Our home- a restored farmhouse- is just 3km from the beach (2km from the Levanto train station) yet away from the crowds. Our spacious independent apartment has everything (including fresh eggs!) to make your vacation stay as pleasant as possible.

The space

Great apartment between Levanto and Monterosso offers easy access to the Cinque Terre. Great place for hikers and nature lovers. The apartment is located on the bottom floor of our home, a typical Ligurian farmhouse that was originally built as a mill in the 1700s. A bubbling stream runs outside the apartment - wonderful for sleeping!
Our 2 room apartment features an independent entrance, fully equipped kitchen (new for 2017 - a large refrigerator! Perfect for longer staying guests who like to cook at home), 4 comfortable beds, outdoor space and fresh veggies from our garden and organic eggs from our chickens! We live onsite so we are available for advice or help when needed.
The apartment has high-speed (for rural Italy) wi-fi internet connection and a collection of English language books and games.

We are located in the township of Levanto, a charming village with an awesome beach and great restaurants. Monterosso (and the rest of the Cinque Terre) is located 6 minutes away on the train. OR you can get there by an hour and a half hike straight from the apartment.
It's best to bring a car as the road into the village is narrow and dark. We provide our guests with a parking pass which allows you to park free at the Levanto train station and in the center of town and at a discounted rate at the beach parking area.

We are a working Ligurian farm during the summer and our house is very old. The charm of our location is that it is 'real'- that can sometimes include spiders (the spindly nice ones, though we remove them when we clean!) sharing your space, fireflies coming through your windows (in the late spring/early summer) as well as the occasional mini-scorpion. Our chickens sometimes escape and one of our dogs is very friendly and curious (and is a little bit of a beggar). Please do not expect luxury- we have a very comfortable apartment that has a very high price/quality ratio but, in the end, we are a rustic Ligurian farm. The great majority of our clients come just for this reason and we do everything we can to make everyone as happy and comfortable as possible. We are not on the beach and we are not a new construction however and we prefer that our potential guests have expectations that meet what we offer.

Guest access

You'll have full access to our organic vegetable garden and eggs from our happy chickens. Ample private outdoor space. You have an independent entrance and we will not be entering your private space. We will be moving around the garden-

We live upstairs but have our own entrance so we are always available to answer questions or help out.

Other things to note

We do live in a rural-ish area and so there are lizards, spiders, fireflies, mini-scorpions, dragonflies, frogs around (not in!) the house. Luckily where we live, there are NO MOSQUITOS! The apartment has air conditioning but it is naturally cool thanks to the thick, old walls so you will most likely not need it!

Our family does share the villa with our guests. Therefore we ask that you please keep your voices and music down after 11 pm.
As per Italian law, we are required to register our guests with the local police within the 2nd day of your stay with your passport or identity card.
We are extremely energy conscious and expect all guests to be respectful of water, electricity and natural gas consumption and to make sure that all lights are out when not being used.
We have strict recycling rules in our township so guests are asked to separate their trash according to type and to either utilize the bins near the house or inform us if their trash is ready to be disposed of.
Our home is over 300 years old and has a very sensitive septic system. Please do not throw anything except for toilet paper in the toilet.

It was great to spend 10 days at Kate's place and use Levanto as our base to take our time visit the beautiful Cinque Terre region this August. We don't drive (love trains, walks and cycling), so Kate generously picked us up at the station and also dropped us back at the end of our stay! Without luggage, Levanto center is a pleasant half-hour walk every day from the house (a little longer coming up), though you've got to keep an eye on cars zipping up and down, with no sidewalk or cycling track. We loved the vegetable garden (especially the delicious tomatoes!), feeding the chickens and getting eggs from the coop! You can eat out on the terrace and watch the fish in the gurgling stream flowing by the house. Wifi was intermittent but that gives you more time to read a great collection of travel and other books on the shelves ! People with young kids will enjoy the place even more ! We'll surely come back soon !

