This beautiful beach house is located opposite the sandy Tulum beaches. It is surrounded by luscious jungle.The villa is 8,5 kms north of Tulum’s famous Mayan archeological site and a short walk from the entrance of the Sian Ka’an Biosphere Reserve.
This is a charming property, located just steps away from one of the most beautiful beaches in the world on the jungle side of the Tulum - Boca Paila road.
Built with local materials and designed to integrate perfectly with its natural surroundings, this enchanting property boasts two main levels and an additional rooftop terrace on the third.
The first floor comprises of two bedrooms, both with queen size beds and ceiling fans, and a complete bathroom. The second level is a comfortable airy open-plan living space, with kitchen area, half bathroom, lounge and balcony.
The spectacular third level is a large rooftop terrace complete with loungers and an outdoor dining area from which you can enjoy breathtaking panoramic views of the Caribbean Sea on one side and the vast tropical jungle surrounding the property on the other.
Located after Residencia Gorila Films between Hotel Encantada and Hip Hotel. A 15minute drive from highway 307. You can access the beach just across the street, few steps away.

We always welcome our guests personally, help organize everything during the stay. Trying to be in contact and always available to help in case of problems. You can count with personal advise of places worthed to go and tips for local adventures. Dont hesistate to ask for that info before you come:)
Tulum is a paradise for active people. Villa Latina you can find peace. We invite you to tour to Chichen Itza, Coba, Acumal, Valladolid. Must swim in cenotes. We recommend Zazil Ha Cenote Cristal and Grand Cenote. It's all a few minutes from home.
Very well functioning public transport, taxi. In Tulum you can rent a car and bikes.Before the entrance to the property is a parking space for guests.

Wioletta et Paulina ont ėtė de merveilleuses hôtes très attentionnées, disponibles et connaissent particulièrement bien la région. La maison est décorée avec goût, bien située et propre. Elle a répandu a tout nos besoins basiques. L' inconvénient majeur a été la chaleur. Bien qu' ayant des ventilateurs dans toute la maison cela n'a pas suffit compte tenu de la température du mois d' aout. Plusieurs restaurants sont à proximité, plage,superettes, cours de yoga, cenotes, SPA....

