Welcome to the Moon Mountain Retreat! With spectacular mountain-top views overlooking vineyards, this wooded, hillside resort on over 150 breathtaking acres offers utter privacy, relaxation and solitude. Relax on the wrap-around deck or float in the pool overlooking beautiful Sonoma Valley.
The Moon Mountain Retreat is large, with plenty of space for everyone to curl up with a book or splinter off to enjoy talking over a glass of wine.
There are tons of amenities: A/C and heat, fireplace, outdoor fire pit, hammock, pool, decks galore, and a game room at the very bottom of the house.
Furnished in warm yet sophisticated "Sonoma Style," the property features a dramatic great room including living, dining and kitchen in one large, open space, with panoramic views of the entire valley below. All seven bedrooms are appointed with the finest linens, down pillows and luxurious comforters. Each bathroom has its own character, each with lots of charm.
This home is perfect for large groups; from celebrating family reunions to corporate retreats to housing everyone in a wedding party under one roof. There is no other place like it!
Sleeping arrangements include:
- Bedroom #1 is downstairs - 2 Queen beds.
- Bedroom #2 is downstairs - Queen bed.
- Bedroom #3 is upstairs - King bed.
- Bedroom #4 is upstairs - Queen bed.
- Bedroom #5 is upstairs - Queen bed.
- Bedroom #6 is upstairs - 2 Twin beds.
- "Bedroom" #7 is a convertible den/bedroom downstairs, and it has a pull-out sofa bed and large TV.
- Add the Owners' Sunset Suite ($212/night, sleeps 2): this spacious in-law suite on the bottom floor of the house has its own private entrance, Queen bed, sitting area, TV & DVD, kitchen and bathroom. The sofa pulls out into yet another bed. The suite enjoys a full wall of windows for appreciating the breathtaking view.

Interaction with Guests
You'll have the entire home to yourself, but I'll provide you with local contact information in case you have any issues or need help with anything.
Smoking is permitted outside only.
NO AMPLIFIED MUSIC ALLOWED - Any excessive noise is grounds for immediate eviction.
Check-in is after 3PM (sometimes 5pm). Check-out is 11AM.
Pool heating by nature and cover only. Pool generally open Memorial Day - Labor Day.
Holidays may have higher rates - please inquire.

ZERO TOLERANCE "PARTY" POLICY
In the case of excessive damage to gross negligence or heavy drinking/partying, we reserve the right to pursue legal action and place your name on our DO NOT SERVE list, which is published online as a courtesy to other vacation homes in the area.
UNDER NO CIRCUMSTANCES IS "EXTREME PARTYING" OR IRRESPONSIBLE BEHAVIOR TOLERATED. YOU WILL BE EVICTED IMMEDIATELY AND PROSECUTED IF THIS BEHAVIOR IS OBSERVED.
NOISE CONSIDERATIONS - Sonoma quiet hours are 10pm – 9am and must be strictly followed. Noise violations are grounds for a home losing its vacation rental permit, so we take this issue very seriously. If neighbors or police report excessive noise at any time, Guests will be asked to depart with no refund. No amplified music is permitted outdoors AT ANY TIME, as per county regulations. No DJs or bands are allowed at any time – we need to be considerate of our everyone's enjoyment of the peaceful setting.
CHECK IN – Check-in time is after 3pm, and check-out is 11am. These times are established to allow the property to be thoroughly cleaned for the next Guest. If Guest does not depart by 11am on the day of check-out, a penalty of $100 per hour late will be charged. Guests may request a late check-out or early check-in (subject to availability), but this must be done prior to arrival at the property.
OCCUPANCY LIMITS – Overnight occupancy is limited to 14 adults in the Main House, 2 adults in the Sunset Suite, and 4 adults in the Cottage. (Note that the Cottage is totally separate and private from the other accommodations.) No more than 10 vehicles are permitted onsite at one time. These restrictions are required by Sonoma County, and any violation is grounds for immediate Guest eviction without refund. Additional daytime visitors and vehicles may be permitted with the prior written approval of management. The onsite caretaker will report unpermitted visitors to management.
