(Please do not slam appliance doors) Thanks for your patience while a new Washing machine is being found...(please overlook the awaiting laundry) - OK to do hand wash in the basement utility double sink, and either use outdoor hanging rack, line or the Dryer.
To use Fireplace, get wood or a compressed log (they last 3 hrs and do not need any kindling) from Parkrose Hardware on Sandy, or help with the harvest from the back yard. Be CERTAIN the Damper is open before lighting, and close the metal screen EVERY time you leave the room, for safety.
If you prefer to get a Presto Log or a bundle of dry, split logs (from Gateway Fred Meyer or Winco), there is already plenty of Kindling and newspaper here for starting fires (to the right of the Fireplace, and more Kindling under the Carport. if you get dry logs for a traditional fire, just help break up some branches, and carry them in. 5 Gal Buckets with handles are there to protect your clothing. If you use the Kindling I leave in or by the fire-place, please refill the containers. If you stay longer than a week, consider helping to sweep, mow, or do other light housework to help keep the shared home decent. TY Please relax and Enjoy!
Interaction with Guests
Please text, email or call with any questions or needs. I'd like to have a fair chance to change things that don't seem ready or in order...and in some cases I can offer you a different room. Preferences and spaces vary. One person said the upper Master is too dark for her. There are light and bright rooms here also...many find dark and cool best for sleeping...and schedules vary...so let me know if you hate bright light or need it to function...that might change the room selection. Smallest room has the brightest morning light. Master the darkest, for sleeping. Basement might be too cool for someone from a southern climate and constant use of space heaters gets expensive. Let's chat about your needs...I may be able to refer you to a another Host with better choices for you.
Parkrose is a pleasant, quiet area with lots of mature trees. Great for dog-walking and near major Bikeways - and Freeway on/off ramps! Shopping is on Sandy, Gateway and 122nd, or anywhere buses and MAX goes. Just a Mile to 2 Transit stations, and the nearby 22, 87, 12 and and 71 buses link up to them. see Tri-Met for trip planning, routes, schedules and Transit Tracker tools.

Other Things to Note
The Guest Fridge is now on the EAST WALL of the main floor kitchen. Do not open the other, with double doors. It will be removed soon...and a new washer will appear - do let the guys in if they show up before I get there - with a replacement Washer in their truck!
Minimum is for 1 wk booking, since this is a quiet residential area. No Pets...and YES that means NO CATS - not even your adorable ones! Stricter Cancellation in Summer - please READ Policies, and ask any needed qns before clicking to confirm. It's homey and quiet - not fancy.
NO Smokers, Incense or Perfumes please. Kindly walk and close doors softly, to respect peace and Privacy of Host and other Guest(s) present. Help clean or replace what you use please. Eco-Friendly household - Recycle ~ and Compost! Broom, Mop, the Recycle Bin and and mixed-recyclables Bag is by the Kitchen Sink. Please DO NOT leave hand-washed dishes out on countertops PLEASE. Scrape into compost bin, rinse and put into the DISHWASHER for SANITIZING. If you took it from a cup-board - please put it back. Thanks!
If you use the Fireplace be SURE the Damper is OPEN before lighting (chain handle is upper left of firebox) ~ and also close glass or metal screen EVERY time you leave the room. Enjoy the living room during your stay - it is a peaceful place. Just take care with furnishings, not to scratch floors. Ok to use the wood under the carport. TY.
The room is huge, but spring has sprung and this room is in the basement which facilitated a perfect environment for a brigade of creepy-crawly visitors. My first night was bad because I found a spider in my bed and after getting rid of it, I couldn't settle down comfortably.
The shower in this room is cell-like, and before taking my first shower there I had to clean a dead spider off of the drain. Great water pressure, but a very low shower-head. I'm 5'9 and washing from my shoulders down was easy, but I had to get low to wash my hair.
There's another bathroom with a shower on the next level of the house that Julie welcomed me to use, so that was an option for a taller and more spacious shower.
The toilet is in it's own little room separate from the shower. There is no vent, so if you go #2 down there it's best to open the big window wide and burn a little sage, Paulo Santo or something.
The room has a nice big window that lets light in from above ground, and much needed fresh air.
The back yard is precious with big flowering trees and green grass. It made for a very nice view from my window.
Overall, staying here was cool. Besides the small issues (spiders and basement-smell), it was very private and quiet and was a good place for me to spend my first week in Portland. Julie was a good host, she was attentive and responsive to all my questions and was there to welcome me when I arrived. The other housemates are great, very friendly and helpful.