Kate's apartment is ideal for visiting the Cinque Terre area. We had a car and drove to the station to take the train to all of the towns and were lucky to have a car parking pass from Kate so we didn't have to pay for parking. Kate's description of her apartment is accurate and it is a very peaceful place to come back to after a busy day sightseeing. We traveled with our two kids aged 11 and 14 and they really enjoyed collecting the chicken eggs and being in the countryside.

We highly recommend this property for quiet and family breaks. Kate is a fantastic host, charming, very informative and helpful, and kindly left us some chilled prosecco to enjoy on our arrival. We loved this rustic and comfortable space, the sound of the stream running by outside and the chickens and pets made it so homely and peaceful and yet well situated for exploring the cinque terre area. In July when we visited we certainly appreciated Kate's advise to have a car to get to levanto. It is walkable, but with 3 teenagers in the heat it would not have been the most relaxing use of our time!, from levanto there are options to use Kate's parking permit then journey on by train to explore the area. The disused bonassola railway line walk from levanto is well worth a leisurely walk and shaded. There are plenty well stocked supermarkets in town for essentials if you like to eat at home, as well as speciality food shops too. Levanto beach is quite nice but there are nicer ones along the bonassola walk where the water is clearer and which you can drop down to from the walk. Most of the beaches in this area are stoney, monterossa is the nearest 'sandy'-ish beach and the nearest of the cinque terre, but don't miss seeing Verrazana which is just gorgeous. A truly beautiful, relaxing hideaway in Levanto. Well-situated to explore the Cinque Terre and neighboring villages to the north. Kate was a kind and helpful host, even providing an appreciated bottle of prosecco after braving the Italian roads. We wished we could have stayed longer!

Kate's place is fantastic: calm and cosy. You can hear the river and watch the chickens around, it is really peaceful. You will need to have a car to reach the house. Kate was responsive to our questions and very helpful. She also prepares a guide where we can find valuable tips for restaurants and visits. The place is in line with the pictures and description, it is clean and you have everything needed to cook. Also you can enjoy the terrace for your breakfast and the sunbeds. It is a little paradise and we recommend it to everyone!! Thanks a lot Kate!

Kate & Fabio were wonderful hosts. It was a home away from home. The location was a couple of kilometres from the centre of town. I rented a bike for my time there, but there are beautiful walks both into town and to surrounding towns. The proximity to the Cinque Terre was brilliant, both by foot to Monterosso, and by train to the other towns. However, I loved the quiet pace that Levanto offers. Kate is a wealth of information, and was able to help me plan my day trips and hiking routes. It was wonderful to be able to eat the fresh eggs from the chickens, and the vegetable garden is impressive. I had many meals outside watching the sun go down. The bubbling stream outside the bedroom was so lovely to wake to in the morning. I loved my time at this apartment, and would highly recommend to anyone.

I'm originally from Texas but have lived in Europe since 1987. I moved to Italy in 1989 and never left. I lived in Monterosso al Mare (Cinque Terre) for 18 years before moving to Levanto in 2007 with my husband and son.
I am passionate about making, eating and sharing good food. I love the sea and the woods and am frequently either hiking or out on a boat.
Even though I've spent nearly two-thirds of my life living in Europe, I have yet to lose my Texas accent. If you hear a 'y'all' thrown in here and there, don't be surprised.
Travel is essential for me- that's one reason I love Italy and Europe and how easy it to move around. Be it hiking on the islands off Sardinia, discovering spices in Turkey or exploring museums in Florence, I love new experiences and meeting new people. When I am home, I feed my imagination by reading.
We have a relaxed style of hosting our guests. For the guests staying in our house we often run into each other in the vegetable garden or chicken coop. Both our Levanto and Monterosso apartments have extensive updated house books that explain how to best enjoy the area. Even so, we are always available for information about our favorite beaches, restaurants, off the beaten path hiking trails and even recipes.
