Dear Airbnb Guests,
As you may have seen on some of the recent reviews of our condo, we have been struggling for a month or two to resolve some air conditioning issues at the entire complex, our unit included.
In order to mitigate the impact on our guests, we have taken the following steps.
1. We have engaged aa a/c contractor to inspect the system on our end to see if there are any steps to maximize the limited air flow coming from the complex property-owned chiller. A new motor blower is set to be installed by the end of August toward that goal.
2. We have purchased additional fans which can be placed in front of the open lanai doors (two downstairs and one upstairs) to increase the intake from outside air and create better cross-ventilation.
3. We have and will continue to offer a refund of $30 per day on the rental fee as long as the a/c is not functioning properly.
In addition- If someone wants to cancel their reservation due to this situation, we will WAIVE the cancellation fee on our end (there may be a small fee still due to Airbnb that we are not in control of)
Finally, here is the most recent communication (Aug 7, 2018) from the homeowner's association at Kaanapali Royal which will give you the up to date information.
I want you to know that the Board of Directors has addressed our AC situation.
We have just signed a contract to replace the key components in our South
Chiller Plant which serves the A - G buildings. That means that Kaanapali
Royal, over the past 10 months, has replaced 75% of all of the parts that
service our entire cooling system.
Our AC contractor has given us a timetable for the South Plant to be up and
running. He feels confident that the South Plant will be fully operational by
mid November. Parts are coming from the mainland and
this timetable is his best judgement. If it looks like it will be sooner, I will let you know.
