Completely renovated and very luminous, this comfortable studio (loft bedroom) can host up to 3 people. It’s located in Oltrarno (across the river from the Duomo), a historic area where many Florentine artists and craftsmen live and work.
The apartment is on the third floor of an old building with a nice view of Florentine roof tops. It has been recently renovated. The building does not have an elevator, but it’s worth it!
The apartment consists of a cosy living room, an open kitchen, a bedroom with a very comfortable bed, an open closet, and a bathroom. An old wrought iron staircase brings you to the loft where there are a single bed and an armchair that pulls out into a single (twin size) bed that also functions as a little reading corner. In the loft there is a second large bathroom with a shower. The furniture is modern and the apartment has hardwood floors.

Interaction with Guests
I’ll be at the apartment to check you in and give you the keys, so please let me know when you will be arriving and I’ll give you all the information how to arrive.
At the check out you can leave the keys in the apartment. Please, try to be punctual when checking-out to allow me to prepare for the next guests. If it’s possible, I can be flexible. Just let me know in advance.
Please bring a copy of your passport and write your address on it (for EU residents a copy of an identity card) as we have to declare your stay to the local authorities.
San Frediano is one of the historic neighborhoods of Florence. It’s a neighborhood of Artists! It's a peaceful area, but at the same time very lively and becomes quite alive at night specially in the nearby Piazza Santo Spirito. There are many typical Florentine restaurants and many things to do and see here. The locals in this area are kind and always willing to share their knowledge (as well as anything else on their minds!).
A block from the apartment you can find a small supermarket; on the same street there are many cute little shops like bakeries, pasty shops, pharmacy, etc. It’s a ten minute walk from Piazza Duomo, Ponte Vecchio and Piazza della Signoria. Piazza Pitti and the Boboli Gardens are also nearby. For those who enjoy walking there is a beautiful path up to Piazzale Michelangelo that passes along side of Ponte Vecchio and then inclines through a lush hill of olive trees bringing you to the final set of stairs that leads right into the square. For those who don’t enjoy a long uphill (yet beautiful) walk, you can catch the bus from Piazza Tasso, a 5 min. ride that will bring you right to Piazzale Michelangelo, where there is a fantastic panoramic view of the city.
The apartment is easily accessible from the central train station (Santa Maria Novella). By foot from the station it is about a 10 minute walk or you can take a public bus (ATAF), which takes about 5 minutes. If you are arriving at the Florence airport you can take a taxi or you can catch bus from the airport that brings you right to the central train station (30 min.) you would then have to take another bus to bring you close to the apartment or if you do not have a lot of luggage, you could even just walk to the apartment.

Kindly look after our newly refurbished flat like it was your own. We ask that guests please remove their shoes at the door to help preserve our new wooden floor. This is a no smoking space and we do not allow guests with pets.
A beautiful flat in central Florence which was very well looked after. We were met by the host's father who was very welcoming and told us everything we needed to know about the flat and the local area. A perfect place to spend a few days.
Fantastic apartment in the heart of Florence. Fell in love with the city and location right away. Beautiful clean apartment with great amenities. So nice to have a washing machine after all the travelling we had done. Be prepared for a little walk up the stairs with your luggage, no lifts available. Was nice to have a bit of fitness after a long day of eating. Walking now distance to every sight in Florence. Don't miss Mercato centrale for yummy fresh food. Would definitely stay here again. Thanks to Flavia and her mum for all their help.
We needed to check in early so Flavia was extremely accommodating and let us leave our luggage early as the apartment needed to be cleaned. We met her parents who were very sweet and helpful and gave us as much information as they could to make our stay comfortable and enjoyable. The 2 bathrooms are a big plus when you are travelling with kids. Thanks for the recommendation on Osteria Santo Spirito... great location and great food!
The apartment was very nice. The kids enjoyed the loft but if you are with a family then keep in mind that its a bit of a walk to Ponte Vecchio and the other sites. Otherwise its a great and lively location.
Flavia was away when we arrived in Florence but had previously emailed information about how to get to the apartment, and her mum was at the apartment to meet us and let us in. The apartment was easy to get to and find (once we'd got used to the red and black building numbers - which Flavia had already warned us about in her email) and looked exactly as it did on the air bnb website photos. We were close to all of the major sites in Florence and were close to some great local restaurants and a great gelaterie!
Flavia's apartment was beautiful and the best AirBnb we stayed at during our tour of Italy. If we ever return to Florence, we will absolutely stay there again. WiFi worked great, there was a hair dryer provided, location was close to the main attractions but not in the thick of things so you were able to see the side of Florence where people live. There is some traffic noise during the morning commute so if you're a very light sleeper, know that but it didn't bother me.
Dieses Appartement ist perfekt! Wir hatten drei wunderbare Tage in Florenz, und das obwohl unser Aufenthalt eher holprig angefangen hat dank Zugverspätung und heftigen Regens. Aber Ivana (Flavias Mutter) war sehr nett und entgegenkommend und hat uns in der Wohnung trotz unserer nicht unerheblichen Verspätung in Empfang genommen. Dort angekommen war klar: hier werden wir uns wohlfühlen. Die Wohnung sieht genauso aus wie auf den Fotos, sie ist geräumig, sehr hell, sauber und gepflegt und schön eingerichtet. Vom Standard und der Ausstattung her ist sie definitiv besser als so manches deutlich hochpreisigere Hotel. Besondere Highlights: die zwei Bäder und die ausgesprochen bequemen Betten und Kopfkissen. Auch die Lage ist ideal für einen Städtetrip, man befindet sich im Viertel Oltrarno gerade nicht mehr im touristisch überlaufenen Teil der Stadt, ist aber innerhalb von wenigen Gehminuten bei allen Sehenswürdigkeiten angelangt. Zudem finden sich zahlreiche nette Lokale, Kneipen/ Bars, Cafés und Lädchen in direkter Nachbarschaft zur Wohnung. Flavia hat hier viele tolle Tipps zusammengestellt, die einem die Auswahl erleichtern. Besonders angetan waren wir von der kleinen Kaffee-Rösterei - ein Muss für Espresso-Liebhaber :-)
