The Space

We offer a small scale boutique B&B service with two beautiful comfortable bedrooms decorated in a mix of contemporary and period furniture, one of which has an open working fireplace.

As a couple of foodies, we enjoy serving hearty homemade gourmet breakfasts each morning in the dining room with our own homemade breads, scones, seasonal chutneys and jams. We provide good quality coffee and tea, our eggs are always free-range and our herbs are all locally grown. See below for a sample breakfast menu. Everything is prepared fresh using Irish seasonal produce as much as possible.

Our house is a stone's throw away (or 10 minute walk) to O'Connell St, and about 25 minute walk to Dublin's center and Temple Bar area. It's about 15 minutes cab ride to the airport. We have lots of knowledge about local history and of what's on in the entertainment and arts scene.

This bedroom has an open fire and a small private toilet outside the room. The bed is super comfortable, and all bed linen and towels are of course provided. This garden level room looks out onto a private garden. It's extremely quiet and the open fire is beautiful to come home to after a busy Dublin day.

We also have for your convenience ..
* the loan of a mobile phone with Irish SIM card
* a hair dryer
* European adapters should you want them
* an iPod / iPhone / iTouch dock for music
* free WiFi
* loads of Dublin tourist information
* the loan of our Ireland Rough Guide
* on-street parking, just €5 for 24hrs
* city Bike depot a few minutes walk away
* and of course our quality daily breakfast

You will also be welcomed by a lovable salt and pepper Standard Schnauzer called Fred.

  • Fabulous all around, thanks guys! Waking up after a night drinking a few too many Guinness to a that magical porridge with whiskey topper was far and away best breakfast I've ever had! 100pct recommend staying here to anyone visiting Dublin!

  • My sister and I arrived into Dublin on a chill November day, bleary-eyed from our overnight flight from New York. Despite the early hour, we were warmly welcomed by Kevin and Sir Fred the schnauzer, and served hot tea and fresh made scones with homemade strawberry ginger jam! Kevin and Garvan were full of suggestions about places in Dublin to visit and sites to see. They recommended a glorious tour of the Wicklow mountains, the hop on/off bus tour, and dinner at what turned out to be our favorite pub in Dublin. They were the perfect hosts--welcoming without being intrusive, charming, funny, and AMAZING COOKS! Scrambled eggs with smoked salmon over homemade pumpkin seed bread? YES, PLEASE. The "cosy fireplace room" couldn't have lived up to its name more. I slept soundly on what may be the most comfortable mattress and crisp sheets I've ever encountered, while the fireplace crackled in the background. Anyone traveling their way around the EU understands the allure of a great shower and theirs was absolutely second to none. I had forgotten my conditioner, but was able to nab a bit from the L'Occitane products the hosts generously leave in the shower for guests to share. (Unfortunately, I am now addicted to it!) If I am lucky enough to come back to Dublin I simply would not stay anyplace else--nor should you!

  • We had just a great experience with Kevin and Garvan. Their home was beautifully appointed, every detail attended to, breakfasts that one would expect from a posh hotel, and excellent tourist advice for seeing the sights, even alerting us to Culture Night and The Fringe Festival which coincided with our stay. The locale is within easy walking distance of several museums and places of interest, and also to the bus stop for everything else. They'll even make reservations for you for the more popular restaurants. Highly recommended.

  • It's no shock that Kevin and Garvan (and Fred) have one of the best B&Bs in Dublin. From the time we arrived to the time we left, it felt as if we were staying with friends and one of the cutest dogs ever. The kindness and generosity from Kevin and Garvan is hard to come by. The food was some of the best we had on our trip. The room was gorgeous as well. I would definitely recommend staying here in Dublin!

  • This was a perfect way for us to end our Irish adventure. We felt pampered and very taken care of by Kevin and Garvan. The room was beautiful and the bed was super comfy. Breakfast was consistently amazing and I only wish that they came back to Maryland with me to help me cook such wonderful French toast. Their dog Fred was super sweet and we enjoyed coming home to a friendly furry face.

    Communication with them was a breeze and they were super flexible with our arrival time. In one email I asked for a recommendation for dinner for our anniversary. Not only did they recommend somewhere (Fallon and Byrne= delicious) but they also made us a reservation and had congratulatory glasses of champagne waiting for us at our table.

    We did leave something at the house, which of course I remembered as soon as we got to the airport. I already had a message from Garvan about it. He put in in the mail for us before we had even landed at JFK.

    We can't say enough good things about our experience in Dublin and would whole heartedly recommend this to anyone.

  • My daughter and I spended two days with Garvan and Kevin (and of course with Fred) We liked it very much! Especially the hospitality of them. We felt very welcome.
    Thank you for the lovely time! We will return one day...

  • Normally, I don't really like staying at B&B's , but.... not so at Kevin and Garvan's "Two Rooms in Dublin". They offer a light filled delightful stay with fabulous breakfast offerings. Our bed was appointed with natural cotton and down ( no polyester and polyfill here) These two hosts are an inspiring duo, with many talents that personify their lovely home.
    They were both especially informative and intuitive about guiding us through the dynamic new Dublin, with timely tips directly related to our interests; if you are interested in the creative process, be sure not to miss the recreation of the Francis Bacon painting studio at the Hugh Lane Gallery, which they clued us into. And, be sure to check out their community improvements on their block - the flowers, the community garden - that elevate their immediate surroundings while defining the wonderful experience available within their home.

  • From the very moment we arrived at Kevin & Garvan´s home we were instantly made welcome and very impressed by the style and character of this unique Dublin townhouse.
    Arriving by car from the airport the location was very easy to find with parking right outside the front door. Greeted with a welcomed cup of coffee, Garvan gave us an excellent map and guide to various places to see in Dublin, before showing us to our room.
    The Double Bed room was fantastic, very spacious, clean with many exclusive touches like fresh lavander & an open peat fire.
    In the mornings we experienced the superb breakfasts of which we had previously read reviews about, which indeed lived up to their reputation. Fresh & locally sourced produce including home baked bread and scones (that morning) made a lasting impression.
    Kevin & Garvan are wonderful people, fantastic hosts and we look forward to returning to our number 1 choice in Dublin. We believe their B&B will grow and grow in popularity as more people experience what they have to offer and we wish them all the best with this 1st class accomodation. Thank you Kevin, Garvan & of course wee Fred (the dog).
