We were pleasantly surprised at how much we enjoyed our stay at this inn- it has character!
We wanted to stay in the area for New Year's eve, & from the terrible reviews about this place- we weren't expecting much at all. But we loved the quirky room. It's a very old building, and the feel is as if an older couple renovated and cleaned by hand. The tv and applianced were newer and in good condition, & even though the bed was plastic coated, it was comfy. I actually prefered the plastic coat, since I'm allergic to dust mites-- no allergies in this room :). The closet was huuuge- and al the little nooks and crannies of the place gave it a style you don't get to see in any-town-USA. The neiborhood is a bit sketchy, so we paid the $30 for valet. If we go to the same event next year, we would stay here again.
This place is just a hotel. There are two hidden fees you will have to pay, one is tax, they will charge you when you arrive. Second is the parking, about 20$ per night.
I heard a lot of noise from the kitchen. My room was on the 2nd floor and it near the roof of the kitchen. So in the early morning I heard disturbing sound from the kitchen and that's what annoying me.
The staff was nice and the place have parking garage near the hotel too. You have to pay for it or you can ask staff to park for you.
This hotel was dirty and uncomfortable. Despite the fact that I requested no cleaning services while I was there because I didn't want to be interrupted in the mornings, and had a "do not disturb" sign up, the maid tried to enter the room every morning. I called every day to request no maid services, and every day the maid entered despite the complaint. And when I wasn't there even entered and removed the sign. Breakfast was not worth eating. Overall an uncomfortable stay. I'd recommend getting someone's apt as opposed to staying in this B&B.
Unfortunately I do no have anything positive to say about our stay here. The "hotel" is not particularly clean and we did not even want to try the breakfast. I suppose we should've expected that considering the neighbourhood. Do yourself a favour and pay a bit more for a lot more gain.
The room was clean, the staff was very polite and helpful, the breakfast was surprisingly good. Unfortunately the Inn and room are not appealing and the surrounding area is not nice at all... OK in the morning but we did not feel very secure coming back at night. That was a last minute reservation... there are lots of better picks in SF!
Decent place dropped right in the middle of the Tenderloin & Little Saigon district of San Francisco!!! The neighborhood has its +'s & -'s depending on your level of acceptable locations? Lot's of homeless, sketchy looking people hanging out & don't be surprised to see someone laying on the sidewalk that you have to walk around!? Mostly the people you'll encounter are harmless but traveling at night through the streets should be in a group. If it's any assurance the main downtown police station is a block away? The hotel is nice inside, clean facilities, a warm meal served each morning, the rooms are quiet, and the bathroom showers are hot with good water pressure! So if your money is tight then this might work for you? Cheers!

just a 2 blocks from the bus that takes you to the downtown, just in 10 minutos.
The location is right in front of the bus stop, some streets with decent traffic, and a police station, so it can be a bit noisy at times but I slept well. Also, it's right next to two bus stops that take you to some of the fun parts of the city (Ferry Building, Marina/Piers) as well as the Bart/Muni station which you'd take to/from the airport. The neighborhood can be a bit sketchy with a lot of homeless folk around, but I didn't (and haven't) had any problems there. The room itself was a bit nicer than I expected for what I paid, and the front desk people were very nice.
I hate to rank something this low, but the experience left much to be desired. To start with, the sink broke early on in our stay and the hotel didn't fix it, or offer us a different room, or discount our room. In fact, the front desk guy said that it was the fourth sink break caused by the same known defect that had occurred that week . . . and a known problem that goes unfixed is more egregious than a surprise problem. The front desk guy told us that the manager would call us to discuss a discount refund, but we never got such a call. The neighborhood is also SUPER sketchy . . . it's like San Francisco's Skid Row. The TV remote was broken. The heating wasn't adequate. The only reachable electrical outlet in the entire room was in the bathroom. The room was miniscule and so poorly laid out that we had trouble getting in and out of the door.
The list goes on . . . .
I wouldn't stay here again, and wouldn't recommend it.