Wow. I was happy to give Kate s free upgrade to a MUCH larger space. 450 Sq Ft with Private W/C and LARGE private Shower were among her Amenities, and I am happy to deal with issues, and make changes. I think when she is older she'll understand the MATCHES provided can clean the air in the bathroom, which was HER issue. not mine. Peace, but don't come back to Portland.
Julie was great about accommodating my crazy schedule. The room I had wasn't the original booked (which Julie asked if ok to switch) but was everything I needed for a night's sleep and early departure to the airport. Property very convenient to/from PDX and parking was easy.
Julie's space was quite large! I was able to have ample privacy yet also enjoyed visiting with other guests at my leisure. She was very kind when I met her on arrival. It's a great deal if you are planning to stay in Portland over a week and a nice home base if you are seeking to move here!
Julie Was very friendly, she worked with me even though I had an emergency come up and was unable to stay there at the last minute
Julie is a great hostess. I really liked the room I was staying at and also loved the location. I would come back again and I recommend it to anyone who is looking for a place to live in Portland. I am thinking about living in Portland in the future.
Julie is a great host. Although I didn’t stay at Julie’s, my son did, I got a chance to meet Julie and chat for a while. Julie is very easy going, easy to talk too and not least bit pretentious .
Julie’s home is exactly what I expected based on her description and pictures. It’s a great typical older Portland home with a great front porch. Seems like an easy going neighborhood and close to Tri-met and Max.
- Julie is quick to respond if you inquire
- decent wifi
- close to interstate and some decent grocery stores
-mostly safe neighborhood
-long term housemates are alright
-no garbage service, or recycling (told to put it in the garage??)
-Julie isn't around more than to mow the lawn and clean up after former guests
-lots of bugs , as in ants and moths
- basement is cold, bathroom is just a small cubby with a curtain, shower head too low for most people ( I'm 5' 6")
-things break and don't get fixed, half the burners on the stove are bad
-house is full of clutter , feels kinda abandoned
Over all, the place is fine for people with low overheard and who aren't too picky.

There are 3 levels and 5 possible private rooms, which can be booked until end of JULY 2015. 1st person to finalize gets the space...but please be a respectful NON-smoker, and READ CANCELLATION POLICIES. OK to arrange to meet and preview a space. Sorry, NO pets at this time. Arrivals are normally after 3pm, so there is time to clean after a Departure. WEEKLY minimum ~ since it is a quiet Residential area, and not a Commercial BnB. I want to keep the place PEACEFUL for all Guests...and neighbors.
A family want to buy the property, with a Move in date of AUGUST 1, 2015. This is notice to all Guests that I plan to Sell the house and yard. A Lease-Purchase Agreement which looks solid is in process, Once a written Lease and or Offer to Purchase the house is accepted - a minimum of 30 days notice will be provided to all Guests and Housemates. NO SMOKERS, Pets, Perfumes, noxious chemicals, or Incense, please.
The Master is dark and peaceful - it is a spacious sleeping room. TWO walk-in closets!
Possible Buyer and Lender Inspections may occur reasonable daylight hours. they will need access to each room for a BRIEF walk thru/inspection. Most Guests are gone afternoons, so that's usually the timing for house cleaning also. Sorry for any inconvenience. Thanks for being flexible and patient. We can all support each other like decent humans. FYI the Washer is not working, and my Buyers want to bring their own Washer and Dryer...in late July or on August 1.
The utilities room has a double kitchen sink with sprayer, which also can be used for Hand washing of garments - there's a working clothes Dryer, hangin rack and clothes-line, Iron; Toaster, slow-cooker, grinder and French Press for coffee beans, and a huge selection of tea, French press, coffee maker, etc. are in the main kitchen upstairs. Ok to use all Kitchen cookware. The Guest Fridge is on the EAST wall, by a large window and table.
A low-flow shower-head that was un-popular in the main floor shower was replaced long ago...so come get wet! The NEW shower-head is lively ~ and has a simple switch for escape. I mean...for water and energy conservation. Just flip the switch to slow the flow to a trickle for soaping up, then switch it back to an energizing strong flow to rinse, without losing your water temperature. Neato. Please skim long hair from the drain, and try to keep floors and furnishings DRY. Use a hand towel for the floor as needed, and put a CLEAN new towel in its place, from the upper cabinet. Most all items in the UPPER cabinet are for GUEST use, and a new FIRST AID KIT is there, too. TY for helping keep common areas CLEAN and safe.
