We restored this 1820 village farmhouse in 2016. It is situated in the heart of the historic village of Waterford. It has 2 1/2 acres behind, with two barns, a herd of very friendly goats, chickens, and vegetable, herb and flower gardens. The house backs up to The Phillips Farm, 150 acres of preserved land and public walking trails. Beautiful sunset views from the back porch. The house, a work in progress, was featured in both Country Living and Preservation Magazines.

The space
The house has a rustic feel. The bathroom (on the second floor) has a great tub for baths and a shower. The sink is very old and beautiful, but shows its age! There are three bedrooms for guest use - one on the second floor with two twins, another on the second floor with a queen bed, and one on the third floor with a king bed and sitting area. The bathroom is on the second floor. The house is heated by radiators and we have a wood stove in the cozy kitchen sitting area. There is no AC in the kitchen - only in the bedrooms. There is a front and back/side porch and large yard with separate vegetable, herb and flower gardens and a fire pit and chairs. The cooking stove in the kitchen is commercial and has 10 burners and 2 ovens and uses propane. There is also one wood burning fireplace on the first floor in one of the two living rooms. There is a dishwasher and coffee maker in the kitchen, which is fully stocked with pantry items and pots and pans, etc. The tap water is well water that's filtered and tested regularly. The kitchen is the space we live in - it has a dining table and a cozy living room area by the wood stove. There is a great outside shower and bathtub. For most of the late spring and summer the goats are out on jobs clearing brush, so won't be around. During the growing season, all produce, herbs, berries are available for harvest in the garden! We are in the country, and there are all manner of creatures around the property - lots of birds, groundhogs, bunnies, deer, barn cats, bees, wasps. Occasionally, as the house is over 200 years old and not airtight like new construction, a wasp or bee might get in the house. We don't kill these creatures, we just open the window and let them out, and ask that you try to do the same, as your comfort level allows, and we are happy to come up and help anytime!

Guest access
Guests are welcome in any area of the house. The back two acres are separated by a fence and gate and guests are welcome to explore and hang out with the goats back there, when they are here. We are in the process of restoring barns and building a greenhouse back there. We are usually working on these projects in the back or on the garden so will be around the property while you are here. We also run the Corner Store in town so are pretty much always in the village should you need anything!

We can only allow 4 guests on the property at any time, with some exceptions, for an extra fee. Please inquire.

Neighborhood highlights

Waterford is a charming village. There are many beautiful old houses and building that have been well-cared for and preserved. We run the Corner Store in the center of the town, a little shop that sells local and handmade things for the home and garden, beer and wine, coffee and house made croissants. There is a wonderful walking trail that can be accessed behind the Mill at the end of town. It goes all the way to the dam that used to feed the mill race. There are many farms, vineyards and breweries around the area to explore, as well as a handful of good restaurants, our favorites being Market Table Bistro, Market Burger, Field and Main, The Wine Kitchen and Fireworks Pizza.