I really dislike leaving bad feedback for such nice hosts. I thought a lot about whether or not I would actually leave a review and how honest/expressive I would or wouldn't be. I decided that the cost of getting to Tulum and staying in Tulum is high enough that people should know what their getting into. For me, my trip would have jumped from average to extraordinary if I had made a better accommodation selection. I also brought family with me so it was terrible that they also had to suffer.
To qualify myself, yes I like nice things but I also own a vintage RV and camp primitively often. I have visited Mexico hundreds of times. I suppose I didn't read hard enough between the lines of reviews for this house. I was very surprised as my experience with airbnb has been that when the reviews are high, the place is actually good. What I wanted was a clean place to comfortably relax, cook and drink after a full day of beaches, cenotes and exploring. Unfortunately, the house was so uncomfortable it was better to stay out.
The house is in a complex of 4 other vacation rental properties so there is neighbor noise from people coming in and out. The house was way too hot to even attempt to enjoy (89 degrees fahrenheit and 90% humidity) with only low voltage fans. This made sleeping/relaxing impossible. I wish I would have been warned about the heat as I absolutely would have gotten a place with AC.
Everything needs a good cleaning, patching and updates to towels/sheets/couch covers (stains/mildew smell). The big couch has 2x4 pieces of wood in the seat so it was uncomfortable. Kitchen pots/pans/cutlery were rusty or dull and were very low quality making the kitchen not usable. This increased my trip price by $1k. Beds are hard. Bugs... there were cockroaches, scorpions, mosquitos and lizards in the house (plural). I get bugs in the jungle and expected them but not big black scorpions in the house! The roof top is nice if it is windy otherwise its a feeding frenzy for the mosquitos. Water is not just salty but pulled from ground water that no doubt has unregulated septic systems next to it. The drains smell of septic/sewer. Across from the beach that was filled with seaweed.
If I could go back in time, I would have gotten a hotel room with a kitchen on the beach and with AC. The increase in price would have been a nominal 20%. The locals told us to beware "eco chic" rentals as they really are "economy chic" old houses not updated. This place is certainly rough around all edges with a lot of deferred maintenance. I really thought I made a good choice, I spent a lot of time on it. I promise I'm not a snob or a b*tch I just had to be honest and 1k for one week is overpriced for this place.
Well... The only think we can say it is that we are totally shocked reading such a bed and unfair words. It is not the first time happen to us that people coming to Tulum thinking that it is like any other resort in Mexico and basing their expectation on experience from other parts of republic. Despite we love that place and we choose to live here looks like not everyone share that feelings about Tulum eco concept. Have to admit that it hurts very much reading your review as it looks like all frustration about bad planned vacation (time of coming to caribbean in the worst heat and humidity, choosing jungle house with no AC which was a huge problem for your elder mum) made you to give such poisoned comments about everything. I am very sorry to say that but with your budget even making it 100% higher you wouldn't find two separate bedrooms with AC at the beach zone of Tulum. However money issue is not my point here. Dont want to comment all speculations or explain how to avoid such a bad experience in the jungle. Just want to say that humidity, temperature,bugs getting to the house when doors open and salty water you would find everywhere even in some of the most expensive Tulum beach hotels. Hurts very bad hearing that your own home,which you are putting all hart, trying to make it as cosy and clean as possible to share with your guests and adapt it to climate is described like that. The most important thing to us as owners is always make our guest to be comfortable offering standard as described very carefully, pictured and detailed in announcement. Whole your stay the only thing we have heard from you was heat problem which we were trying to solve braking all rules and risking solar system providing you extra fans. We were just conscious that for your mum last days temperature is very annoying. Honestly knowing that you had such a bad experience and is missing totally your expectation we would offer you full refund and you could look for other place. You never mention any problem which pops out here. Hope you have read more carefully all details about the hospitality we offer before making your reservation. Tulum is very special place and we love its own eco concept. However it looks like it is not for everyone...
Wioletta and Cezary were so helpful with questions before our trip and welcomed us with smiling faces when we arrived in Tulum! The house is beautifully decorated and within walking distance of everything you need (restaurants, beach, shops). Keep in mind that this is a eco-house, which means no AC and just a couple ceiling fans in the bedrooms. Unfortunately the heat really held in the house which meant we spent most of our time outside. We would certainly return though - maybe just during a slightly cooler time of year!
Als wir spätabends in der Villa Latina ankamen warteten Wioletta und Cezary bereits auf uns – was perfekt war, denn ich bin mir nicht sicher, ob wir das Haus sonst im Dunkeln gefunden hätten. Sie empfingen uns sehr herzlich und hatten kaltes Bier und sogar Frühstück für den nächsten Morgen im Kühlschrank bereitgestellt. Im Haus fühlten wir uns wohl. Wichtig ist jedoch, immer die Türen geschlossen zu halten, um nicht von Moskitos belästigt zu werden. Das beste an dem Haus ist eindeutig die Dachterasse. Von dort hat man einen wunderbaren Blick über den Dschungel, der nah hinter dem Haus beginnt und kann die herrlich bunten Vögel beobachten. Ein herzliches Dankeschön an Wioletta und Cezary für eine schöne Zeit in Tulum!
Although we had trouble finding the house at first, we couldn't have asked for a better overall stay. The house is perfectly located among the main road in Tulum and we walked almost everywhere. We rented bikes from Wioletta for 2 days of our stay which is highly recommended to explore the outer parts of the town. Beds are comfortable, both bathrooms are well-appointed, and the kitchen has everything you would need for your stay. We will definitely return!
Wioletta met us promptly at the arranged time. House is conveniently located on the main road by the beach, set away in the jungle a few meters. Bikes were provided which were great for exploring restaurants, ruins, etc. Although there is no a/c, it was cool enough at night to sleep and a relaxing place to read and hang out. Very easy check out and parking situation also. The house is solar powered and eco friendly and I enjoyed that part of it also. Would recommend.

We fall in love with Tulum since our first visit here. With time start to looking for place for us to have in that amazing town. Thats how Villa Latina become our vacation place for us, our friends and all those people who wants to try Tulum magic:)
