I can meet you with the Keys or there is also a lockbox. 1 key is only required for the front Door.
Interaction with Guests
If you need anything don't hesitate to call or text , I know Los Angeles and Orange County well and Love to Dine out so I can tell you where is good. Also if you need more linens, towels let me know and I will be happy to accommodate.
This is a newly built complex, reminds me of Orange County architecture, right here in LA County.
The Freeways are really close, 405 and 605,22
*Supermarket is a 10 min walk
* The Local attractions Queen Mary, Shoreline Village, Convention Center ,The Pike, Aquarium of the Pacific, Pine St and Second St is 10 minutes away
*Catalina Express is a 10 minutes drive away to go to Catalina Island
Other Things to Note
Will allow some pets, but to be discussed prior to booking regarding size and price before acceptance. Person booking Required to be 21 years and older.

*100% of the Full Rental fee is required at booking.
* Refundable deposit is required 48 hours prior to check in and is HELD by airbnb.
The deposit is NOT applied toward the rent. The deposit is fully refundable within 48 hours after departure, provided the following provisions are met:
A/ No damage is done to the Property or its contents, beyond normal wear and tear.
B/ No charges are incurred due to contraband or collection of rents or services rendered during the stay.
C/ All debris, trash and discards are placed in outside trash cans to the left of the house
D/ All soiled dishes, glasses, cups, cookware; utensils are cleaned and put away.
E/ All keys are put back in the lockbox and the unit is locked.
F/ All charges accrued during the stay are paid prior to departure.
D/ No Linens, Towels, Kitchen Utensils, Glasses, Dishes, Cookware, All Furniture, All Appliances, All Hardware, All Decor Objects, Dvd’s, Cd’s, Electronic Equipment are lost, stolen, or damaged.
E/ All towels and linens are accounted for and without stains. (Girls!! this is for you, please don’t wipe make-up, mascara tanning lotion, lipstick etc on towels, linens)
F/The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.
G/ No plumbing Fixtures have been removed or Damaged.
FALSIFIED RESERVATION: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money and the party will not be permitted to check in.
Short-term reservations of less than four weeks:
* 50% refund for cancellations more than 7 days before check in date, minus processing fee of $30.00
*Cancellation or early departure does not warrant any refund of rent.
Not to exceed the maximum number of 10 occupants.
*There is a $15 charge prior to arrival for each additional overnight guest beyond eight (4) guest’s total.
*Please let me know if there will be additional Guests prior to arrival.
*If more guests stay than on the rental agreement the deposit will be forfeited.

Early Check In:
*Unfortunately there is a $25 per hour fee for early check in requests; this is due to have to pay extra for another cleaner to clean more quickly than the usual time.
*There is a $25 per hour fee for requests to leave luggage in the garage prior to 3pm check in.
*Fees must be paid prior to arrival, please let me know when you are booking.
Sorry there is no refund if you arrive late after requesting an early check in.
Late Check Out:
*Unfortunately there is a $25 per hour fee for any persons or belongings left in the rental or the garage past the 11 AM check-out time and for every hour there after.
There is STREET parking on the complex, please do not park in the stalls and park on the white side of the buildings ONLY otherwise you will get a ticket and get towed.
Washer and dryer are provided. The washer and dryer are available to use between 9AM-9PM daily. Also VERY IMPORTANT DO NOT LEAVE THE PREMISES WITH THE WASHER AND DRYER ON, this can be very dangerous and cause fires. The owner is to be held free and clear of any and all liability to any guest if this occurs and guest will be liable for damage to the Property.
Linens: All Linens are provided as Follows:
2 Queen Set includes fitted bottom, flat top & 4 pillow cases, Duvet, and Duvet Cover.
Extra sets are available when extra guests are booked , If you require additional they can be provided at a $15.00 Flat fee per set.

