Bus picks up at door to go to union square and downtown (12 Min Trip) , or the Fillmore bus takes you over Pacific Heights into the Marina in 7 minutes (But it's a beautiful walk with the best picture spots of the Golden Gate Bridge, Alcatraz and old Pac Heights mansions) I walk it a lot, about 20-30 mins to Crissy Field, great work-out, especially the Fillmore Steps!!!
You will have 30+ restaurants to choose from in walking distance on Fillmore Street and some of the best take out / delivery in town. Molly Stones the grocery store is 3 blocks away on Fillmore/California St. There is a corner store across the street on Fillmore/Sutter that sells breakfast food and a wine shop. But the French Bakery on Fillmore/Bush has fresh bakery items in the morning. Boulange on Pine street is worth the 3 blocks, but you'll never be the same ;)
The Kabuki Spa is 2 blocks away, also the Sundance Independent Movie Theater and International Film Fest Cinema.

This is a classic SF neighborhood with a feeling of Europe. Tree lined street with shops and restaurants with food from any culture you can name! It's hard to leave this neighborhood but if you do transportation is everywhere although we use Uber the most. We leave the car parked and Uber while in the city, but the garage offers a quick getaway when you want to venture to the Napa Valley, Santa Cruz, Tahoe , Yosemite or our favorite Big Sur.

Please don't discuss Airbnb with any of the neighbors. The HOA is not friendly towards Airbnb. Please say that you are a long term renter. If they say how long just tell them you are staying over 30days and they shouldn't have anymore questions. Only one neighbor is nosey, our apologies for her. She lives in unit 317.
My husband and I had a fabulous stay at Marin's apartment. The location is perfect, with many restaurants within a 4 block walk, close proximity to the Kabuki theater and a Safeway. The rental definitely lends itself more to long term stays as it feels more as if you are staying in a home rather than a hotel, and has all the amenities needed for a longer stay (large closet, good knives, beautiful kitchen, parking, washer/dryer). I would definitely recommend!
My husband and I spent one month at the Balcony on Fillmore. Our host Marin couldn't have been more accommodating . She was responsive and helpful with all our questions. The location of this apartment is fantastic. We had access to dozens of eateries,movies,shopping sightseeing venues etc. We even had the luxury of a garage. If we chose not to use our car public transport was literally out the door. Fabulous location with the convenience of kitchen washer dryer etc

Marin was a fabulous host and made us feel extremely welcome during the entire process from start to finish. The place was absolutely AMAZING! The location is incredible, in our opinion you are pretty much staying on the best street in San Francisco with all the amenities you could ever need, incredible food places a few steps away (Roostertail, Pizza Inferno, Elite Cafe, Bunmee, Roam Burger). The bus stop is actually right outside and makes transport very easy! If you have a car this place could not be better as you have very safe and easy underground parking which is so useful in this city. The place itself is absolutely fantastic with a really comfortable sofa, a big TV, a great comfortable bed and an amazing shower. Balcony onto Fillmore street was so nice to sit on and watch the world go by. Marin went way beyond the call of duty when there was a small problem where her cleaning company had let her down and she drove all the way from her Napa family vacation to get everything sorted out for us so we were happy and comfortable for the labour day weekend. Wow it obviously means a lot to her that her guests are completely set up and comfortable in the apartment. So impressed and grateful. Thank you so much Marin! If you are going to come to San Francisco we would recommend you look nowhere else. We would definitely stay here again.
Marin's flat was perfect in every respect : ideally located in one of the nicest neighbourhoods of San Francisco (central, animated AND safe, which is clearly not the case everywhere), tastefully decorated, spacious (we were three : two sisters in the bedroom, and our father in the livingroom sofa) and absolutely spotless ! The garage spot is a great asset (unbelievably precious in the general parking hell that is this city) !
We did not meet Marin in person, but she was very available by messages. We got the (email hidden) downstairs without problems (nice beer halt, by the way).
We tried and approved several of her restaurant recommendations one or two blocks away from the flat : "SPQR" is exceptional for a sophisticated, creative, italian-inspired and very very tasty dinner ; "The Grove" for a great brunch.
We heartily recommend Marin's place !
L'appartement de Marin est parfait à tous points de vue : emplacement idéal dans l'un des quartiers les plus agréables de San Francisco (animé mais sûr - ce qui n'est pas le cas partout...), décoré avec goût, spacieux (on était à trois, deux sœurs dans la chambre, notre père dans le canapé du salon) et impeccablement propre ! La place de garage est un atout non négligeable si on est en voiture (se garer à SF est un enfer) !
Nous n'avons pas rencontré Marin en personne, mais l'échange par messages interposés s'est déroulé sans souci. On a pu récupérer les clefs au bar du rez-de-chaussée et boire une bière au passage.
Ses recommandations gastronomiques (que nous avons eu la bonne idée de suivre) étaient un régal, juste à côté de la maison : "SPQR", d'inspiration italienne, créatif, savoureux, pour un EXCELLENT dîner ; "The Grove" pour un petit-déjeuner copieux (très très bon chai tea latte), de quoi aller gravir les rues en pente non loin...
L'appartement de Marin : à recommander sans hésitation !
The apartment was perfect, situated in a fantastic neighbourhood, well presented, clean and tidy. The shower was fantastic and the garage parking was huge bonus too.
Marin was readily available when we arrived and gave us clear instructions both at the time of check-in and check-out. She was extremely accommodating and made the whole process extremely easy for us.
The Pizza restaurant below was fantastic with the most amazing array of beers to choose from too Not to mention all the other fantastic places to eat in the local area too.
The neighbours were quite and we hardly saw anyone in the time we were there.
We would certainly hope to stay here again next time we are in town.
Marin's apartment was the perfect place to stay for my sister and I's girl's weekend to San Francisco! Very quaint and in an excellent location. Honestly, we liked the neighborhood so much that we ate most all of our meals there. Recommend the Grove for breakfast and Woodhouse Fish Co for lunch or dinner. Marin's place had a nice courtyard to sit in and the apartment was very clean. We didn't have many questions for Marin, but she did check in on us throughout our stay which was super thoughtful. Can't go wrong with this apartment or location.

The Fillmore house is a total Gem, you will be super cozy and love being able to walk right out the door to wine bars, top restaurants, Kabuki Spa, Sundance Theaters, and the best shops in SF!! It's a great neighborhood, but you probably already know that :) !!
The bus picks up right in front of the door and is a straight shot to Union Square and Financial district (12 Mins). Also in front of door on opposite street is the Fillmore Bus that takes you to the Marina (10 mins) just up and over the hill where there are the best views of the Golden Gate Bridge and Alcatraz. You really are in the middle of everything, but on a tree lined street that is a favorite neighborhood of all SF Locals. It has a very european feel but with the flavor only California has!
