The Space


Ground floor of two story Edwardian house in a little one-block long alley in North Beach built in the early 1900's. The house is an easy 10 minutes walk to many famous San Francisco landmarks - Coit Tower, Little Italy, Washington Square Park, Fisherman's Wharf, Chinatown, Lombard Street, Ghiradelli Square etc. With a Walk Score of 94 out of 100, this puts my place in the "Walker's Paradise" category on the WalkScore website. Cable car stop merely yards away from front door, and the historic F line street cars stop is only 10 minutes walk away at Fisherman's Wharf. For a $2 fare, the street cars will take you along the Embarcadero to the Ferry Building, along Market Street all the way out to the Castro area. There are plenty of bike rental shops just around the corner and lots of great restaurants, bars and cafes (including a stand-up comedy venue) a short walk from the house.


We share a front door, but unlike most other listings, other than your own bedroom, you also have your own bathroom, living room and a fully equipped kitchen. I live independently upstairs. Your queen bed is extra comfy with a luxurious mattress and cotton sheets. I also provide pure cotton towels for the bathroom and a hair dryer.


If you don't have too much luggage, I recommend taking the BART train which leaves directly from SFO Airport. The Hyatt Hotel is right beside the Embarcadero Station and from there, you can catch a taxi to 31 Jansen (about a 10 minute ride). Alternatively, you can take the 30 Stockton bus on Kearny St. about a half block from the Montgomery Station ($2 bus fare, you'll need exact change).

I don't recommend taking a shuttle van. In my experience, the van goes first to all the City hotels, then the Fishermans Wharf hotels before taking passengers to residential addresses. The experience can be frustratingly long and tedious. Not fun, especially after a long flight.

The taxi fare from SFO is around $55 to $75 each way depending on traffic. A town car limousine service is around $100 each way.

San Francisco, especially North Beach is a pedestrian-friendly place (Walk Score is 94: see first paragraph above). You'll see a lot more going around by public transportation and on foot. Parking generally in San Francisco is expensive and difficult. Unless you plan to drive to San Francisco, or take side trips out of town (for example, to Napa or Santa Cruz), I suggest not having a car. There is 2 hour street parking on my street and in the neighborhood. Availability of street parking is not too bad for San Francisco especially during the week, but can be a little challenging on weekend evenings. There are secure garages close by. The nearest is at the corner of Filbert and Columbus (721 Filbert), about a block and a half away. Rates are $10 Early Bird (in by 11 am out by 7 pm), $20 max.

You can also easily pick up a Car Share rental (e.g. 2 Zipcars are stationed next door) or Citycarshare a block away.


I am a semi-retired single guy who has lived in the Bay Area for almost 20 years. I have a little dog, a Westie, who loves having guests. I know a lot about the local businesses, so feel free to ask me for recommendations.

Guest Access

We share a common front door, but otherwise Guests will have exclusive use of the bedroom, bathroom, living room and kitchen on the ground floor. I live upstairs where I have my own facilities.

Interaction with Guests

Guests have a lot of privacy. Upon checking in, I can provide as much advice and information as they require, and will be on hand most of the time to provide whatever extra guidance and help as needed.

The Neighborhood

North Beach has been described as "the heart of San Francisco" and my place can be described as being in the heart of North Beach. From the front door, it's an easy 10-15 minute walk to Little Italy, Fisherman's Wharf, Chinatown, Telegraph Hill, Lombard Street, Russian Hill etc. Or, you can catch a bus or cable car from stops just around the corner to get to Downtown. There are numerous great restaurants and coffee shops just a short walk away.

Getting around

The bus and cable car stops are mere yards away from the front door. In addition, you can rent a Zipcar from just next door.

Other Things to Note

Alcatraz tours are very popular. The ferries and tours leave from a pier about a 15 minute walk away. However, it is advisable to purchase tickets online well in advance.

  • Everything went well at peters place. It was well stocked in the kitchen and bedroom and the bed is very comfortable as is the couch.

  • The apartment was exactly as advertised. We thoroughly enjoyed our stay and could not imagine a better location. All the great attractions were easily accessible by foot or transit. Lots of great restaurants within walking distance as well. Unfortunately Peter was not in town during our stay but he did follow up to make sure we got checked in ok and had everything we needed. His help when out of town, Paula, was extremely friendly, helpful and accommodating as well. We would not hesitate to stay here again next time we are in SF.

  • Everything about this place is awesome. From the comfortable bed, spacious living room and kitchen to the great location. It's the perfect place to relax after sighting seeing all day. Peter was a wonderful host and offered great dining suggestions. We absolutely enjoyed our stay here and highly recommend it!!

  • I had a wonderful time at Peter's comfortable North Beach location. He and Haley were gracious hosts. The location was shockingly quiet for being in the heart of the city. It was the perfect launching pad for both culinary and sightseeing adventures.

    The bed was very luxurious and the room quite dark with the shades drawn. Since the house is on the main floor, it stays cool, but there is heating if you need warming up. I got very lucky since it was 70 degree temps and sunny weather. Others warned of being surprised at the weather and chillier than anticipated around the same time of year, so come prepared.

    All in all, it was an excellent first AirBNB experience, and I hope to be back! Thanks Peter!

  • Peter was a great host, and very respectful and helpful. The part of the building that is available is the ground floor and is very quiet. Hailey, Peter's adorable dog will occasionally come down to say hi. The location is excellent for tourists and the neighborhood is great.
    The only drawbacks are that the condo does not get a whole lot of natural lighting (no windows in the living room, and the windows are oriented towards a back alley), and it can be cold if you don't turn the heater on, but really not a big deal.

  • What a great place to stay in SF! Peter was a wonderful host right from our booking 6 months prior to and during our stay. Appreciated the informative booklet he had put together on the local area and his advice on what was on on the nights that we were there. Fantastic safe location, public transport all very close (cable car, street car, buses etc) but if you feel like walking everything is very handy, we even decided to walk up to the Coit Tower and while the hill was slightly challenging, the distance was certainly not. An easy stroll to Fisherman's Wharf means you can avoid the queues of those trying to get there at least. We found Peter's apartment had everything we wanted and full sized too, lots of cups, cutlery etc. Lovely and warm with quality furnishings, we very much enjoyed our stay here.

  • Peter is extremely nice and welcoming. The place really is in as good of a location as he says. I didn't have a car, and walking and transportation was easy enough to use.

  • This place is set up like a mini 1BR/1BA apartment, so it's a very reasonable price for more than just a room. Great, safe, central location in North Beach that is within walking distance of many great places to go in SF. Comfortable bed with nice clean linens is a huge plus. Good size kitchen and dining area that is fully set up. Good size living room area with comfortable seating. Nice visitor's book with information about nearby places to go in SF. Should probably rate with 4 stars due to the lack of a great view but the comfortable bed, safety, and great location more than make up for it. We would not hesitate to stay here again.

  • Really great space. Lots of room, and very comfortable. This place has everything you need, and a great location in North Beach. Parking isn't easy, so plan on it taking a minute to find a spot, or don't rent a car. Kitchen is fully stocked with everything you need to cook a meal.

  • We loved staying here. You couldn't ask for a better location. We wanted to do all the touristy stuff and we did just that all without a vehicle. Great local pub a block away. Comfortable bed, clean kitchen, couldn't ask for anything more.
