When placing reviews please be realistic and realize it is quite expensive to operate a business such as this ranging from additional insurance costs, maintenance such as plowing, electricity costs, taxes that must be paid, cleaning costs-which we do not charge for and so much more and yes damage repairs caused by a very few of our guests.

Unlike many other rentals in our area we do not have "HIDDEN" fees. We do not charge for extra guests, but do limit the number of guests to what is indicated in the description. We DO NOT charge a cleaning fee. At this time WE DO NOT charge a security deposit and as long as things go as they have been, we have no intentions of doing so.

We are generally on site but if not I am only a phone call or text away. If you want absolute privacy that's OK too.
We offer daily housekeeping upon request - no extra charge, but please let us know as some guests do not like the intrusion in to their space and we respect that. Please communicate this when making your reservation.
If you wish to have daily housekeeping we can provide that too on request - all you have to do is let us know.
We are trying very hard NOT to add a cleaning fee onto our price, keeping our units affordable for everyone. 99% of our guests leave the cottage in excellent condition. To this end, please pick up after yourselves, clean up any excessive dog hair, rinse your dishes and we will pick them up to run them through our dishwasher, place vinyl shower curtains inside the tub to prevent excess water from getting outside the tub area to prevent slipping accidents and damage to our property. As I said 99% do all this without being asked. Help us to keep our costs affordable for our guests.

Other things to note
We have reduced our rates for the late fall and winter ski season at Shawnee Peak in Bridgton Maine (only 5 miles away) - Book early so you don't miss out!
Please note we do not charge a cleaning fee, but of late we have had quite a few guests leave behind quite a mess to clean up. While we expect to do the normal cleaning, i.e., vacuum, laundry, general clean up, etc, it is not our responsibility to clean up after you. If you spill things all over the place and make a mess while cooking, etc. it is your responsibility to clean it up - we are not expected to "clean up after you". This has not happened before the last month or so and are a little baffled why is appears to the norm as of late. Please be courteous and pick up after yourselves. Don't leave garbage on our kitchen counters, etc.
Two night minimum stay required. Three night minimum stay on holiday weekends.
We do our best to employ green practices whenever possible. We use environmentally safe lighting throughout our properties, our properties are insulated to a very high standard reducing our use of fossil fuels, we use environmentally friendly cleaning products whenever possible and employ recycling.
While we do have HD flat screen televisions for our guests, we only have local television stations, no cable channels, however our televisions are pre-programmed with Netflix, Amazon.
We MUST charge an 9% Lodging Tax required by State of Maine which is not included in the price and must be paid at time of arrival via cash or check. We apologize for this but there is no way for us to add it on to our rates as a "tax". If we increase the rate to cover this it means a higher fee for both our guests and ourselves.
We take your safety (and ours) seriously. For this reason we make sure we have WORKING smoke and CO detectors and fire extinguishers in all of our rentals.
We do our very best to accommodate our guests needs when it comes to check-in/check-out times. As long as we do not have an overlapping guest we will do our best to accommodate you with early check-in or late check-out. Please communicate your needs beforehand.
We are also available to walk your dog for you, if you do leave your dog crated in your room, as long as the dog is friendly and allows us to leash your dog. There is no charge for this service but we do need advance notice to make sure we will be available as needed.
As a dog lover too I do not travel anywhere without "Cowboy" and his comfort is as important as my own, so I understand how important it is to find a place that really is pet friendly.
Although there is not a true "kitchen" in the Bungalow Cottage there is an outdoor gas grill with single side burner. Inside you have a microwave, coffee maker (we supply the coffee - regular & decaf, tea and hot chocolate, toaster, single burner induction cooker and a waffle pancake/waffle maker (we supply the mix for you).
Don't forget that our Stage Stop Ice Cream is open from spring to fall, serving ice cream treats and all our guests receive a complimentary ice cream each day of your stay for all members in your party.
State of Maine Lodging Tax of 9% is required and due upon arrival. This tax is required by law.
For this reason we have had to add a fee for additional guests over 2. If you are one of our regulars and have a positive booking history with us, please contact me prior to booking via Airbnb and I will eliminate the extra guest fee. It is very disheartening to enter the unit after a guest departs and see a total mess!
HOUSE RULE - clean up after yourselves and leave our place as you would want someone to leave yours.
This rule is VERY IMPORTANT, while we want everyone to enjoy our horses (from a distance), there is absolutely no contact with the horses. This is mainly due to our insurance restrictions, but also as beautiful as horses are they are large animals and they do bite and kick - it's all part of being a horse. So please realize we are not being mean, just safety conscious.
Please note that we want everyone to fun however this is not a "party" house and has to be respected as such. While we have no problems with alcohol consumption, overly intoxicated individuals will not be tolerated and asked to leave the premises. Keep in mind that we have other guests on the property and residents.
No illegal drug use of any sort will be permitted on or in the premises.
No more than four (4) guests permitted to stay in our Bungalow Cottage. No more than six (6) individuals permitted to stay in our Shawnee Suite.
No burning of candles - EVER.
No open fires other than the gas grilles we provide.
We are one of very view locations that allow our guests to bring their dogs and hope to continue this, but it is dependent on our guests being considerate and following the rules as it pertains to dogs.
NO DOGS OFF LEASH EVER. We have horses and this is mostly for the safety of your pet, but we also do not want our horses chased. We appreciate your understanding.
Due to our insurance restrictions we can not take any Pit Bulls or Pit Bull mixes nor any dog with viscous or aggressive tendencies.
Dogs may not be left unattended in cottages, suites or rooms. They may be crated when you leave as long as they are not excessive barkers. We are open to being lenient on this rule, but it would be based on a case by case basis once we meet your dog. Please understand, as I am sure you already do, but dogs get scared and lonely being left in a strange place and become mischievous when they are mad at you. We have had far too many comforters, sheets and rugs chewed, which is why we have to implement this rule.
NO DOGS ALLOWED ON ANY OF OUR FURNITURE - PLEASE.
Please clean up excessive dog hair on floor and furniture daily.
We require a minimum of two nights.
I am originally from Massachusetts. I have always loved Maine, no matter what season. We always had a vacation home in Bridgton Maine and when I moved back from Florida, I choose to find a home in Maine for myself, my horses and my dogs. I grew up skiing at Shawnee Peak which used to be called Pleasant Mountain. The best part I am only 2.5 hours from Boston, MA when I need a little bit of city life.
I found a home that was over 200+ years with pastures and a barn. After 10 years of remodeling, which included actually moving the house back further into the fields, I think I am almost done. We have blended old and new and I am quite pleased with the end result.
The Bungalow Cottage stands where the original part of my home used to be located until 2010.
We opened our house up to guests just about one year ago and have loved every second of it. Never dreamed we would get so busy so fast. From June last year till about the first week of November we were just about solidly booked and loved every second of it, meeting so many great people from the USA, Canada and Europe.
This is our first true winter being open full time to guests and we are hoping for a great winter ski and snowboard season.
As a professional Home Energy Auditor since 2004, making this old and new home energy efficient was our first priority and we definitely succeeded there. If any of you need a Home Energy Audit in Massachusetts, New Hampshire and of course Maine look me up under Energy Audit Me (energyauditme).
Being an animal owner and lover "forever" it was important to me that guests had a place to bring their dog and their best friend. We are very pet friendly (dogs only).
