My house is a classic 3 story end of row w/ 3 bedrooms, 2 full baths, courtyard and roof deck. Walk to Rittenhouse Sq, and the downtown shopping/restaurant district, and just a short cab ride to the sites in Old City, Museums on the Parkway & U of P.
This a classic Philly 3 story end of row on the corner of Kater St. and 21st. (Kater is the half block between South St and Bainbridge.) It's whats called a "shotgun" in that it's straight through from the front door, through the living room and kitchen to the back door that leads out to a brick courtyard garden with a seasonal fountain and seating. There are 3 bedrooms and 2 full baths. One BR and bath on the 2nd floor (King Bed) and two BR's and Bath on the 3rd floor with Queen and double beds. The third floor also has access to the large roof deck that has built in seating and tables and a spectacular view of the downtown skyline.
Guests have access to the entire house except for the basement, which I use for storage. Access also includes the relaxing rear courtyard (with grill), and the roof deck.
Interaction with Guests
Whenever possible I prefer to meet my guests in person at check-in. I provide a quick tour of the house and review restaurants and places of interest in the surrounding neighborhood. But I am totally flexible and if the timing doesn't allow us to meet, I'm happy to speak over the phone at any time to answer any questions.
This is one of the most desirable neighborhoods in center city. It used to be referred to as the Graduate Hospital area, but now is called the Penn Rittenhouse area. There are a wide variety of restaurants, coffee shops and bars within a 3 block radius of the house including Italian and Thai. It is also a 5 block walk to Rittenhouse Square and the downtown shopping district and when you want to explore other parts of the city, cab rides are on average about $5 - $8 to the Museums on the Parkway and the historic areas in Old City. Parking can be an issue, but there are several options that we can discuss.
You can get public transit one block away, and we are a 10 minutes from Amtrac (30th street train station) and 20 minutes from the Philadelphia Int'l Airport. As I mentioned, cabs are readily available and very affordable.
Other Things to Note
The house has classic Colonial Philadelphia circular staircases, so if you have a disability or have trouble with stairs in general this house may not be for you. The roof deck access is a bit challenging as well, but well worth the climb.
I hope to find my house and all personal articles exactly as I left it. Please respect my stuff as you would your own. I also have a great relationship with all of my neighbors, some of which have small children, so I expect my guests to be courteous and respect their property and privacy. No loud music, and no late parties. If your plans include staying out till the bars close and then coming home for more, my house will not be a good fit. Please don't eat in the bedrooms. It's fine to eat in the living room, and of course in the kitchen, or take a beverage and snacks out to the courtyard or up to the roof deck, but please no eating in the bedrooms. There is no smoking in the house and no pets allowed. However, there is a cozy courtyard off of the kitchen for smokers. (ashtrays provided) Your respectful compliance is greatly appreciated.
Hamilton House was even better than we expected. All bedrooms were comfortable for the 6 guests, there was a lovely kitchen and back patio and the rooftop deck was the best. We actually changed our weekend itinerary to spend more time on the deck. Don't be concerned about using on street parking; we did not need to pay for a parking garage. This was a great location off South St. It was easy to walk to great bars, restaurants and coffee shops. We hope to return to Hamilton House for another Ladies' Weekend.
We had an incredible stay at Hamilton House. It was perfectly located within walking distance of restaurants, stores, bars, rittenhouse square, etc. on the most adorable street. Really comfortable beds, 2 showers, great kitchen. There really isn't anything more I could ask for. Hamilton House made our trip!
Rick's house was lovely. His pictures are accurate and everything was clean and very homey! Rick had a wall with directions, phone numbers and helpful information for us and everything was just easy and seamless.
Even though Rick was not available, he was easy to get in touch with as well as being friendly and informative. The house is in a great location with restaurants, markets, and drug stores just a block or two away. Also an easy walk to downtown Philly. The neighborhood made us feel safe and secure. There was plenty of room for the four of us and the beds and furniture were very comfortable. House is a cool thee story row house that if you haven't been in one, I think you will get a real charge out of it. Fantastic roof deck with a wonderful view, and cozy private back yard patio. The only caveat was the level of cleanliness. I would give it 2.5 stars out of 5. Having said that, I would stay here again.
Great place! Enjoyed a great weekend with friends. Place is convenient (in central Philly). Great and safe neighborhood.
My friends and I had a wonderful time at the Hamilton House! Rick was a gracious and helpful host, and he was very easy to reach for answers to any questions, recommendations, etc. The house was clean and cozy, with comfortable beds and all the amenities we could have hoped for. The rooftop terrace was an incredible bonus, even in the cold weather. The area was great and within walking distance of many places, like Rittenhouse Square and Love Park. We would love to visit again in warmer weather to make the most of the rooftop terrace and patio! Thanks again, Rick!
Rick was was extremely communicative and was easy to get in touch with throughout the entire process. Check in and out was a breeze. The house was conveniently located for our visit with lots of shops and restaurants within walking distance. Overall a great two-night stay!
