- Children 6 years and under may not use the hot tub.
🌊🎣 Dive into fun at our 1/2 acre swimming & fishing lake! 🌟 Enjoy the beauty of our fresh water oasis, complete with a dock and a real sand beach for ultimate relaxation. 🏖️ Bring your fishing poles for some awesome Bass fishing (catch and release, please! 🐟), and don't forget your bathing suits for swimming and sunbathing on the white sand beach!
While you are invited to enjoy the property owner's private lake please be sure to put any items you may use during your stay (paddle board, lifejackets, chairs, etc) back where they were found after use. ☀️
🤠🐴 Dive into ranch life! 🌾 Step outside your cabin to find everything from horses 🐎 to goats 🐐 to llamas 🦙 and even a Highland Cow! 🐮 Explore the grounds during the day and get up close with the animals. Free ranging miniature donkeys and llamas/alpacas are on the property from time to time. Please use caution when approaching these animals on the ranch. 🌟 Book a private guided farm tour for hands-on feeding, brushing, and petting with over 80 furry friends! 🐾
👶 All minors must be supervised at all times:
- Areas include barnyard, lake, beach, dock, and play set areas outside of the immediate cabin yard and driveway. Minors MUST always have adult supervision. No visiting these areas after dark.

Guest access
Guest will be provided access onto the gated property once all documentation and refundable deposit has been collected as required. You are renting the exclusive use of the Branch Hill Cabin. During your stay you are invited to enjoy the other areas of the estate such as the lake, dock, beach, barnyard and open areas throughout the estate. These areas are not for your exclusive use and you may/will see the owners and potentially other guests enjoying these areas as well.
Refundable Damage Deposit must be received no later than 48hrs prior to arrival. If deposits are received late, guest must reach out to Branch Hill Estate and schedule a check-in in person only. Self check-in will not be available.
Refunds are NOT provided to guests who did not read the info prior to booking and do not provide photo ID, Security Deposit or sign the rental agreement.

⚠️ **Important Notice:**
- You'll be staying in a large luxury guest home on a privately owned gated estate.
- Only registered guests are allowed entry through the gate at any time. Violation of this will result in cancellation of your stay without refund as noted in the rental policies and agreement.
- No visitors or day guests permitted at ANY time for ANY reason.
- Please list all guest names for your registered guest list prior to arriving and ensure they are correct.
- The number of guests is verified at arrival on this gated estate.
- Any unauthorized guests will result in a minimum charge of $250 per violation and most likely retention of your entire deposit. May also result in cancellation of your stay. Security on this private estate is taken very seriously and exceptions for guests not abiding by the rental agreement are not made for any guest.
👶 **Infant Booking Policy:**
- INFANTS may NOT be booked when booking through Airbnb's platform as we are required to account for each guest of all ages in our occupancy count.
- Book all minors/infants as "children" to comply with insurance and licensing requirements.
💰 **Rental Pricing:**
- Please note that prices are higher on third-party platforms like Airbnb, etc.
- Rates cannot be reduced when booking through these platforms and we are unable to apply discount codes.
- Per night fee applies after the first 5 guests (included in "Base rate").
- Include all guests in your total counts when booking for accurate reservation totals.
🚫 **Guest Policy:**
- ONLY registered guests may be on the property during your stay.
- NO day guests, visitors, etc., regardless of if they stay overnight.
- Unregistered guests will result in fees at a minimum of $250 per violation and potential loss of entire deposit.
- Estate security staff monitors the estate & enforces this policy without exceptions as we are required to account for total occupancy of all ages for our vacationing guests on site. There are NO exceptions to this and it is strictly enforced for each reservation to maintain privacy and security on this privately owned gated property.
💵 **Damage Deposit:**
- We are an Integrated Business Partner with Airbnb's platform and do collect a $750 refundable damage deposit via our direct booking platform. Please reach out for specifics on how deposits are collected and returned for your stay.
- Deposit must be submitted at least 48hrs prior to arrival.
- Failure to provide deposit may result in inability to check-in and/or not being able to utilize self check-in - refund are not provided for failure to follow rental policies.
