This sunny studio guesthouse is centrally located only six blocks from the U. of A. in the eclectic Sam Hughes Historical Neighborhood. French doors open from the studio to a large covered porch and a private fenced yard with desert landscaping.

The large, open main room has 10 ft. ceilings and high south and east facing windows, with industrial style block walls and exposed electrical outlets and ductwork.
A small kitchen and bathroom are tucked under a loft at one end. The kitchen is fully equipped for cooking with a refrigerator, microwave, toaster oven, hotplate, and coffee maker.
The loft is tall enough for sitting, but not standing. It has a twin-sized foam mattress that can be used for lounging or extra sleeping space.
The furniture is a combination of new pieces, including a queen-sized bet and a loveseat, and some great used finds. There is also an HD television with DISH programming, a Blue Ray player, and wireless internet.
The studio does not have air conditioning, but it has an evaporative cooler, which works great in all but the hottest months of July and August, when we are closed.
**Weekly and monthly rates are seasonal.
The studio is separate and to the rear of the main house and there is separate guest parking in the ally.
Interaction with Guests
We will greet you at check-in to say hello and answer any questions you have about the space or Tucson. We have lived in Tucson for many years, and we would be happy to provide recommendations for things to see and do while you're in town.
You probably won't see us much after check-in, but we are always available at the main house, and you can call, text, or e-mail at any time with any concerns or questions.
Sam Hughes is a great walking neighborhood with many charming historic houses, and nearby Himmel Park provides a large expanse of open space only 3 blocks away.
Three bus lines and a major bike route are close by, and just four blocks away there is a stop for Tucson's new streetcar, which travels to the U. of A., 4th Avenue, and downtown, where there are many great restaurants and entertainment.
Other Things to Note
Daily maid service is not provided during your stay, but there are extra towels and sheets in the studio if you need them.
No smoking inside the studio. Smoking is permitted in the yard with the doors closed.
No burning incense or scented candles inside the studio. The smell lingers and could be offensive or a health issue for future guests.
Please be respectful to the neighbors. No loud music, parties, etc.
This was a perfect place. Denise was very welcoming, and I would love to stay again.
Denise warmly greeted us and provided brief but thorough orientation to her Desert Studio lodging. The photos are accurate but don't really do justice to the sun-flooded, cozy, welcoming space. The bed is really comfy; the kitchenette is very well stocked with new and quality items; the bathroom is blues and greens inviting with full bathtub and good shower head. I left my shampoo and conditioner; if you're the next ones there, help yourselves! I probably shouldn't say too much because I want it to be available to us again sometime!!!
What an incredible space! Denise was very welcoming and flexible about our arrival. She provided a beautiful and clean space, a well equipped kitchen, and a lovely sunny private patio that included use of a bicycle. The neighborhood is historic, safe and very very close to the university. We felt that Denise was available to us, but we also didn't see her during our stay. You won't be disappointed.
The listing was accurate, in fact being there was a lot better than looking at the pictures. One of the most comfortable beds I've ever slept in, cooking facilities worked well, very nice dishes, clean cottage and a wonderful yard to sit in and enjoy the plants and get some work done.
It was very easy to work with the owner, correspondence was quick and accurate. Once there, she met me and then left me alone. I had her cell phone number if needed, and we did text twice. The book with information was very helpful and parking was perfect for my rental car. Security came with locks on the gate and on the front (website hidden) with way too many channels and Netflix and a large flat screen. Sitting area inside and out nicely appointed. I didn't use the loft area but it looked fine.
I hesitate to leave such a glowing feedback and only because I don't want anyone to stay there when I come back! This will be my go to spot for Tucson. Location was central and near the university. Host was accommodating and pleasant. The cottage itself was exactly what I wanted.
The studio was quiet, private and in a great location. Denise greeted me upon arrival and had a guest book full of tips and instructions, which I often don't find with other AirBNB rentals. Tucson had some great hiking and the neighborhood was also good for walking around. I recommend this place if you like a quiet location but close to "the action."
What can I say?! Denise was wonderful, warm and full of information. The studio was immaculate, had everything I needed inside, and outside had a couple of great seating areas for relaxing, and a bicycle for cruising the historic neighborhood. It was a lovely place to stay, but alas, due to work, I had to leave a bit early. Denise was understanding and wonderful!!! Thank you!!!
Parking is right outside the gate which you can lock if need be. Recycle bin is outside of door and if you need anything at all, Denise is just a phone call or text away. I love using airbnb to meet new people, enjoy the comforts of "home" and it affords me extra savings as I can cook where I stay.
Refridgerator, coffee maker, microwave and a cool hot plate were at my service whenever I needed. The bed super comfy and although there was another bed up in the loft, I didn't use it. Would be fun if you had a kiddo along!
Neighborhood was safe, quiet, and beautiful. Look forward to staying again!

I am a native Arizonan, which is rare around here, and I have lived in Tucson for many years. I don't think I could ever leave our beautiful desert for good, but I love to travel to greener, wetter places. I especially love the ocean. I am sem-retired, working part-time as a reading teacher in an elementary school. One of my main interests for quite a few years has been renovating my 1930 home and the detached guesthouse. I am excited about listing the guesthouse on Airbnb, and I look forward to renting it to fellow travelers. Joseph, my partner, will be assisting me in this new venture.
