Smoking not allowed in apartment but can smoke on apartment balcony with door closed. No pets please.

Located right in the heart of the City Centre, next to Palace Theatre and Oxford Road Train station, with FREE city centre bus (Metroshuttle No 2) stopping at end of street every 10 mins.(1 Min walk).
Just a 5 Minute walk to Canal Street & Gay Village, China Town, Deansgate Locks & Castlefield, Business, Shopping and University Districts are a 10 minute walk or use the Regular FREE Bus.
The Manchester Arena, theatres, museuems & galleries, universities, Manchester Central, Old Trafford, City of Manchester Stadium and Sport City are all easily accessible
We are ideally suited for both leisure and business visits and will do whatever we can to make your stay an enjoyable one.
There is a 24 hour store 1 min away, with Starbucks, Subway, Greggs and various other bars, cafe's and restaurants in the immediate vicinity.
Guests will have access to the kitchen, lounge and laundry facilities in addition to the bedroom and shared bathroon

This is our home so we will be living in the apartment during your stay, we love meeting new people but are respectful of your privacy.
We are next to Oxford Road train station, a five minute walk to the metrolink stops at Deansgate/Castlefield and St Peter Square. Piccadilly and Victoria train stations are a 10/15 minute walk as are the coach station and bus station. A free city centre circular shuttle bus is available to catch from the top of the street
Hi, you will be living in our home with us, we are a gay male couple, you will have your own key to the flat and we want you to have a comfortable and relaxed stay with us.
**Check-In** If you wish to arrive before check-in time 5pm or later than 10pm please contact us before making your booking as we cannot guarantee an early arrival unless arranged before booking due to work commitments.
Ian and Peter are great host! Smiling, nice and ready to help you discovering the city. The room is cozy and perfect - especially if traveling alone. I will choose it again the next time I'll be in Manchester!
Ian & Pete made me feel most welcome in their home. They are excellent & generous hosts. I was in Manchester on business and Ian & Pete made the visit feel more like a relaxing break. I also managed to squeeze in some off the sights recommended by them. I look forward viting the city again and would definately consider staying with Ian & Pete again.
From the moment you walk in through the door you feel welcomed as if you were family. Ian and Pete were fantastic hosts, they even made homemade cookies to make the stay even better. Both every knowledgeable and helpful throughout the stay with any questions that I had. If you are new to Manchester, then I highly recommend staying with Ian and Pete, as they are willing to give out great advice and have a map of the city already in the room.

The location was just perfect for us. The place was small, but it had everything we needed and it was spotessly clean and comfortable. They offered a bunch of small details that made us feel welcome and cared for. Breakfast was excellent and Ian and Pete were super nice hosts. They know when to give you space to relax and when to interact to make you feel welcome. We felt so cozy and happy we can only recommend it to everyone.

Ian and Pete are so friendly and welcoming. They were there if I needed them, but gave me my space. The room was clean and equipped with everything I might need, such as a suitcase stand, water bottle, bath robe and black out curtains. The kitchen was stocked with coffee, tea, pastries, jams, and fruits. The internet was speedy, the water hot, and bath towels fluffy. They clearly put a lot of effort into making their guests feel at home and provided for. I could have easily stayed for the whole week.