The Stove will be repaired, or replaced by my Buyers this summer, as some connection is getting loose on burners. Please NEVER let burners get red hot - that causes damage.
PLEASE help sort recycle-able materials into different bags by type of item, and keep ALL food scraps OUT of the garbage and sink. ALL food scraps, shells, grounds go in to the compost bucket by the sink. When it is full or if odors develop, please empty it into the bin behind the large shrub on the EAST border of the yard. The kitchen compost bin can be rinsed in an open rain-barrel before bringing it back inside.
Except for Glass, ALL PLASTIC, TIN, and PAPER go into paper bags, and are collected in the garage to deliver to a nearby Depot at least quarterly. Garbage pick-up 1x a month, usually on a Tuesday morning, at the street-side near the carport. ( A grey 36 gal container goes out the nite before...monthly, or I can call for service as needed) Thanks for being responsible for the planet ~ and for helping to reduce the waste stream. IT IS WORKING in Portland - if we ALL take a zen sec to Pitch In!
DO ask, in advance, if additional storage is needed - I have no way of knowing if you need more than the usual roller bag and duffel, otherwise. Please let me know your desired arrival time as soon as possible, and try to allow time for a tour and chat the first day, so we can answer questions, or make any changes needed for your comfort. Mid-late afternoon is often best for that. Thank you!
REMINDER: Every Guest needs to clean after themselves, and share responsibility for your Waste Stream.
A SHARPIE pen is on top of the Guest Fridge, and in the Guest Kitchen cabinet - left of teh stove. Kindly put your NAME or Initials on food labels, so I know what to compost after you Depart. Don't eat anyone else's food. Please scrape ALL food scraps into the compost bucket, and put rinsed dishes in the Dishwasher, for sanitizing. So simple and fast to do! THANX!
No Maid is lurking, nor mom around to watch your habits, lol. The Host does, or arranges for, routine cleaning...but if you use any area or surface - kindly leave it clean for others. Household towels and sheets can go in the laundry drop, from the main floor bath cabinet to the laundry area below.
Portland is an urban rain-forest and it is very alive and healthy eco-system. The last few spring and summers were warmer and more humid than any in memory. SO: Boric acid is available and present, for use at window areas and corners. If you see ANY ants or other crawly critters indoors - kindly take the initiative to deal with it - as I can't enter your personal, area and don't know what you see unless you communicate. The Boric acid dusting is easy to do, and No poison need be sprayed in the house. The safe-for-humans form of diatomaceous earth may be present occasionally. Thank You for being a reasonable adult to take responsibility for the shared environment.
The Guest Fridge is on the EAST Wall, by the large wood table and window. Space can easily be made for your Kitchen items in the upper left kitchen cabinet near the stove. Please mark your name on items you store in the fridge or cabinets, so i know what to clear out after you depart. MUCH appreciated!
It's very peaceful here, and summer has arrived, though in our urban rain forest we still can have cool mornings and evenings, so bring warm clothing, or dress in layers. The front, side and back yards are shady, with sunny areas, and VERY pleasant surroundings - like having your own PARK in the city. Come enjoy it!
Be competitive in your offer if you want a room in Portland now - AND READ CANCELATION POLICIES. IF YOU ARE PICKY..COME IN ADVANCE TO LOOK IF YOU CAN. Many inquiries may be in the works, and Reservations can be final any hour. RESERVE FROM YOUR OWN ACCOUNT, please - First to confirm gets a space. I do my best do check in with current and returning Guests and prior inquiries, before accepting new Reservation requests, if the system allows it. PLEASE help keep the kitchen and other common areas tidy, as I am not present every day to pick up after you, since I am recovering from car accident injuries, which prevents strenuous work, and lifting more than 5 pounds is a problem. In the main kitchen, the EAST wall fridge is for Guests. Yes it is OK to bring a Dorm fridge if you want. ((website hidden) is a great source)
Kindly provide the first and last names of each person who would be staying before arrival - and describe vehicle or bikes that you may bring, so I know who to contact if needed. There is plenty of free parking, and it is a quiet street. Bikes can be locked in the garage, under the carport, and sometimes are stored in the Bonus Room of the basement, or in your Guest Room.
Rooms may appear booked - but changes do happen. Please Inquire.
Let's try to get all your questions answered before confirming a Booking!
