Completely renovated and very luminous, this comfortable studio (loft bedroom) can host up to 3 people. It’s located in Oltrarno (across the river from the Duomo), a historic area where many Florentine artists and craftsmen live and work.
The apartment is on the third floor of an old building with a nice view of Florentine roof tops. It has been recently renovated. The building does not have an elevator, but it’s worth it!
The apartment consists of a cosy living room, an open kitchen, a bedroom with a very comfortable bed, an open closet, and a bathroom. An old wrought iron staircase brings you to the loft where there are a single bed and an armchair that pulls out into a single (twin size) bed that also functions as a little reading corner. In the loft there is a second large bathroom with a shower. The furniture is modern and the apartment has hardwood floors.

Interaction with Guests
I’ll be at the apartment to check you in and give you the keys, so please let me know when you will be arriving and I’ll give you all the information how to arrive.
At the check out you can leave the keys in the apartment. Please, try to be punctual when checking-out to allow me to prepare for the next guests. If it’s possible, I can be flexible. Just let me know in advance.
Please bring a copy of your passport and write your address on it (for EU residents a copy of an identity card) as we have to declare your stay to the local authorities.
San Frediano is one of the historic neighborhoods of Florence. It’s a neighborhood of Artists! It's a peaceful area, but at the same time very lively and becomes quite alive at night specially in the nearby Piazza Santo Spirito. There are many typical Florentine restaurants and many things to do and see here. The locals in this area are kind and always willing to share their knowledge (as well as anything else on their minds!).
A block from the apartment you can find a small supermarket; on the same street there are many cute little shops like bakeries, pasty shops, pharmacy, etc. It’s a ten minute walk from Piazza Duomo, Ponte Vecchio and Piazza della Signoria. Piazza Pitti and the Boboli Gardens are also nearby. For those who enjoy walking there is a beautiful path up to Piazzale Michelangelo that passes along side of Ponte Vecchio and then inclines through a lush hill of olive trees bringing you to the final set of stairs that leads right into the square. For those who don’t enjoy a long uphill (yet beautiful) walk, you can catch the bus from Piazza Tasso, a 5 min. ride that will bring you right to Piazzale Michelangelo, where there is a fantastic panoramic view of the city.
The apartment is easily accessible from the central train station (Santa Maria Novella). By foot from the station it is about a 10 minute walk or you can take a public bus (ATAF), which takes about 5 minutes. If you are arriving at the Florence airport you can take a taxi or you can catch bus from the airport that brings you right to the central train station (30 min.) you would then have to take another bus to bring you close to the apartment or if you do not have a lot of luggage, you could even just walk to the apartment.

Kindly look after our newly refurbished flat like it was your own. We ask that guests please remove their shoes at the door to help preserve our new wooden floor. This is a no smoking space and we do not allow guests with pets.
L'appartement de Flavia est un agréable cocon. Son agencement est vraiment bien pensé et il est en tout point conforme aux photos.
Le quartier dans lequel il est situé, les restaurants et cafés aux alentours sont autant d'atouts qui poussent à le recommander.
Aussi, Flavia est une hôte remarquable, réactive et très à l'écoute à vos attentes. Ce qui est appréciable pour les check ins tardifs.
C'est assez facile de se rendre depuis l'appartement aux principaux sites touristiques (le Palazzio Pitti et le jardin de Boboli, la Basilique Santa Maria Novella, le Duomo, Galerie des Offices). Florence étant une petite ville, les distances se parcourent assez aisément. Il vous sera agréable d'emprunter les ponts alla Carraia et Sante trinita pour joindre le centre ville.
- Pour les adeptes du petit-déjeuner, je vous recommande le Caffè degli Artigiani situé sur la Via dello Sprone (situé à une rue du Palazzio Pitti)
- Pour les restaurants, les deux incontournables du quartier sont Pandemonio et Il Santo Bevitore. (Pensez à réserver)
- Et enfin, les deux glaciers du quartier : chacun étant respectivement situé près du Ponte alla Carraia et Ponte Sante trinita. (Petite préférence pour celui du Ponte alla Carraia)
Flavia's apartment is a nice cocoon. Its layout is really well thought out and looks exactly like the photos.
The district in which it is as well as the restaurants and cafes around are great assets to push us to recommend it.
Flavia is a remarkable host, very reactive. She is paying attention to your need, what is ideal for the late check ins.
It's pretty easy to get from the apartment to the main tourist sites (the Palazzio Pitti and the Boboli Garden, the Basilica of Santa Maria Novella, the Duomo, Uffizi Gallery). Florence is a small town, so the distances are relatively small. It is nice to take the bridges Sante Trinita and alla Carraia to reach the city center.
- For fans of breakfast, I recommend the Caffè degli Artigiani located on Via dello Sprone (located one block away from the Palazzio Pitti)
- For restaurants essentials are Pandemonio and Il Santo Bevitore Pandemonio (Please reserve)
- And finally, the two glaciers In the neighborhood are each respectively located near the Ponte alla Carraia and Ponte Sante Trinita. (Small preference for the one next to Ponte alla Carraia)
We had an amazing time in Florence staying in Flavia's (website hidden) was in a great location for visiting all the sights. Unfortunately we didn't meet Flavia but her parents greeted us and introduced us to the apartment. We would highly recommend this apartment to anyone visiting Florence. The apartment is light and bright and very welcoming and comfortable.
We didn't get to meet Flavia, but her parents were kind and helpful at checkin. The neighbourhood is wonderful because it is just far enough away from the touristy area yet close enough to walk anywhere, including an easy walk to the train station. I kept thinking that the words "Light and Airy apartment" were perfect descriptors for this apartment. It seemed that Flavia was very astute to the needs of a traveler- whenever we needed something it was available in this well-stocked apartment. It was a pleasure coming home after exploring Florence everyday to this beautiful apartment. Of all 6 airbnb' s we stayed in on a monthlong trip to Italy, this was the best! Thank you, Flavia!
Flavia was quick to respond and met me right on time! She was very helpful with directions and the flat was comfortable and perfectly located. If we come back we would stay here again. Thank you!
L'appartement de Flavia est idéal pour passer quelques jours à Florence : bien situé dans un quartier vivant, un peu en retrait de l'agitation du centre, de l'autre côté de l'Arno. Il est confortable, lumineux, bien décoré. On s'y sent comme à la maison. L'accueil par Roberto, le père de Flavia, a été très chaleureux, avec beaucoup de conseils sur la ville.
L'appartement de Flavia a vraiment contribué à rendre notre séjour à Florence très agréable.
