This is the Top floor Villa when looking at the building, it is split down the middle as 2 Villas on top, so 2 Large windows are this property, when looking straight on its to the right.

Guest Access

As an FYI Airbnb Does NOT CHARGE the DEPOSIT to your credit Card. Just if anything Happens a claim can be made to the amount :)

There is a Private Deck with seating for 10 for relaxing & Entertaining and a shared Gated Private Yard with BBQ and Dining Area for 12 . Also another Seating/ Dining area for 6.There are 2 beach chairs and a Lounger .
There is a Private 1 Car garage and exterior Space with direct access to the Rear Yard at $10 per night optional, please let me know when inquiring if you would like this, so it can be added to the transaction.

Interaction with Guests

There is a lockbox, It is located TO The Right side Of the building next to the Mailbox by the Brown wooden gate.. If you need anything don't hesitate to call or text , I know Los Angeles and Orange County well and Love to Dine out so I can tell you where is good.
Also if you need more linens, towels let me know and I will be happy to accommodate per amount of guests,

The Neighborhood

*There are 3 Ocean view Restaurants within a 5 min walk.
*Supermarket is a 5 min walk
*Second St is a 10 min walk
* Broadway is only 3 blocks with lots of stores, restaurants and Bars.

Getting Around

*Passport Bus is only 4 houses away and will take you to all the Local attractions Queen Mary, Shoreline Village, Convention Center ,The Pike, Aquarium of the Pacific, Pine St and Second St.
*Catalina Express is a 5 mins drive away to go to Catalina Island
* Long Beach Rail is a 5 mins drive and can take you the Staples center, Nokia theater .

Other Things to Note

Will allow some pets, but to be discussed prior to booking regarding size and price before acceptance. Required preference of guests 21+ & older.

1/ Please take all the trash out to the Bins Located at the Rear of the house, Outside the gate by the garages.
1/ Purple Cans for Recycling ONLY
2/ Gry Cans for Trash.
3/ Green for Yard Waste
2/ Wash up & put away ALL pots, pans, glasses etc and put back to their places.
4/ LINENS.. If Sofa-beds were used please remove all sheets and put Sofa-beds back to Sofa position
5/ Empty Fridge of All Contents
6/ Lock up all Doors & Windows Securely. If this is not Completed, Results in Loss Of Entire Security Deposit.
7/ Put the Keys back into The Lock box and mix up the numbers to 0000

Sorry to say if any of these are not Completed ,$100 per Violation will be deducted from your security Deposit. Sorry

RENTAL AGREEMENT

Damage deposit: As per Airbnb Booking Agreement, that is NOT charged by AIRBNB only the Right to it, if anything happens.


Section 1:
PAYMENTS:
*100% of the Full Rental fee is required at booking per Airbnb Policy.
* 50% refund for cancellations more than 7 days before check in date, minus processing fee of $100.00.
* Refundable deposit is required 48 hours prior to check in and is NOT Charged but The Right to it is Agreed Upon by airbnb.

Section 2:
DAMAGE DEPOSIT:
The deposit is NOT applied toward the rent. The deposit is fully refundable within 48 hours after departure, provided the following provisions listed below are met:

A/ No damage is done to the Property or its contents, beyond normal wear and tear.
B/ No charges are incurred due to contraband or collection of rents or services rendered during the stay. This Includes paying any Outstanding Alterations Before check out. If Alterations are Not paid prior to check out then an additional handling fee of $50 will be required.
C/ All debris, trash and discards are placed in outside trash cans to the right of the garage doors in the Alley.
D/ All soiled dishes, glasses, cups, cookware; utensils are cleaned and put away to Original Places.
E/ All keys are put back in the lockbox with numbers 0000 and the Complete Property, All Doors and Windows are locked up, and garage Remote In Left on Kitchen Counter, If Provided
IMPORTANT : WHEN LEAVING THE PROPERTY AT ANY TIME DURING YOUR STAY, All Doors and windows must be locked. $1000 Fine and You May be asked to Leave without any recourse or Refund.
Garage door is only for use when you Enter and Leave and to remain locked at all other times.
F/ All charges accrued during the stay are paid prior to departure.
G/ No Linens, Towels, Kitchen Utensils, Glasses, Dishes, Cookware, All Furniture, All Appliances, All Hardware, All Decor Objects, Dvd’s, Cd’s, Electronic Equipment are lost, stolen, or damaged.
H/ All towels and linens are accounted for and without stains. (Girls!! this is for you, please don’t wipe make-up, mascara tanning lotion, lipstick etc on towels, linens)
I/The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.
J/ No plumbing Fixtures have been removed or Damaged.
K/ No Illegal Substances/ Materials have been found on the Property.
L/ The Furniture if Moved is put back to the Original Position.
M/ No Crimes have been committed at the Property.
N/ Police are not called. This is an a automatic Loss of deposit and Fine of $1000.

