Rules about being a good Tybee neighbor. Occupancy and # of cars is limited to the maximum # indicated on website page for each property and in confirmation email for each house. If violation of any policies including occupancy and # vehicles exceeds allowed numbers your credit card may be charged up tp 500.00 and all rental fees will be forfeited and Lessees may be required to vacate property. Lessee shall not damage the premises during the lease term, including pipes, wires, glass, plumbing, fixtures and other equipment. Lessee will leave premises in clean condition upon departure i.e. dishes clean, trash removed, all furniture returned to its original location, excess sand swept up. All Dog droppings and Cig butts removed from yard if applicable. Non-disturbance clause: Be a good neighbor. City of Tybee Ordinance: Quiet after 10pm. Check-In/Check-Out Times: To guarantee our guests a clean house and to avoid delays, we ask that all guests abide by our Check-In Time of 4:00 pm EST and Check-Out Time of 11:00 am EST. We CANNOT guarantee early check-in or late check-out requests. $50 fine if guests arrive at property before 4pm or depart after 11am. Your Cleaning service needs plenty of time to clean . Parties: No house parties are allowed in any of the rental units. We reserve the right to charge your credit card up to 500.00 and terminate occupancy without refund should this occur. Please no fireworks. Fireworks are illegal in the state of Georgia. Cleanliness: My goal is to provide you with a sparkling clean house. Please call me immediately upon your arrival if your house is not cleaned to your satisfaction. I will send the cleaning staff back right away or at your convenience. Please note I cannot provide a refund of any fees but will do everything within my power to make you happy. The “cleaning” fee covers credit card fees, handling fees, linen fees, supply fees and more. Smoking: All of My Beach House Rental Properties are non-smoking properties. Although, smoking is permitted on the deck, porches and outside properties. If there is evidence of smoking in the house, a $200 ionization fee will be charged to credit card. $200 fee if butts are found in the yard.
Indemnification: Guests agree to indemnify and save individual homeowners, My Beach House Rentals and its employees, free and harmless for any liabilities or any loss or damage whatsoever arising from, related to, or in any connection with the rental of the premises, including but not limited to, any claim or liability of personal injury or damage or loss of property which is incurred or sustained by a guest or of guests of guest. My Beach House Rentals is not responsible for items left behind but will make every effort to locate and return to you. There is a minimum 35.00 charge for returns plus postage. If there is an obvious online quote error or error in the calendar availability , website owner reserves the right to correct. My Beach House Rentals may refuse to honor an online reservation for any reason. ###****Pre-staying at the property****###
After paying and finalizing the contract with airbnb, the rental company emailed us separately a letter requiring us to sign a separate contract and to provide them with our credit card. We asked airbnb for their advice, and they have immediately took action and explained the rental company that they should not require a separate contract or CC number. Although the rental company emailed us saying they now understand the procedures, in later emails they have continued to demand our signature and CC number!
We were asked by the rental company to examine the property once we get there and call them if we found that the property is not clean so they will send a crew to clean the house.
###****Property condition when we arrived:***###
** One of the rooms doesn't have a window that face outside. The window faces another room.
** Cockroaches in the kitchen - on the counter, in the dishwasher, on floor. We were told that they use exterminators monthly and that the cockroaches appear after rain.
Some dishes and utensils were not cleaned and carried residual food.
** Neighbor dogs: there is a sign hanging in the living room- " if dogs make noise call the police". There were dogs that kept barking all night.
Its important to note that the information about the barking dogs is conveyed by the rental company in one of the pictures in the airbnb listing: in that picture you can see a nice room and a sign welcoming the guests; if you enlarge the picture, you can see this advice regarding the barking dogs.
** Blankets: old, worn out, very thin. Some look like were not washed for a long time as they carry stains.
One of the queen beds was missing a cover sheet. This was disturbing, because the bed cover which we is not washed, was right on top of the sheet we had to sleep on.
** Window blinds are made of bamboo, so they are see-through. The material doesn't block the neighbors at night!
** The chests drawers in 2 of the bedrooms are difficult to use - they fall out when opened.

The rental company kindly moved us to another property on the next morning. The other property was cleaned before we entered but it is maintained poorly with mold of the shower curtain, and also there we saw cockroaches and even a gecko , but with no barking dogs at night!
We are using airbnb for many of our vacations and had a great experience in the past. Also this time airbnb responded professionally and refunded us for the first night of our staying.
In response to this comment, I just say that none of the comments are true. First of all
there are no queen beds in Shamrock Lodge. It has King beds and twins and a full bed.
Please note that I responded to their phone call within 30 minutes by phone and 10 minutes by email and text. This was Christmas Eve.
The guest would not allow the cleaning staff back in while they were there to see which bed had a sheet missing and my staff was unable to find any missing sheet upon cleaning the unit after they stayed.
Maybe there was a fork that was mistakenly left not thoroughly cleaned but again staff could not find any dirty dishes.
The professional pest control service came in the next day and neither they nor the cleaning staff could find any evidence of bugs. All of my properties are professionally serviced monthly for pest control and we take bugs very seriously.
These guests also told me - though no mention here - that the sofas and dining room chairs were torn and scratched. These are brand new leather sofas and chairs. This was not true. I asked the guests for copies of the photos they said they had of the tears but they would not provide me these photos.
We have had a problem with the neighbors barking dogs and City of Tybee has a $300 fine for barking dogs, therefore, we ask guests to call the local police and they will issue a fine and eliminate the barking. This is the first I have heard about the barking dog from this guest.
We have never had a complaint about the blinds. There were no neighbors next door and you cannot see into this room We tested it.
They also did not complain about the blankets and this owner uses all upscale linens so this is not true.
Yes, I was able to upgrade them the next day to another house that has 7 bedrooms and 4 baths- Island Cottage has 5 bedrooms and 4 baths and this new house was much closer to the beach.
My cleaning manager walked through this house with them and inspected all beds, baths, linens and the guest said all was ok with them and that they had no complaints. This house had been vacant for a few weeks so the cleaners also remopped all of the floors. I did not charge the guest another cleaning fee or any extra $ for the upgrade.
I feel like we did all we could to make this guest happy but the entire time they asked repeatedly for a refund and $ compensation.
Airbnb talked with them and decided that I was not obligated to refund any money. Airbnb did give them about $250 back but I don't feel this was deserved.
Everyone loves Shamrock Lodge and I have never had complaints like this from guests who stay at this house. Needless to say, I will not accept a rental from this guest again at any of my houses.
We had a wonderful experience at the Shamrock Lodge! The house was exactly as pictured and everything was in great shape. It was a short 5 minute walk from the beach and grocery store. Our group of 10 girls had a wonderful time catching up during our stay. We each slept comfortable in the house and had no issues whatsoever.
I would definitely recommend Lauren's home for anyone looking for a group trip on Tybee!
Lauren was easy to get a hold of and very informative. She responded to my emails in a reasonable amount of time and was available to text with me while we were on the island, which was very helpful.
