The Space

Stay within the protective moat of the Old City of Chiang Mai. Experience the best of both worlds from one central location. Walk to 700yr old temples, sample local Thai foods, shop the Sunday walking street OR go to the Western styles malls and all variations of nightlife.

For all those coming to Chiang Mai for a massage class, this location is walking distance from both ITM and TTM massage schools. Take a look at my other location if you are interested in the class at the Old Medicine Hospital massage school.

The building is less than 50 meters from the moat road and all public transport.

We have bicycles, motorbikes, scooters for rent and can help making arrangements for tours including Elephants, Massage Classes, Cooking classes, Tiger Kingdom, rock climbing, or just about anything for any interest!

  • Staying with Stephen and Ketsuda was a great choice when we first got to Chiang Mai. A new city can be daunting but they were so helpful, providing tips on where to eat, where to bank, what good prices are for things like motorbikes, apartment rent, etc. They definitely made the stay what it was.

    The room had everything we needed as well. It was basic, but lacking for nothing. The neighborhood was great for exploring old city.

    We would highly recommend others staying here as well.

  • Ketsuda and her husband are fabulous hosts. They keep a quiet, clean, very comfortable place. It's inside the old city, (email hidden). I received tons of valuable information and recommendations immediately upon arrival. And they are very easy to communicate with - Steven speaks better English than me. The bed is comfy, the room is clean, plenty of amenities, and very friendly neighbors. Highly recommended.

  • My stay in Chiang Mai has been brilliant, thanks in large part to Ketsuda and Stephan. First off, the room is quite nice. Clean, good internet, cable, all that stuff. The location is really excellent as well, walking distance to so many good restaurants but still in a rather quiet area. Like others have said, the real winner here is Ketsuda and Stephan. They have went above and beyond in helping me with everything from transportation, navigating, restaurant recommendations, and literally anything else that I've needed. My week absolutely would not have been anywhere near as awesome without them!

  • I highly recommend this guesthouse! It's in the quieter part of town, but just a 20 baht red truck ride to the other side. The food is much better and cheaper by the guesthouse, unless you like paying extra for prettier restaurants. The guesthouse itself is basic, though the room was huge by Thai standards, basic Thai bathroom, my bathroom could use a refresh (but I know that they have updated some units) overall clean and safe. A block from the ring road, so very easy to get a red truck (taxi equivalent) or the overpriced tuk tuks. You can walk to the more touristy areas just might be a little hot. Amazing food within walking distance, local not fancy but really tasty and most is $1 or $2 dollars for a good size meal. Best of all are Steven and Ketsuda, they are fantastic hosts. When you arrive, they show you around the room and then take about 1/2 an hour to tell you about all the best attractions, all the best restaurants, transportation options to get to everywhere cheaply etc. They can book out the tours or cooking classes, whatever you need and at a good price. The farm cooking school they recommended was excellent. You just can't go wrong staying here. You'll get a more local experience, eat really well and save a lot of money.

  • Stephen and Ketsuda were great and informative hosts. As noted below the location of the apartments is a little "tucked away" but this posed no issues. Would recommend their scooter rental- the perfect way to get around town and see some of the surrounding countryside. S & K also were very helpful in (email hidden) course on my behalf and arranging a taxi to pick me up for my early morning flight.

  • I stayed in Ketsuda place for three nights. Overall experience was very good. The studio was basic but got everything you need for a pleasant stay. But the real added value you will find in Stephen and Ketsuda, so helpful and always available they can solve your questions and find for you the best tour/motorbike/restaurant at good price. Stephen has even took me to the airport the last day, what do you want more? :) I suggest for your stay in Chiang Mai to rent a moped, or you'll walk a lot ;)

  • Very nice, simple place to stay in a great area. Near a lovely little cafe that Steven recommended. They were very accommodating and say down with a map of Chiang Mai with us for about 20 mins and told us good places for food, markets, day trips etc. would stay here again! Thank you!

  • This is our third stay with Ketsuda and Steven and it was great. The apartment is in an excellent location in the old city, and we rented a motor scooter from them to get around. The apartment is clean and bright and we can make our coffee as there is an electric kettle. Wi-fi is good and there are English channels on the TV as well. We look forward to staying with them again in the future.

Hi, I'm Ketsuda, but most people simply call me by my nickname, King. I am a born and raised Chiang Mai(-ian) married to an American ex-pat. We raise three dogs and are soon to welcome our first child into the world! I started the business now known as CMStay in 2010 to fill a obvious gap in the local hospitality market. Nobody was catering to the real travellers and digital nomads of the day. Your choices were the big hotel with big hotel prices or cheap hostels with no privacy and dicey internet. Both were only prepared to take your payment, hand you the keys and that was it. At CMStay, our goal is to give you a running head start from the moment you arrive in Chiang Mai. We have spent the last three years doing our best to convey our local knowledge to new arrivals. From the best local eateries, where to get freshest fruits/veggies, places that cater to specific diets, different schools for Massage/Yoga, how to get around our city like a local, to setting up tours/drivers at non-tourist prices. The list goes on.... All units include STABLE, HIGH-SPEED WiFi, Cable TV, AirCon, working desk, Western style toilet, among other basics all travelers would appreciate. CMStay currently has two locations: CMStay @Baan Ouikum is inside the Old City walls and moat. Close to the Sunday market and the tourist center, but far enough to be outside of the noise. CMStay @Sethee Court is near the Saturday night market, Old Medicine Hospital, and SVG massage center. This location is close to the Old City, but set inside a local Thai neighborhood. I like to believe that we are great hosts, we are multi-lingual and have a strong knowledge base of Chiang Mai which can help with the nuances of traveling in a new country. We're always looking forward to meeting new people and maybe even being able to help a newbie find their way around. Most of all, we are always willing to try and help.
