THE POPE IS COMING TO PHILADELPHIA IN SEPTEMBER! My house is a classic 3 story end of row, 3 bedrooms-sleeps six, 2 full baths, courtyard and roof deck. Walk to the Parkway, Rittenhouse Sq, and the downtown shopping/restaurant and historic districts.
This a classic Philly 3 story end of row on the corner of Kater St. and 21st. (Kater is the half block between South St and Bainbridge.) It's whats called a "shotgun" in that it's straight through from the front door, through the living room and kitchen to the back door that leads out to a brick courtyard garden with a seasonal fountain and seating. There are 3 bedrooms and 2 full baths. One BR and bath on the 2nd floor (King Bed) and two BR's and Bath on the 3rd floor with Queen and double beds. The third floor also has access to the large roof deck that has built in seating and tables and a spectacular view of the downtown skyline.
Guests have access to the entire house except for the basement, which I use for storage. Access also includes the relaxing rear courtyard (with grill), and the roof deck.
Interaction with Guests
Whenever possible I prefer to meet my guests in person at check-in. I provide a quick tour of the house and review restaurants and places of interest in the surrounding neighborhood. But I am totally flexible and if the timing doesn't allow us to meet, I'm happy to speak over the phone at any time to answer any questions.
This is one of the most desirable neighborhoods in center city. It used to be referred to as the Graduate Hospital area, but now is called the Penn Rittenhouse area. There are a wide variety of restaurants, coffee shops and bars within a 3 block radius of the house including Italian and Thai. It is also a 5 block walk to Rittenhouse Square and the downtown shopping district and when you want to explore other parts of the city, cab rides are on average about $5 - $8 to the Museums on the Parkway and the historic areas in Old City. Parking can be an issue, but there are several options that we can discuss.
You can get public transit one block away, and we are a 10 minutes from Amtrac (30th street train station) and 20 minutes from the Philadelphia Int'l Airport. As I mentioned, cabs are readily available and very affordable.
Other Things to Note
The house has classic Colonial Philadelphia circular staircases, so if you have a disability or have trouble with stairs in general this house may not be for you. The roof deck access is a bit challenging as well, but well worth the climb.
I hope to find my house and all personal articles exactly as I left it. Please respect my stuff as you would your own. I also have a great relationship with all of my neighbors, some of which have small children, so I expect my guests to be courteous and respect their property and privacy. No loud music, and no late parties. If your plans include staying out till the bars close and then coming home for more, my house will not be a good fit. Please don't eat in the bedrooms. It's fine to eat in the living room, and of course in the kitchen, or take a beverage and snacks out to the courtyard or up to the roof deck, but please no eating in the bedrooms. There is no smoking in the house and no pets allowed. However, there is a cozy courtyard off of the kitchen for smokers. (ashtrays provided) Your respectful compliance is greatly appreciated.
Rick was very nice and accommodating. The location of his house is in a very nice quiet area in Philadelphia. We were able to walk to a lot of restaurants and tourist attractions. You definitely do not need a car because parking is tough. We got around by uber which was perfect. The house itself fit our family nicely. The rooftop porch has some gorgeous views of downtown Philly.
A beautiful home in a beautiful part of town. Definitely check out the roof deck. Walk-able to many great eating spots and parking was easy to find. Everyone really enjoyed their stay! Rick was speedy with all communications and instructions were very straightforward. Would highly recommend a stay at the Hamilton House!
This house is ideally located as we could do everything we wanted to downtown by foot. The main room has a very large bed, appreciable for a couple and there is also a large bed in the second bed room. But what makes this house special is its rooftop where we could go at the end of the day to have a drink together. Rick is a very good host, providing any information needed. Definitely recommended for a family visiting Philly.
The house was very nice. Great for myself and husband and two grown children. The kitchen is well stocked and we were able to make a great dinner and breakfast both days. While the stairs can be a bit of a challenge, it was good we all had so much privacy at bedtime. The patio in the back is lovely and the neighborhood is great for walking around; all kinds of interesting architecture and restaurants. Rick was easy to communicate with and was more than accommodating about both our check in and our check out. We ended up leaving a few hours later than expected and it was no problem. Parking was easy once we figured it our.
Het huis is goed gesitueerd t.o.v. de stad.
Het uitzicht vanaf het dakterras is prachtig en hier hebben we veel tijd doorgebracht wanneer we in het huis waren.
Het huis op zich is gedateerd en straalt de voorkeur van de verhuurder uit.
De foto's kwamen overeen met wat we daadwerkelijk zagen!
Vanwege het terras hebben we gekozen voor deze woning.
Communicatie met de verhuurder verliep prima.
Stayed two nights for a college tour visit, Hamilton House is a perfect place for us, we walked to U Penn, to Liberty Park, and essentially everywhere else in Phily. We arrived late but the communication with Rick was super smooth and he went out of his way to help us not just the arrival but also recommended a restaurant that opens late so we could grab something to eat when arrived. The house is clean and has very nice character, the a breakfast on the rooftop deck is the highlight of our stay. Thanks Rick for allowing us to rent the Hamilton House.
