The House on Higher Ground is an outstanding post & beam farmhouse. Our first design-build before our Hobbit house, new in 2005 it retains the charm that has visitors frequently commenting, "Wow!...this place needs to be featured in a magazine!" If you happen to book during our turn-around time for the Hobbit House you will be granted a quick tour. Both properties have an old-world charm and a view that enchants as it looks out over 12 lush acres and a view of the hills & valley beyond.

The space
While secluded, The House on Higher Ground is in-town and all services are within a short walk. The spring-fed pond, stone walls, walking paths through the meadow, and old maples all provide a quintessential Vermont setting! Top-rated take-away gourmet cafe in VT....Sissy's Kitchen... is just a few minutes' walk through the meadow. Our pool added in 2020 is the final touch to enjoying the wrap-around porch and the relaxing magic that is summer in Vermont! This listing is for one or two couples (or a family member over 16) with at least 2 great reviews on Airbnb. A dog under 70 pounds or two totaling 70 pounds may join you. There is a nursery but only for infants under 6 months. This private, quiet, bright and beautifully furnished designer home is one-of-a-kind...but don't take our word for it, check out our reviews! We started with a 160-year-old barn which was moved 1000 ft. to the top of the 12-acre property. Emphasis was placed on reusing all parts of the barn. The master has a king bed with a full bath/shower is on the main level. The upstairs bedroom (queen bed) has a separate sitting room with 1.5 baths. The 1/2 bath is in the bedroom and a full bath with a claw foot tub off the sitting room/nursery. The House has ample room for two couples to relax and rejuvenate. Apple TV in the living room, a DVD player with movies in the master, and an extensive old-school VHS collection/ player for upstairs guests. A private outdoor hot/cold shower on the deck, with a view of the valley, overlooks the pool. (Because the house is dog-friendly, and we have hosted many a fine pet, there are happy scratches on our wood floor. But pets are not allowed on furniture without coverings .) A fire-pit adds the warmth for stargazing nights. There are board games & bocce. Best cell service is AT&T...Cell phone service with other carriers is spotty or none...but WiFi calling will work. NOTE ON POSSIBLE WINTER RENTALS: If you are interested in Nov -March winter rental, and have woodstove know-how, please send an inquiry (by choosing any random open dates) and we can email you the specifics. If you have 4 good reviews on Airbnb then we can unblock the winter dates you are interested in for your booking. The Winter rate is $120/night and includes wood and water.

Middletown Springs is a quaint village of 800 about 30 minutes to Manchester on one of the loveliest routes through Vermont. Middlebury is 45 minutes and on the way to Burlington. The town has all basic amenities; fire dept, small general store, post office, library, churches, historical society and Sissy's Kitchen...Voted Best in Yankee Magazine: Best NE Picnic Cafe (cash & check only), all at the bottom of the property...a lovely 5-minute walk away through our meadows. Step back in time... cell service is spotty and only 100% in the town of Poultney (8 miles west)... so enjoy life the way it was before the madness set in. There is high-speed fiber optic internet. The property is within an hour of five ski resorts: Killington, Pico, Stratton, Okemo and Bromley Mountain.