Please ONLY take Beach Towels OUTSIDE.
1/ NO NOISE AFTER 10PM OR BEFORE 9AM
2/ No fireworks.
3/ No large pieces of indoor furniture allowed outdoors.
4/ Flooring- Please be careful of the flooring! It is very sensitive to liquid and scratches! Please carry, do not roll suitcases on floors.
No outdoor equipment is allowed in the house! This includes bikes, surf boards, boogie boards, skate boards and ice chests. Any outdoor equipment found indoors will result in full forfeit of deposit.
5/There is no smoking on the premises. The premises include the house, Front yard and Grounds. Smoking in these areas will result in full forfeit of deposit. Please do not litter.
6/ Excessive sand found in rental, tub or sinks will result in full forfeiture of deposit!
7/ The Premises has screens on the windows. Removal of the screens could result in injury. If the screens are removed at anytime this will result in forfeiture of full deposit, CHILDREN ARE TO BE SUPERVISED AT ALL TIMES AROUND WINDOWS,.
8/ No one at anytime should be on the roof. Guests reported on the roof results in a full loss of damage deposit.
9/ There is 1 garage to the Property, this is OFF LIMITS sorry, and will remain Locked at all times.
Pets: Pets are allowed with prior written consent and a Night fee & a deposit. Any pets reported on premises without prior approval in writing, will result in loss of full deposit.
Please remind any visitors that pets are not allowed on the property at anytime without Prior written approval. Pets on the property, including the yard, will result in forfeit of entire deposit if approval in writing is not obtained
* please be careful there are 2 doors to the Property and these are to remain locked at all times but a guest may not lock it fully, so please watch that your pet does not leave, owner is to be held free and clear of any and all liability in regards to loss of pet.
NO PARTIES: Any police activity on the premises will result in loss of full deposit plus any fine fees and possible immediate eviction. There is a strict noise ordinance which is enforced by the Signal Hill Police. No noise after 9PM. If there are any complaints from the neighbors, there will be a full forfeit of the deposit and an Imposed fine of $1000
Alcohol is not allowed on public property and that includes the beach. You WILL get a ticket.
The Property is available for special events. i.e Engagement Party, Wedding, Graduation, Birthday , Anniversary etc. There is an additional fee for hosting any type of party. Any Special Events without Prior written approval with result in full forfeit of entire deposit and an Imposed Fine of $ 5,000
The unit is privately owned, the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities and shall be held free and clear of any and all Liability.
The homeowner is not responsible for the loss of personal belongings or valuables of the guest.
There is a Main Busy Street in front of the Complex where cars can drive fast. Please be sure all guests are safe, especially small children & pets.
By accepting the reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
Any litigation shall be held in a Los Angeles County California Courthouse. All court costs, lawyer fees, and any court related expenses shall be the responsibility of the loosing party.

Susan was a wonderful host...this townhome is really lovely and worked perfectly to meet our needs. We especially enjoyed the beautiful kitchen and the balcony, and it was very safe for our busy 2 year old grandson. We will definitelynstay here again.
really nice place and Su is a really amazing host even we arrived at her place later than 10pm. wonderful bedroom & living room.
the only thing is there`s some smell in the second floor but doesn`t bother us so much.
looking forward to living there again.
It was lovely to stay with Susan! The pictures show exactly what you should be expecting. Everything was clean and check in was very easy. The kitchen had pretty much everything you would need to make a good meal. The fridge was large enough to hold a lot of food for all 8 of us as we were traveling as a big group. There were some difficulties in the very beginning of the stay but Susan was able to quickly attend to it! Susan was a wonderful host to stay with and I'm looking forward to staying at her other properties in the future!
We loved our stay at Susan’s place. The town home is exactly as shown (spacious and clean) in the picture and location is very convenient. Susan is very personable and prompt in responding.
We had a fantastic time at Susan's apartment last week when we were holidaying there. The place was lovely, clean and well decorated. Susan was very friendly and helpful :)

I am From the Uk , lived in US over 16 years love it here especially the weather I can't Leave LOL! Also long Beach is Great I've lived all over LA and the OC and this is the best place as you are in between OC and LA, there's so much to do. Love to travel, Read, Eating Out, Outdoor projects.
