The Space

The B&B is located in a unique position in front of the rock of Orvieto, with a sensational view on the old city. The house is surrounded by a large estate with olive trees, in the middle of in an Etruscan area with wonderful walks and panoramas.
At la Finestra of Orvieto, warm hospitality and breathtaking panorama will make your holiday an unforgettable experience. The old stone house, recently renovated, is located on the beautiful hills in front of Orvieto and has probably the most beautiful view of the old Etruscan town of all Orvieto area. The owners, the Di Croce family, live year-round in the house and take care with love of its maintenance and of guests well-being.
Room La Torre is a triple room (available as 3 single beds or double + single) with private external bathroom. With its oak-beamed ceiling and original hand-made "cotto" floor, it recapitulates the atmosphere of ancient Umbrian houses. Breakfast is mainly based on local products with both sweet and savory food, including cakes, muffins, biscuits, cheese, eggs and salami, high quality coffee and tea selection.
Guests are given every assistance to ensure that the holiday proceeds in a perfect way. The owners provide multilingual tourist information (english, spanish, french) and tips on how to best spend the time (website hidden) classes and organized activities (food/wine tasting, archeological visits, farm visiting, sightseeing) are available on request.
The medieval village of Porano is only 3 km from the house and offers all the services (bank, food shops, post office) while the city of Orvieto, at just 6 Km, offers art, history , music, shopping and cultural activities of all kinds. The surroundings of the house offer great walks and visits to an ancient monastery and etruscan tombs. The garden, with its olive trees, is the perfect place to relax or sunbathe.
La Finestra su Orvieto provides the conditions for a perfect vacation : beautiful nature , spectacular views, a warm and familiar hospitality and short distance to some of the most beautiful places in central Italy: Orvieto (6 km), Civita di Bagnoregio (15 Km), Lake Bolsena (15 Km),Todi, Assisi, Spoleto, Viterbo.

Guest Access

Guests will have access to a large living room, a reading room, breakfast area, garden with outdoor table, panoramic terrace and free parking (all common spaces are shared with other guests).

Getting around

The house is accessible mainly by car. A public bus stop is located 1 Km. The owners can provide an shuttle service to Orvieto train station (on request, not included in the price) .

  • There are so many wonderful things about our stay, I hardly know where to start!

    The home: The home is a historic farmhouse with everything our family of 6 adults needed. It is so comfortable and in a beautiful setting amidst the olive trees, flowers, and plants on the property. Everything we needed was provided and we had no troubles at all. The pets that live on the property were also a highlight of our trip as well as they were so friendly. Waking up to birds chirping and the absolutely breathtaking view each day was just amazing.

    The location: This is such a beautiful are of central Italy - right in the intersection of Umbria and Tuscany which makes it perfect for exploring all the richness the regions have to offer. We were able to visit Siena, Montepulciano, Assisi, Lake Trasimeno, Lake Bolsena, Civita di Bagnoregio, and, of course, Orvieto as day trips. There is so much beauty (and food!) in this area, we will definitely need to come back.

    The hosts: Ann and her husband Paolo were the sweetest, most welcoming, and helpful people! We had some trouble in our rental van when we passed the home initially and they helped us get the car back up the uneven dirt road and carried our luggage back to the house. They were on hand to answer any questions/give recommendations when we asked and showed us the underground cellar and around the property. Additionally, the PDF booklet that Ann had prepared about the surrounding area and history were wonderful both in preparing for our trip and also during our exploration.

    I would whole-heartedly recommend this home for anyone looking to have a spectacular and magical dream vacation!

  • Our family of 6 fit comfortably in this clean, spacious, charming, and tastefully up-to-date house. Ann and Paolo and their wonderful dog Fiocco were warm and welcoming. Paolo even led us to a local restaurant after our arrival so we wouldn't miss a meal. The view has not been 'photo-shopped'--it is just amazing. We stayed a full week and have promised ourselves to return.

