunbeds, tables, umbrellas, an outsde shower and a barbecue. Also, the cottage looks out onto its own private terrace equipped for eating outside. Guests can walk and hike in our 130-hectare property and in the area.
Interaction with Guests
My sister Monica and her companion Ernesto, who manage the property, live on the estate, just a few minutes away by car. We meet our guests daily, when we pass by to see that everyone is happy at the farmhouse, and when we come daily to clean and maintain the pool. We will be happy to give you any information you may need or to help you book restaurants, or others
Upon booking we will send you our suggestions on interesting places to visit, activities and our favourite restaurants in the area. We would certainly reccomend a visit to the beautiful hamlets that overlook Lake Trasimeno, such as Castiglione del Lago with its castle and Panicale; old, charming towns such as Città della Pieve; and famous art and cultural sites such as Assisi and Perugia. From the farmhouse you can easly visit the towns of Chiusi (Etruscan museum and stes), Montepulciano (famous for its wine production), Cortona and Pienza in Tuscany. There are two islands on Lake Trasimeno, one of them a nature reserve, and there is a bird reserve on the shores of the lake. Also, you may want to go wine tasting and visit some wine-producing estates, or buy local cheese produced from our neighbours. It is also possible to go truffle hunting (during the summer months) or taste a local meal at a summer fair. In your apartment you will find a list of local events (summer fairs, music festivals, theatre, concerts, etc.)
We are in the countryside, so there is no local public transport. You must have a car to reach us, visit the area and go to the shops, that are about 10 minutes away by car. Lake Trasimeno is about 20 km away, as are the towns of Città della Pieve and Perugia. Assisi is about 45 minutes by car; Montepulciano and PIenza are an hour away. We have a parking lot, right near the farmhouse (free parking).
IN HIGH SEASON (JULY AND AUGUST) WE RENT ONLY WEEKLY, SATURDAY TO SATURDAY, euro 1800 inclusive (all except a.c., see below).
A large and home-made breakfast may be booked for euro 8 per adult, euro 6 per child (euro 10 and euro 8 for once only), this needs to be ordered at least a few days before your arrival.
There is a supplement for the use of the air conditioning: euro 80 per week (only if you use it).
PETS: in high season we do not accept pets. In other periods, when the farmhouses are not full, we can accept pets. Send us an email with the period you are interested in, and the type of pet you have and we will get back to you with availability, thank you.
We really enjoyed our stay at the house and it's beautiful surroundings and will be happy to recommend in the future to our friends and hopping to come back one day ourselves. Monica and Sabina were great hosts during our stay, and made extra efforts to make us fill welcomed, including inviting us to a very memorable Easter picnic, a guided walk in the surroundings and a very caring and attentive help during help when medical care was needed to one of our kids.
The house was simply amazing, we had a great time there. Spacious and equipped with all equipment necessary it was a pleasure to stay here for a couple of days. Due to the weather we could not use the pool but it looked amazing too. For sure I will come back next year.
Det var verkligen en villa i Toscanskt viss med mycket god standard för priset. Värd paret välkomnade oss och visade runt oss på deras område samtidigt som de berättade historian om deras mark. Dock är det långa avstånd till större sevärdigheter men vill man spendera sin semester på ett ställe med lugn och avslappnande miljö är detta rätt ställe. Eftersom det är tre hus nära intill varandra finns risken att fler delar samma utrymme men vi hade väldigt lugna och trevliga grannar. För mindre barn kan det vara lite svårt då det är mycket trappor och mycket sten. Bil rekommenderas! Cirka 5 min med bil till närmaste stormarknad. Skulle gärna åka tillbaka till detta hus.

I deal with the Marketing and Bookings of this family-run agricultural estate and "agriturismo" (rental of apartments in farmhouses) and I live in Rome. My sister Monica and her companion Ernesto live in Colle San Paolo and manage the farmhouses, and they will be assisting you during your stay. We produce extra virgin and organic olive oil on this beautiful property on the hills that overlook lake Trasimeno, in the Umbrian countryside. We have about 2.000 old olive trees (250 are more than 150 years old), and we have recently planted 500 new trees.
About 5 years ago we restored three 17th-century farmhouses, creating 9 apartments, 2 independent cottages and a villa. We have built two pools and several panoramic terracotta terraces around the farmhouses, and planted many flowers and flowering bushes in the gardens. The area is very interesting (mediaeval hamlets, historical towns, castles, Etruscan tombs and Museums, wine and cheese-producing estates, etc.), and there are quite a few delicious local restaurants - we will be pleased to give you all the information for touring the area and discovering this enchanting part of central Italy, between Umbria and Tuscany.
