Large bedroom is on the second floor adjacent to bathroom. Lovely windows with great view of the yard and country behind us. This room has a double bed, a twin bed and a crib. Good Wi -Fi but poor cell service for many carriers. We keep our home cool,about 66 degrees so if you come in the winter, bring your slippers and warm clothes to keep the chill out.
Guests are welcome to enjoy the yard and kitchen and relax in our living area.

My husband and I are friendly people and enjoy getting to know others but anyone who wants privacy is welcome to it.
Our house is in the country just a short walk to Guilford Lake. Our hamlet has a post office, convenience store and a quality restaurant. There is great hunting in this area of New York state.
No, there is no public transportation.
Other Things to Note
We have a small flock of chickens and excellent organic eggs and 3 cats that live outdoors. We are kid friendly as long as they are supervised. I have vegetable gardens and this is a very relaxing place. In the area there are many things to do. See Cooperstown for the Baseball Hall of Fame or Fenimore Museum.
No smoking. No pets unless they could be crated in the garage. No excessive use of alcohol, no partying in our home. Quiet expected after 10:30PM.
Linda & Tim's home is the first Airbnb residence in which I've stayed and I think I picked the best one on Airbnb! The residence itself is bright & clean and has an abundance of rooms for guests to enjoy including a separate room for viewing tv on an immense drop-down screen. Equally impressive is the outside property with gorgeous perennials tastefully positioned all around the home. The backyard view is wonderfully expansive with several locations to sit quietly and take in all the beauty.
While staying there, I couldn't help thinking that this would be the perfect place to stay awhile while writing a book because of the beauty and absolute stillness that pervades the house and yard.
Linda & Tim are outstanding hosts who genuinely and graciously welcomed us and showed us around the house, assured us that the front door would always be left unlocked and lights left on should we return at a late hour, and put on lovely soft music to welcome us to breakfast in the morning. Breakfast consisted of freshly baked blueberry muffins, peaches, yogurt, and hot coffee in a carafe. We had the choice of either enjoying breakfast at their dining room table or sitting just off the dining room outside on an umbrella-shaded deck.
The bedroom is, as others have said, is very large and includes a double bed, a child's bed and a crib which was stuffed with a delightful array of stuffed creatures. The bathroom and shower are just off the bedroom guaranteeing privacy.
The driveway is large and a separate space is reserved for guests. We also enjoyed being escorted to and from the car by one of the two sister cats that live outside the home.
I could not more heartily recommend Linda & Tim's place.
Linda's 2nd floor room is a lovely place to stay in the country. The bed is comfy with lots of warm blankets and it is a really large room that you can spread out in. Very private. There is a little nook to sit in and read or catch up on email and the WIFI is fast. Linda and Tim were gracious hosts and they have a pretty yard with perennials, a little chicken coop and a picnic table. Perfect for a spring afternoon enjoying nature! Cell phone service is lousy (verizon) so I was happy for the WIFI.
Staying with Linda and her family was such a great experience! I was warmly welcomed and I instantly felt like I was at home. The house in general was beautiful and in a quiet location (the whole town of Guilford is a quiet location) and my room and bathroom were very well kept, clean and inviting. Although I was staying alone, it could have easily accommodated a family, crib included! Tim provides the best coffee in the area and the breakfast was phenomenal. It was easy to hang out and chat or relax on your own, there was no pressure either way. What a great introduction to AirBnB. Thanks Linda!

Hi. I love to travel myself, so hosting is a natural thing to do. I grew up in the apartment I am hosting in Johnson City and it is a very good place to stay if you have a need to be in the Binghamton, NY area. My other private room space is in my own home and I would love to share this beautiful spot in the country. Here you can see my favorite hobby which is vegetable gardening and eating what I grow. I also like to read and sew and work out at a local fitness center and attend yoga classes just up the road from me. In the summer, the highlight of any day is playing with my young grandsons.