Section 3:
FALSIFIED RESERVATION: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money and the party will not be permitted to check in.

Section 4:
CANCELLATIONS:
Short-term reservations of less than four weeks:
* 50% refund for cancellations more than 7 days before check in date, minus processing fee of $100.00
*Cancellation or early departure does not warrant any refund of rent.


Section 5:
MAXIMUM OCCUPANCY:
Not to exceed the maximum number of 6 occupants.
*There is a $20 charge prior to arrival for each additional overnight guest beyond four (4) guest’s total .. 2 people per bed. Airbeds can be provided above 4 guest or upon request for $20 per night.
Additional linen set and /or airbed is $20.00 per set.
*Please let me know if there will be additional Guests or Additional Airbeds prior to arrival.
*If Changes are Made to Guest amount or Airbed Requirement after 12pm on Day of Arrival an Additional charge of $50 will be required in addition prior to Check in.
*If more guests stay than on the rental agreement the deposit will be forfeited and you May be asked to leave without any Recourse or Refund.

Section : 6
Check-In: 3 PM or After
Check-Out: 11AM or Prior

Early Check In:
*Unfortunately there is a $ 25 per hour fee for early check in requests; this is due to have to pay extra for another cleaner to clean more quickly than the usual time.
*There is a $25 per hour fee for requests to leave luggage in the garage prior to 3pm check in.
*Fees must be paid prior to arrival, please let me know when you are booking.
Sorry there is no refund if you arrive late after requesting an early check in.

Late Check Out:
*Unfortunately there is a $25 per hour fee for any persons or belongings left in the rental or the garage past the 11 AM check-out time and for every hour there after.


Section 7:
PARKING:
There is a Private ONE Car Garage available at $10 per night, Or An exterior Space . Please advise when booking if this is requested so that it can be added to your account. Sorry it’s the Beach and parking on the street in summer months can be difficult to find. If not booked and requested upon arrival $20.00 per night if available.
This Garage Location will be determined at arrival. Access to Garage 1, 2,3 is inside the yard and Garage 4 is outside the yard.
Garage size is 90"W X 192"L X 82"H.
Vehicles over the Garage size dimensions will not fit and therefore 1 exterior Space is available at the same rate. and 2 other additional garages are available at the same rate. Street Parking is offered otherwise.
You are responsible for driving a vehicle that fits into the garage, if you book the Garage and you are not able to park that vehicle into the garage no refund of Garage fee will be given.
PLEASE DO NOT PARK BEHIND THE GARAGE AT ANYTIME! YOU WILL GET A TICKET OR BE TOWED!
This includes loading and unloading of guests and supplies. Repeated offenses of parking behind the garage will result in deduction from deposit.
If you park on Ocean Blvd PLEASE watch for street sweeping signs where you park; You will get a ticket if parked when there is street sweeping which is Friday Mornings at 2am -8am.

Section 8:
Washer and dryer are provided. The washer and dryer are available to use between 9AM-9PM daily. Please be considerate to the Lower guests regarding these time frames. Also VERY IMPORTANT DO NOT LEAVE THE PREMISES WITH THE WASHER AND DRYER ON, this can be very dangerous and cause fires. This is cause for Immediate Eviction without Recourse or Refund.The owner is to be held free and clear of any and all liability to any guest if this occurs and guest will be liable for damage to the Property.Washer and dryer are provided. If left on while NOT at the property will mean Loss of Deposit in Full, Regardless of an Occurance

Section 9:
Linens: All Linens are provided as Follows:
2 Queen Set includes fitted bottom, flat top & 4 pillow cases, Duvet, and Duvet Cover.
Extra sets are available upon request at $20.00 per set.

Towels: House and Beach Towels Provided as Follows
4 Beach Towels
4 Bath Towels
4 Hand Towels
4 Face Towels
Extra towels available per amount of guests
Please ONLY take Beach Towels OUTSIDE.