  • This is an unbelievable place to stay! First of all, the view is tremendous -- you can see all of Orvieto from the front lawn, where a few sitting areas are available. The house itself is amazing -- as a guest, you will have access to an entire half of the house, which is separate from the other half (where the family lives). It is a two story house with large comfortable bedrooms, 3 bathrooms, a large well fitted kitchen, living room, dining room, and reception area. The house is made of stone, with high ceilings, and is overall very luxurious -- almost a castle feel to the interior. Not to mention the outdoor seating with amazing views. There is a pleasantly remote feel, although Orvieto and some other villages are close by. Ann was very hospitable, and flexible with check-in, and she was readily available for any question we might have had -- we even got a tour of their family-run olive oil operation, and got to use some when making dinner. Parking is available on the premise as well.

  • Ann's house is beautiful and decorated with very fine taste. The view from the terrace and even from the windows of the house is really amazing!!

    Orvieto is a really interesting town to visit and walk around and its just minutes away from the house. Ann told us about a restaurant very close to the house, and that restaurant was the best in our 8 day visit to Tuscany.

    Ann place is so peaceful that it invites you to stay for several days enjoying nature and the landscape. Unfortunately, we could only stay 2 nights since we had a tight schedule but, for sure, we are coming back for a long stay.

  • Our hosts, Ann and Paulo, and Fiocco the dog, were warm and welcoming at all times. We immediately felt at home upon our arrival.
    The stunning view of Orvieto from the house and the patio captivated us at once -- we spent a lot of time enjoying that view, as well as taking in the orchard and lush surroundings. The home itself is quiet, comfortable, spacious and rich with character: rock walls, rustic beam ceilings, fireplace, several patios and fabulous french doors in almost every room! We took advantage of the large kitchen and indoor and outdoor seating spaces each day to feast on local wine, produce, bread, cheese and pastries, all while taking in the view of Orvieto. And the sweet-sounding birdsong was a constant joy to us all.
    The ancient city of Orvieto is charming and holds a fascinating history, the dining and shopping are great too. We enjoyed the underground tour as much as wandering the piazzas and the architectural and ancient wonders above ground. From the house, the sun's glint off the Duomo and the sunsets over Orvieto are breathtaking.
    Ann provides a fantastic printed guide that highlights many local offerings, from local farms and markets (Thur & Sat in Piazza del Popolo) to day trip ideas. We took our rental van to Assisi, Perugia, Gubbia, Terni, the Parco die Mostri, a nearby winery and local goat cheese farm, just to name a few. We had such a marvellous time that we miss La Finestra Su Orvieto already. We weren't ready to leave so we hope to return someday.

  • Beyond expectations! We all enjoyed our short stay very much; the beautiful house, the surroundings, the amazing views and of course Ann's warm hospitality made us feel at home. The house is very spacious and offered plenty of room for our company of six (three couples). After a busy day it was wonderful to come back home into the quiet and serene ambiance. I am sure that we will return one day!

  • We thoroughly enjoyed our time at the beautiful home of Ann and Paolo. They are kind and generous hosts who made us feel very welcome (like family) and gave us great suggestions for things to see and do in the surrounding area. The breathtaking views of Orvieto from their terrace are beyond words and Ann provided us with wonderful treats (grown on their property) to enjoy with our wine as we watched the sunset and took in our surroundings. The accommodations were amazing - Ann has taken great care to provide all the amenities one would need to be comfortable. The rooms are spacious and clean, and everything is in good working order. Ann has also compiled a book with much information to educate her guests about the area, including its flora and fauna, and the Etruscan tombs within walking distance. The rustic building and surroundings are what one envisions when dreaming of a retreat in the Italian countryside. Also, there was ample parking for our car and her directions helped us get around the area very easily. We were beyond pleased with our experience with Ann, Paolo and their family. I highly recommend this experience and we plan to return in the future!

    I collected info on the oil shipping: unfortunately it's extremely expensive, it would cost approximately 150 euros for 5 litres! However, it seems that you could take the oil (well-packed) in your checked luggage. In this case, if you are in Rome in these days, maybe I can manage to meet you and give you the oil.
