we let 1 room in our 17th century cottage, all rooms ensuite, free wifi, good access to all areas of the Lakes & only 1 mile from Windermere,price is per person, rooms are small but very comfortable, we are NON SMOKING, Sorry thats not negotiable
Its quaint, quiet, very comfortable & you will be made very welcome. BUT PLEASE BE AWARE, we DO NOT ACCEPT SMOKERS !! I am seriously allergic to Nicotine...if you do smoke...PLEASE PLEASE PLEASE DO NOT book with us as we will be unable to accomodate you... ...my health comes first....I hope you understand. We are also unable to accept Children under 12 unless you are the only guests.....Please ask before booking.
We have 2 letting bedrooms, both are double rooms with one double bed in each, please be aware of this before booking.
We live on the top floor which is obviously private, but the lower 2 flloors are generally for your own use.
Our minimum stay is 1 night, but in high season May to September we will usually only accept a minimum 2 night stay particularly if over a weekend.
Own ensuite bathroom, free wifi, Dryers & washing machine if needed

its quiet, but close to railway station & restaurants of Bowness & Windermere, but very close to the Fells
yes...buses every 20 mins to Windermere which is only a 15 minute walk as is Ambleside...a taxi is 5 minutes and costs around £4.50
Other Things to Note
The cost is from £20 per person (based on two occupants) or £25 per room for single occupancy low season,rising to £50 per room or £25 per person peak season June to August. This includes continental breakfast. We will offer deals for longer stays. just ask !! If any visitors are football fans, we can arrange tickets to see Manchester Utd at Old trafford....just ask for details !!
A local well equipped gym & swimming pool/sauna is literally walking distance....We c an arrange day passes.
its my house, behave as you would expect others to in your home.....You will be made very welcome, but please respect my privacy, there are two areas which are private. Definately NO SMOKING ANYWHERE.

Malcolm made us feel very welcome. He made it clear that his home was our home and we were to do as we would in our own home during our stay with him. He provided us with excellent advice regarding which lakes and villages to visit including the most spectacular views during our time there. The listing was very accurate and was as shown on the website. We very much appreciated the information he provided us on local attractions. He dropped us off at Bowness so we could catch the boat without the worry of parking and picked us up when we called later that afternoon. He provided us with breakfast and was very generous with making all food and drink available to us. We had access to excellent wifi - very fast and reliable.
This was my first airbnb experience and I stayed with my girlfriend. Communication prior to our stay was excellent. Malcolm gave clear instructions on how to get his cottage. The cottage is spot on, really cosy. Malcolm is very hospitable and accommodating. He is extremely knowledgeable and informative about the local area. Bed was very comfy, cottage comfy and clean. Breakfast was nice too, plenty of choice. Enjoyed watching United beat Palace with Malcolm. Malcolm
was extremely kind and gave us a lift to the pub and the hotel down the road. I must say, it was a pleasure staying with Malcolm and felt at ease as soon as I met him. Would happily stay here again. Than kouy very much for making the weekend even better Malcolm.
It was a wonderful time at lake district, Malcom is really friendly and incredible hoster. He showed us a incredibles and stunning places to visit. We lernt many things from him, and his house is a little manchester united sanctuary, the walls have many pictures and t-shirts from man united players. It was a pleasure to share this time with malcom. I hope to be there again
The cottage is nice, warm and cozy. Malcolm is a great host who gave us great tips about where to go for our exploration around the lake. The cottage is a little difficult to find initially, perhaps some signages will be helpful.
Malcolm is really very nice! We saw the fat badger just in front of the door! It was a unforgettable experience. We chased the beautiful sunset. And you must have a walk with Malcolm! I visited Malcolm's delightful home for 1 evening with my retired parents whilst traveling around the Dales/Lake district. Our host was easy to book with, informative and helpful with arrival times and directions. On arrival we were welcomed in person with a pot of tea and biscuits - most thoughtful and appreciated. Malcolm is a truly lovely, generous gentleman, conversation was easy and we loved the freedom to use his home as if it were our own. The beds were amazingly comfy and we all had a wonderful nights rest. The cottage is decorated authentically and is jam packed with pleasant football memorabilia - whilst we are not football fans we were all the same impressed with the displays and obvious dedication of this Manchester United enthusiast. Malcolm goes the extra mile and also provided a lovely well laid breakfast table with ample selection of breakfast choices. All in all I would rate this cottage 10/10 for comfort and convenience and I very much hope to return one day.
