ALL BOOKING/RESERVATIONS REQUEST SHOULD BE ACCOMPANIED BY ANY GOVERNMENT ISSUED ID'S .
A COPY OF AN ID IS REQUIRED BY THE BUILDING ADMINISTRATION AND HAS TO BE SUBMITTED PRIOR TO ARRIVAL.
THIS IS FOR YOUR STRICT COMPLIANCE.
-We strictly impose of collecting a $250.00 or 10,000 Php Refundable Security Deposit prior to arrival. It will be refunded in full a day after departure, provided there is no damages, breakages or loss in the property.
- To guests and their visitors.... please leave the property and it's belongings in proper and working condition. Any damages, breakages or loss that may occur during the stay shall be the guests responsibility. Charges will be applied towards the Security Deposits.
- Please turn off any appliances, lights, and esp. the A/C unit when not in use. PLEASE DONOT UNPLUG THE TV FROM THE TRANSFORMER AS THIS IS A 110V.
- Guests are responsible for their own belongings. Hosts are not responsible for any damages or accidents that may occur during the duration of their stay.
- Guests with small children must make sure that the door leading to the balcony will be closed at all times, this is to avoid any untoward incident.
Hosts are not accountable and will not be liable for any accident or injury.
- Please abide by the house rules.
- Keep noise to a minimal, no loud parties are allowed at anytime.
- Respect the privacy of your neighbors.
- Cleanliness and orderliness is very much appreciated. Treat the property as your own.
- Please dispose garbage properly and regularly during your stay. garbage chute is located two doors down across the hall.
-Do not throw used COOKING OILS in the sink, please dispose properly by pouring it in the containers or jars under the sink.
- No pets and no smoking is allowed in the unit due to allergies. Thanks.
- No hanging of clothes at the balcony nor any other objects aside from the furnitures provided are permitted at any time. Drying rack are provided and can only be used inside the unit.

I would first like to state that Malu (the owner who is located in the US) and Bebet (local property manager and co-owner) were very friendly and tried their best to make my experience as comfortable as possible. With that said, as a frequent business traveler to BGC I will not be staying at this residence again and I will be honest in my review as others should know what to expect with this listing.
The apartment itself is very nice, it is great for a solo business traveler over a long term stay, which is why I like staying at an Airbnb instead of a hotel. The apartment was clean, the kitchen was well stocked and the bathroom has a great water heater. The bed is fairly comfortable with lots of pillows. The patio was nice for getting some fresh air. I wish they could provide simple amenities such as bottled water, laundry detergent, and more than one roll of toilet paper, but hopefully they can implement this suggestion to improve the experience of future clients.
With that said, there are some things out of their control that made my stay uncomfortable and is the primary reason why I do not want to stay there again.
The main reason why I will not stay here is due to the security. I was not informed prior to the stay that I would have to log in and out with the security desk every time I wanted to enter the Serendra complex. I had to carry an authorization letter that said that I was a friend of Malu and show this whenever the security team asked. While I understand that this is their job and would appreciate their thoroughness if I was a permanent resident, I would have preferred to stay at an apartment that does not have this policy so I can come and go at my own leisure. If this does not bother you then please stay here as it is a great apartment, I just prefer to not be hassled every time I want to leave or return to the apartment.
The second reason for not wanting to return is due to the noise as the apartment faces a construction lot and a rooftop bar. I am a light sleeper and would have to work some night shifts so I was unable to sleep very well during the day due to all the construction across the street. Fridays and Saturdays were terrible as you could hear the music from the rooftop bar until 2 AM. I am surprised other clients did not report on this, perhaps they did not stay as long as I did to notice.
Again, I really wish no ill will to Malu and Bebet, which is why I did not file a complaint and request for compensation, but other Airbnb travelers should be aware of these issues before staying.
Malu's place was very clean and well kept. It's in an excellent location with quick and easy access to restaurants and supermarkets. Malu and Marivic are among the warmest people I've ever met. They're like old family friends. I had an excellent stay.
Malu was very helpful when I was booking the condo. She was very informative and she went out of her way to avail airport transfer from the airport for us. Her property manager was also very helpful and easy to work with. The condo unit itself is a great place to stay. It was very convenient, walking distance to the mall and restaurants. We really felt safe in that area and the condo staff was so helpful and friendly. We really enjoyed our stay and we will stay there again when we visit the Philippines on our next vacation! Thank you Malu for being so kind and so helpful with everything. We really appreciate it!

Malu was very helpful before and during our stay at here place. I needed some infos and she replied really quick. Well i must say that the communication was excellent! And a great host!
About the condo, it was clean and well kept. We even got a new bedclothes delivered after just a couple of days. The location was fantastic. Market Market, High Street and SM Aura were just a minute walk, and even taking a taxi is not a problem. The securities were strict about coming in and out of the compound but they were all nice and very respectful and...its a part of their job to make the place safe.
My first place to stay and my first host to contact if I will be visiting Manila again. Very recommendable. Thank you Malu and Ate Bebet.
Malu is undoubtedly a nice person that tries her best to make you happy and fit in with your requirements. We ended up checking in several hours later due to a delayed flight from Cebu to Manila, but Malu's niece kindly waited until we arrived to meet us. Getting registered with security was somewhat of a chore because although my name was correct on the letter provided to them, my wife's name was somewhat "scrambled" but after some logical discussion of why I would bring another woman with the same surname as me, the guard relented, and was fine whenever he saw us return. The condo unit itself was as the pictures showed and we have no complaints about that. The one "issue" I had was that we were unable to use the amenities without having to pre-arrange for Malu's sister to visit at a scheduled time to accompany us. I was hoping to be able to use the gym and pool at any random time of my choosing but this wasn't possible. This is due to the management agency effectively forcing unit owners to have tenants of no shorter than 6 months- this "rule" was also advertised in a couple of locations around the complex. Whilst I agree this is unfair on the owner since they should be able to rent out their property how they choose, it means that unfortunately you as a guest may not get the experience you may have hoped for if you only stay for a shorter period.
Definitely will recommend and rent again on our next trip. Malu and her sister were very accommodating and attentive to our needs. The unit was perfect for us, and the location was in the best area of BGC, close to everything. The Serendra complex is one of the best condos in BGC, because it offers you privacy ( gated and guarded compound), and the security you need once you are in the complex. The staff at Serendra was great, as we had our family reunion at two of their function rooms. My guest had no problems with entering and checking in with the guards. The condo unit was clean and fully furnished, and it definitely felt like home. I highly recommend this unit as it will make you feel more than welcome. We will be back sooner than expected.