EVENTS - No events permitted beyond the occupancy limits of the property, plus up to 5 daytime additional guests.
FIRE HAZARDS – Smoking is prohibited indoors and within 10 feet of the property. Smoking is permitted only on safe cemented or green lawn areas due to high fire danger. No fireworks or sparklers are permitted at any time.
PETS – No pets are allowed on the premises at any time, in consideration of future Guests with allergies; the management can recommend nearby pet hotels if needed.
WILDLIFE – On very rare occasions, rattlesnakes have been seen in the hills around the property, so please watch your step when out hiking.
CLEANING – The cost of routine cleaning is included in the rental rate. Guests are expected to leave the property in the same general condition as existed prior to the rental term by making sure dishes are cleaned, appliances left clean, perishable food items removed from the refrigerator, and all items and furniture returned to their original location. The property should be generally picked up and ready to be cleaned for the next Guest. If additional cleaning is required above and beyond the normal procedures, the cost for additional cleaning will be charged to the Guest’s credit card.
RECYCLING – Sonoma has a mandatory recycling program. All Guests are required to dispose of recyclables (glass, plastic, paper, cardboard) in the green bins provided. Additionally, compostable kitchen scraps (food scraps, egg shells, coffee grounds, tea bags) are to be placed in the designated “Compost” bins.
RISKS/SAFETY - Children are welcome; however, there may be conditions in and around the property that may pose hazards to them, as well as to adults. Homeowner does not assume any liability or responsibility for any injuries occurring in the property. Children must be supervised at all times. The Guest hereby acknowledges that they are aware that the pool and surrounding patio/deck can be dangerous, that the deck/patio can be slippery when wet, and that injury is likely to occur to anyone who is not careful. The Guest agrees to observe and adhere to all warnings as posted at the property. The undersigned Guest accepts and assumes all risks involved in or related to the use of the pool and patio areas.
Disclaimers & Other
ACCESS – Guest will allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right in a reasonable manner.
HOLD HARMLESS - Homeowner does not assume any liability for loss, damage or injury to Guests, their invitees or their personal property. Homeowner does not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, nor will Homeowner accept liability for any loss or damage caused by Guests’ negligent or intentional conduct, weather conditions, natural disasters, acts of God, or other reasons beyond its control.
ARBITRATION - In the event of a dispute between the Homeowner, Guest, and/or Inhabit Vacations arising out of or relating to this Agreement, including with respect to any bookings or sums billed, collected and/or distributed hereunder, the parties shall first attempt to resolve the dispute through informal good faith negotiations entered into promptly upon the request of a party. In connection with such process, each party shall share all information relating to such matter reasonably requested by the other party. In the event such dispute is not successfully resolved within 30 days of the parties’ initial dispute resolution conversation, the matter shall be submitted to binding arbitration for resolution. Such arbitration shall be conducted by the San Francisco, California offices (or such offices nearest San Francisco) of the Judicial Arbitration and Mediation Services, or its successor (“JAMS”). The parties shall share equally in the cost of the arbitration subject to the arbitrator’s discretion to allocate such cost among the parties in accordance with equitable considerations. Any award, which may include legal and equitable relief, will be final and binding and judgment may be enforced by any court of competent jurisdiction.
MISCELLANEOUS - This agreement constitutes the entire agreement between the Homeowner, Guest, and/or Inhabit Vacations relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. Each section, subsection or paragraph of this agreement shall be deemed severable and if for any reason any portion of this agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this agreement. For all purposes hereunder, affirmative activation (“i.e., “clicking”) of the “Accept and Agree” button or checkbox shall constitute Guest’s acceptance of the terms of this Agreement in full and shall cause this Agreement to become immediately effective and binding.
