The Livingston is a gorgeous, light-filled, apartment that combines playful colors with a sleek, minimalist interior. With exposed brick and an open layout, the contemporary decor makes each space feel stylish and inviting.

The Livingston is the ground floor flat of a two family Victorian built in the 1890s. We renovated the home to create an open floor plan between the kitchen, dining and living areas.

You will notice vintage old growth oak flooring restored with a plant based oil and wax that actually lets you feel the wood beneath your feet. Exposed brick accents the kitchen and dining room.

The furnishings are simple, elegant and modern. All of the mattresses are new and comfortable. We designed this place to be a home away from home for our out of town family, and we hope it will feel that way to you too!

The entryway is shared, but other than that you will have the entire apartment to yourself. You will enter the home with a key code.

We live above you in the upstairs flat. You probably won't see too much of us. We both work and stay pretty busy with a toddler at home. You enter and leave by a door code, so come and go as you would in a hotel. That said, please let us know if you have any questions or need anything. We are responsive to your messages if there is any way we can be helpful.

Livingston Street is a garden lined, friendly neighborhood whose charm is complemented by the easy access to local businesses. Walk to fun restaurants and independent cafes, browse the boutique shops, or drive to the city centre nearby.

Walking is our favorite way to get around. 10 minutes to Elmwood, 20 minutes to Delaware park. A 25 min walk gets you to the medical campus, or catch a 10 minute direct bus right on the corner.

The airport is 20 minutes by car. Niagara Falls 30 minutes.

The Kitchen:

We have the basics for cooking by hand, but no kitchen gadgets other than a coffee maker and a microwave. Message us if we have missed something important. Chances are we will get it for you.

Children and babies:

The Livingston is kid friendly but not childproof.
We have tried to keep the space clutter free and offer things like outlet protectors and a baby gate if needed. That said, there is a marble coffee table and barstools etc. that still require some supervision.

After one too many trips lugging strollers, pack and plays, and portable high chairs, we decided that no one should have to travel that way! We have a high chair, pack and play and a stroller you may borrow if it will make your travels easier.

Once a jet-fueled globetrotter, this recovering-engineer has settled down in Buffalo, New York (a best-kept secret for all of you real estate investors) to practice acupuncture and raise a family.