Section 10:
Premises Rules:
1/ NO NOISE AFTER 9 PM OR BEFORE 9 AM
2/ You may have a fire in the outdoor Fire Pits, BUT ONLY when present and ALWAYS PRESENT. The Fire Pits are not to be left unattended. If a fire occurs the owner is to be held free and clear of any and all Liability to guests and the Guest will be liable for all Damage incurred to the Property.
3/ No fireworks.
4/ No large pieces of indoor furniture allowed outdoors.
5/ Flooring- Please be careful of the flooring! It is very sensitive to liquid and scratches! Please carry, do not roll suitcases on floors.
No outdoor equipment is allowed in the house! This includes bikes, surf boards, boogie boards, skate boards and ice chests. Any outdoor equipment found indoors will result in full forfeit of deposit.
6/There is no smoking on the premises. The premises include the house, Rear deck, Front Deck Garage and Grounds. Smoking in these areas will result in full forfeit of deposit. Smoking is only allowed behind the building in the alley area behind the garage door in which your car is parked. Please do not litter. If Cigarettes butts or Cigars butts are found..There is a $250 Clean Fee.
7/ Excessive sand found in rental, tub or sinks will result in full forfeiture of deposit!
8/ The Premises has screens on the windows. Removal of the screens could result in injury. If the screens are removed at anytime this will result in forfeiture of full deposit, CHILDREN ARE TO BE SUPERVISED AT ALL TIMES AROUND WINDOWS.
No Guest shall climb through the Windows at any time.
9/ No one at anytime should be on the roof. Guests reported on the roof results in a full loss of damage deposit.
10/ There are 3 Gates to the Property these are to remain Locked at all times.
11/ Garage door to remain closed, only to be opened when you are entering and Leaving.
If Premise Rules are Not Followed, It will result i n Loss of Security Depost and The Right to ask the Guest to Leave without any Recourse or Refund.

Section 11:
Pets: Some Pets are allowed with prior written consent, Pet waiver signed and pet fee paid. An additional pet deposit may be required depending on Pet.A Liability waiver Must be signed and a Picture sent to my Cell Phone or Email. Any pets reported on premises without prior approval in writing, will result in loss of full deposit.
Please remind any visitors that pets are not allowed on the property at anytime without Prior written approval. Pets on the property, including the patios, will result in forfeit of entire deposit if approval in writing is not obtained
* please be careful there are 3 gates to the Property and these are to remain locked at all times but a guest may not lock it fully, so please watch that your pet does not leave the property without your knowledge. The owner is to be held free and clear of any and all liability in regards to loss of pet.

Section 12:
NO PARTIES: Any police activity on the premises will result in loss of full deposit plus $1,000 fine and possible immediate eviction. There is a strict noise ordinance which is enforced by the Long Beach Police. No noise after 9PM.
If there are any complaints from the neighbors, there will be a full forfeit of the deposit and an Imposed fine of $1000
Consumption of Alcohol is not allowed in Public streets of long beach and that includes the beach. You WILL get a ticket.

Section 13:
SPECIAL EVENTS:
Any Special Events without Prior written approval, such as Wedding , Birthday , Anniversary , Engagement party etc will result in full forfeit of entire deposit and an Imposed Fine of $ 5,000 . This is not a Party House.Possible Immediate Removal from the Premises without Recourse or Refund.

Section 14:
Any Police activity or any Crimes committed on the property, will result in full forfeit of entire deposit and an Imposed Fine of $ 5,000. Guests take Full Responsibily for the actions and anything arising from their actions.

Section 15:
The unit is privately owned, the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities and shall be held free and clear of any and all Liability.
The homeowner is not responsible for the loss of personal belongings or valuables of the guest.
There is an alley behind the unit where cars can drive fast. Please be sure all guests are safe, especially small children.

Section 15:
Any litigation shall be held in a Long Beach California Courthouse. All court costs, lawyer fees, and any court related expenses shall be the responsibility of the loosing party.

By Accepting This Reservation ONLINE through Airbnb. I agree to all terms and conditions of this Rental Agreement. I have read and reviewed Sections 1-16 of this Rental Agreement I am over 25 years of age.
By accepting the reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

Please Provide a copy of DL #, ID # or Passport # when checking in and Prior to Code being Given.. to be sent to my phone via text. If parking is reserved please provide license plate #

I am From the Uk , lived in US over 16 years love it here especially the weather I can't Leave LOL! Also long Beach is Great I've lived all over LA and the OC and this is the best place as you are in between OC and LA, there's so much to do. Love to travel, Read, Eating Out, Outdoor projects.