Lot of Tour Books and Visitor info are here...in the Dining area, including Travel and bus info. 3 Buses come within 3 blocks of the house - linking to the Light Rail/Bus Malls and 24 hr Grocery Shopping! Also, just $19 takes you all the way to the Oregon Coast, to Cannon Beach, Seaside, and historic Astoria ~ where the mighty Columbia River meets the Pacific Ocean! Thank You.

Please be patient - I am recovering from a twice broken foot - followed by a CAR ACCIDENT. Off crutches now and sprains are healed, but I am re-gaining strength slowly due to spinal and brain injuries, and am selling the house as I cannot lift ladders, long Pruners to do tasks to maintain the property. I was told to do very little housework or yard-work - due to brain, spine and neck injuries. A friend DARREL - who looks like SANTA (or Dale or Paul) may come to work in the yard. They have permission to shower and do laundry, and Darrell can use any room which may be open, for his years of help. He's a lot of fun, if you like spirited conversation with humor...and is also a Craft ALE Festival and State Parks/hiking/Camping expert.
EVERYONE: please pitch in to help keep the place neat. Kindly do NOT leave wet things on wood furniture, as that ruins the finish (and this system has not reimbursed for any damages to furnishings so far...they will ask YOU to pay for damages) Thanks.
Please inquire early for all spaces, then click to Reserve when you are sure of details. Spaces can go fast...but changes do happen. Cancellation Policies on this service DO APPLY, please read them and check your Bus Schedule if needed, before finalizing your plan. If something is not in order, please let Julie know - as changes may be made, or already planned. PLEASE let Julie know when you expect to arrive. Hopefully she can be there to provide a tour and answer questions...but not always, so having ALL GUESTS read this page (and AirBnB Cancellation POLICIES) is important.
Be realistic, and respectful; it's not a formal BnB...just a comfy lived-in house... Craftsman-style Bungalow welcoming weekly and monthly Guests. No loud night life here - just a quiet neighborhood...with private sleeping rooms at a rate less than Hostels charge. No front Desk Staff...no Maids or Mothers either, lol. Everyone please pitch in. If you use it, clean it! Mops and Brooms are in the main Kitchen and utility areas. A Vacuum is in the basement utility area. Grocery shopping bags are here, and get you a discount for use.
** Please inquire, with your dates, and note any special needs or concerns. It helps to know your likely schedule...so everyone can get peace and privacy. TY! **
- Large BASEMENT space with en Suite bath - with egress and daylight.
- Master BR - with TWO walk-in closets. Best choice if you need it DARK to sleep in.
- Mini-Suite (taken now, by long-term house-mate Mel. He's a sweet, quiet guy)
- Main Floor Bedroom: w Oak Flooring, built-in cabinets, big closet, desk, fan and BIG garden window.
- Small Upper Room - available, but needs a bit of paint on a chimney and ceiling around it. (Taken for April 2015) Cheapest place in PDX, perhaps, for short stays mainly, Spring-Fall. TIP: If you can get something Private for $30/night downtown, or in Alberta or Hawthorne, ect TAKE IT - especially if you like to walk to food and activities in those zones to save Bus Fare, (Those are noisy areas, however - can you sleep thru car alarms, party and traffic noise?)
Sandy, Gateway and 122 are nearby shopping/food districts here, live music at 108th/Sandy..a fun bike ride away.
ECO-Friendly household - please CONSERVE energy, Close and lock doors and windows, and turn off Heat when you leave for the day.
READ what we RECYCLE at the CURB in Portland...ALMOST everything! Separate LIKE things in paper bags. Recyclables go to the garage or carport when full, then to a major sorting station.
NO food scraps, bottles, clean paper, or tin, in the trash, please. NOR most plastics - or glass unless it is broken. These are environmentally managed in Oregon. RECYCLE!
