THE POPE IS COMING TO PHILADELPHIA IN SEPTEMBER! My house is a classic 3 story end of row, 3 bedrooms-sleeps six, 2 full baths, courtyard and roof deck. Walk to the Parkway, Rittenhouse Sq, and the downtown shopping/restaurant and historic districts.
This a classic Philly 3 story end of row on the corner of Kater St. and 21st. (Kater is the half block between South St and Bainbridge.) It's whats called a "shotgun" in that it's straight through from the front door, through the living room and kitchen to the back door that leads out to a brick courtyard garden with a seasonal fountain and seating. There are 3 bedrooms and 2 full baths. One BR and bath on the 2nd floor (King Bed) and two BR's and Bath on the 3rd floor with Queen and double beds. The third floor also has access to the large roof deck that has built in seating and tables and a spectacular view of the downtown skyline.
Guests have access to the entire house except for the basement, which I use for storage. Access also includes the relaxing rear courtyard (with grill), and the roof deck.
Interaction with Guests
Whenever possible I prefer to meet my guests in person at check-in. I provide a quick tour of the house and review restaurants and places of interest in the surrounding neighborhood. But I am totally flexible and if the timing doesn't allow us to meet, I'm happy to speak over the phone at any time to answer any questions.
This is one of the most desirable neighborhoods in center city. It used to be referred to as the Graduate Hospital area, but now is called the Penn Rittenhouse area. There are a wide variety of restaurants, coffee shops and bars within a 3 block radius of the house including Italian and Thai. It is also a 5 block walk to Rittenhouse Square and the downtown shopping district and when you want to explore other parts of the city, cab rides are on average about $5 - $8 to the Museums on the Parkway and the historic areas in Old City. Parking can be an issue, but there are several options that we can discuss.
You can get public transit one block away, and we are a 10 minutes from Amtrac (30th street train station) and 20 minutes from the Philadelphia Int'l Airport. As I mentioned, cabs are readily available and very affordable.
Other Things to Note
The house has classic Colonial Philadelphia circular staircases, so if you have a disability or have trouble with stairs in general this house may not be for you. The roof deck access is a bit challenging as well, but well worth the climb.
I hope to find my house and all personal articles exactly as I left it. Please respect my stuff as you would your own. I also have a great relationship with all of my neighbors, some of which have small children, so I expect my guests to be courteous and respect their property and privacy. No loud music, and no late parties. If your plans include staying out till the bars close and then coming home for more, my house will not be a good fit. Please don't eat in the bedrooms. It's fine to eat in the living room, and of course in the kitchen, or take a beverage and snacks out to the courtyard or up to the roof deck, but please no eating in the bedrooms. There is no smoking in the house and no pets allowed. However, there is a cozy courtyard off of the kitchen for smokers. (ashtrays provided) Your respectful compliance is greatly appreciated.
Loved this charming three story house. It was clean and well maintained. One bedroom is on the second floor, and two bedrooms on the third floor. Just a few blocks from the subway. The best feature is the roof lounge, accessed by a ladder. Would definitely stay there again if my travels take me back to Philadelphia.
Rick's place was well situated and there was plenty of room for our group of 5. We had to add an extra day to our trip and Rick was very accommodating. We didn't get to meet but Rick was accessible during our trip - he responded to us within 24 hours. The roof deck was awesome but only accessible via a ladder which was a bit tough for my older parents. The cleanliness of the main floor was an issue, but bedrooms, beds and towels were clean.
This listing lived up to its description and our expectations. Very comfortable, cozy and with a nicely equipped kitchen, which was a must for us as we love to cook. The ability to do laundry was a plus- we just went to nearby grocery & bought a sample size bottle of detergent, which was perfect as we used it up before we left.
We especially enjoyed the outdoor living- courtyard with grill and the roof top deck with views of the City- we wound down our day enjoying the view and breeze on the roof deck.
Not only was the house comfortable and inviting, so was the neighborhood. We met Samantha. the block cat, and human neighbors were just as polite and welcoming- and would chat with us on the street, in the shops, the grocery store. Nice experience all around.
Venturing out, we found that Hamilton House is located well. Not only for good eats and Taverns nearby, but basics like a grocery and pharmacy within two blocks. Our Host left us a great deal of good info regarding eats, treats and basics in the neighborhood. We tried the Pizza place he recommended on South St, and am trying to figure out how we can have Pizzas and Hoagies shipped to us now.
Rittenhouse Square & the Italian Market ( SEAFOOD!!!) is close by, and walking to, or finding other transport to Old City, Independence Hall or other areas was easy.
In all, we would highly recommend Hamilton House. As we plan to be back to Philly within the next year, we'd probably look for Hamilton House' availability first as we felt very much at home and would love to come back.
It was easy to establish communication with Rick through e mail. Although we did not meet him personally he kept in touch and told us to contact him if any problems came up. The keys were left in a lock box for us.
The neighbourhood is very interesting and easy to walk around and it was easy to access the city on foot. The house was charming and comfortable. Two bedrooms are quite large and airy while the third is smaller but cozy. Rick had provided a bulletin board with information about local restaurants, grocery shopping and parking. As well, there were coffee cups provided for the Kuerig coffee maker. Although there is a lot of activity, the neighbourhood is safe to walk in even at night.
Philadelphia is an extremely easy city to get around on by foot and cabs are everywhere ( even Uber cabs) I would suggest arranging overnight parking ahead of time at a secure lot and cabbing to the house and back when arriving and departing. For people who are not used to the very narrow streets and the fact that you have to be an expert at parallel parking (cars are parked bumper to bumper to maximize space) I would strongly recommend off site parking ( (phone number hidden)hrs)or risk a ticket or spending a lot of time looking for a spot. If you can score a spot in the free areas don't move your vehicle as chances are you will not get another space.
Overall, we found Hamilton House to be a lovely, convenient place to stay while visiting Philadelphia.
This was a great location for our family celebration! Easy to get to, Rick made our arrival effortless, and the house was perfect. Plenty of space for our group to spread out. Kitchen had all the essentials for our breakfasts and snacks. The weather cooperated so we really enjoyed both the back patio and the roof deck. The house is so unique with interesting art work and knick knacks. Parking in Philly is always interesting, but all three of us parked for the weekend without fees. We will definitely return.
