Guests can use the three bathrooms (all three have showers, two have toilets, one has hot water). Guests can share my refrigerator. Guests can use my washing machine but there are cheap services nearby that will wash, iron, and fold everything. Guests can use free wifi.

Since 2001 I've traveled to Thailand as a tourist 24 times and now a resident. I'm happy to share travel ideas, experiences, and what I think are reasonable prices. Guests seem to prefer Whatsapp to keep in touch and share info while they are here but the "share location" GPS map feature in LINE, Kakao Talk, and Viber works better than in Whatsapp. Please download one of these apps before you arrive in Bangkok. I picked this house because I hate traffic jams. This location allows me to walk to everything I could need. Look up Phraram 9 MRT and Fortune Town. See? Amazing area.

AIR CONDITIONER - Please keep your door and window closed if you are using the a/c, and please turn the a/c off each time you leave your room. (Electricity is expensive.)
SMOKING - Outside the house or on the 2nd floor patio is fine.
AIRBNB? WHAT'S THAT - Help all Airbnb hosts stay "off the radar". Never speak to people around the area about Airbnb. Pretend you're a friend from out of town if you must say something. Please don't wander around lost with your luggage (This is why I won't give you my address.) Use your best judgment in avoiding drawing attending to your Airbnb host's house.
SHOES - I don't care about culture: take your shoes off because the street is SO FILTHY. If you don't like walking barefoot at home, then please bring clean house slippers/sandals.
INTERNET - Free for you to use. Please don't try to change it in any way.
WET THINGS - Please keep wet things out of your room. After your shower, hang your towel outside your room. Sweaty tee shirt? Outside. You're sweaty? Take a shower, dry off, use a fan or air conditioner. Wet leads to stinky. No one likes stinky. Wet makes the a/c work harder. No one likes high electric bills. (Water is cheap! Take another shower!) Keep everything in your room dry please.
DOGS - My dogs are usually locked in my room unless it's not hot outside. If they are walking around you can say HI. (Shih Tsu and Boston Terrier – impossible to bite anyone.) Your dog is welcome! If you walk your dog outside, wash his/her feet immediately upon return. If you let him/her sleep on the bed, you are responsible for removing all dog fur before checkout.
BROKEN... SOMETHING - Inspect your room at check in and if you think something is damaged or broken tell me immediately in person or snap a photo and send to me. This is the best way to avoid a problem at check out.

My second stay at Robert's place... So if I went back, it's good sign! First time, I stayed 5 nights. This time was an in-between. I like the area because it's not a touristic place. You can feel disoriented by it - totally normal - but you're traveling for that, no? To be out of your comfort zone? Good, Robert's place will be perfect for that and at your second stay, you will feel at home.
Robert is a great host! He makes you feel like you're at home and you can always text or call him. The rooms are clean and the beds are comfortable. This is a good place to stay after a long flight!
I love Robert's place. My second airbnb experience and first time i felt like a local in Thailand. i didn't have any problem finding his flat. the directions he gave plus the maps he sent were accurate. the location perfect, close to MRT and other establishments, room clean, bed very very comfortable and neighborhood friendly and safe. i will definitely stay here again.
Robert was a great host, very knowledgeable about the things that are great fun to do but maybe not the stuff you just pull out of Lonely Planet which was exactly what I wanted. He also had some great little pieces of advice on how much the tourist traps SHOULD cost so you don't get ripped off -invaluable in BKK. Apartment was super clean and comfy in a rad neighbourhood with mainly locals - and his dog is cute as hell. As the other review said, ask about the canal taxis, great fun and cuts down on travel hassles big time. Coming back to stay again in a couple of weeks as the location is perfect if you're coming or going to airport on the train.
Robert's house is great. Make sure you read the itinirary instructions on Airbnb before getting in. Once you know the way it is very easy and convenient to get around and discover the city. Robert is great host as well.