Put in the Compost pail ALL peelings, shells, food scraps. Bones too. If you are a Longer-term Guest, please help take the Compost Pail to the Bin 1x a week. (West of Kn)

This is a NON-Commercial site -- > with a 1 Week Minimum Stay. Host currently has more than 1 Disability, and this is her only income at this time. So - If you cancel a reservation on this system ...the CANCELLATION POLICY APPLIES. Please the ALTER process if you need to change length of a stay...and explain the issue. Often concerns can be resolved, or a different space offered. Please read everything here. If you can afford a Hotel, and require MAID SERVICE, by all means, go to a Hotel, or offer a higher rate - since Julie has Brain and neck injuries now...and somewhat slow on projects...and may sell house since vigorous gardening and maintenance causes set-backs in recovery. Long Term Housemate proposals possible - but I need people who actually help out as if it was their own place, like an avid gardener, or person who LIKES mowing to make it possible to keep it. A ROOF project may happen by Fall. Best plan is to be away during days when that happens...and the small upper room will be taken off-line that week for a new ceiling also. It is too chilly in winter in that room for most people...so the Owner or Darrell sometimes use it)
It is often cool at night in Oregon, including Spring, and some summer nights. Pack LONG sleeves - warm socks, gloves, hoodie, a hat...warm clothing. Central gas heat November- March...but this is a Brewers house, and cool Temps are preferred for healthier air. Heat will NOT be set here to the 70's. (If you want that, please stay elsewhere) Bring sweaters, warm jammies, long-johns, warm robe and slippers if coming fall-Spring. Jules has 4 electric blankets available, very nice for initial bed-warming - but turn off ASAP after bed is comfy --> for conservation and to avoid exposure to EMFs. Please turn OFF Radiant/other space heaters when you leave the room...and EVERY time before you use a microwave...they may be on the same circuit. DO NOT use indoor space heaters outdoors. (yes someone did that...) There is a pleasant INDOOR Fireplace, and Julie will help you get it going safely. OPEN DAMPER before lighting - ALWAYS - and leave it open the next FULL day. Close screen before leaving the room EVERY time - sparks can SUDDENLY fly across the room, even if no flame is visible. SAFETY FIRST - always!
Please inquire first, with dates in your note. Thank you!

Most evenings my Guests have a great house all to themselves.
Bake, create art, turn up music, read, just relax!
Fix a healthy breakfast, but do not spend all day here please! The mini-suite and basement are large enough to linger for a bit for reading, but do not stay all day running SPACE HEATERS or fans.
Get out to enjoy the city, Oregon COAST, magnificent GARDENS, Columbia River GORGE and many nearby waterfalls, and more of the region! KAYAK, SKI, go Skate-boarding, BIKE, take LONG Walks. Try all our Brew-Pub THEATERS! Food Pods, Breweries, and Happy Hour Food is GREAT in Portland, #1 in the USA.
Frequent interruptions tend to wear out one's welcome, yes?
Also please keep wood furnishings (and floors) clean and dry.
Guest Cupboard and storage items are left of the Stove.
My Guests need to have courtesy, humor, common sense, and MUST be independent. My friends Roy and Dale can help in a pinch, and I am usually available quick - by SMS or phone. It takes 20 mins to 1.5 hrs for me to travel to the house in an emergency if I am across town.
FREE PARKING - just not on the lawn, please.
My house has plenty of on and off-street parking...and it is FINE to park across the street, to the west, also. OK to park in driveways in front of Garage and Carport. All Neighbors are decent people, but couple in the blue house to the North prefer no Cars be parked in front of their fence.
This peaceful Portland Craftsman is a corner property,
near 2 major Freeways, Public Transit, the PDX Airport.
#22 Bus comes to the house from GATEWAY Transit Center. Major shopping stores are there too! (just a 5 min short hop by bus) Another bus links us to TWO Transit Centers w/in 5 mins. The 87 runs along 102nd, just a couple blocks West of the property. See (website hidden) for Maps and Schedules... Transit Planner and real-time Transit Tracker tools.
5 spaces - have separate Calendars and varied photos of the property - so please look around, then inquire from the Room Listing of MOST interest to you, so the Calendar for THAT space will work. Inquiries accepted now...always include dates as you best know them. Either of us can propose an Alteration to a Reservation.
Cable TV, easy access (no Password) WI FI, Travel Books, CDs, and language study materials are here to use while here. Some VHS Film and music CDs too. Classical and Rock Cassettes, Yes, lol.
If interested in Purchasing, OR BEING A CO-OWNER at the Property, please ensure that you Qualify for Financing. (I found Properties at the Coast I'd like to buy...so now is the time to consider a change)
LEASE-OPTION POSSIBLE for this property. Buyers could come any daylight hour...and will NOT enter any closed door without permission. Ok to request just 1 or more rooms, while you work to Qualify for Financing ~ and Save a Down-payment to Purchase! A large Down or Option Fee is required if you want Julie and her stuff gone full-time. Part-time / on-going housemate status is possible...as she wants to buy another Property...and is only Part-Time at the house now. Am flexible on Sale Terms, but I don't want to carry a long-term loan without proof of security, and a large enuf Down Payment - to allow me to buy something else.
TYVM. Welcome to my house. I wish us all Peace for our Journey! Jules
